Cun s tay hng dn ny nhm cung cp cho bn thu v cc nh thu ca h cc thng tin chi
tit lin quan n ta nh v qu trnh xy dng cho cng tc ci to. Cc bn c gng n lc
m vic cung cp cc thng tin chnh xc. Tuy nhin, Ch ta nh, i din v nhn vin ca
Ch ta nh s khng chu trch nhim cho bt k s thiu chnh xc hoc b st thng tin no sau
.
Ch ta nh, i din bn v nhn vin Ch ta nh c quyn a ra thm cc quy trnh, hoc thay
i ni dung ca ti liu ny khi c yu cu t cc nh chc trch hoc cho rng ph hp m
khng cn bo trc vi bn thu.
Khi cng trnh xy dng vn nm trong phm v qun l ca nh thu chnh, bn thu v nh thu
trc tip ca bn thu c trch nhim tun th cc ni quy ra vo cng trnh do nh thu chnh

THNG S K THUT CA TA NH
1.1

Tng quan
Ta nh SC VivoCity ta lc ti v tr khu chc nng s 2, Khu th mi Nam
Si Gn, phng Tn Phong qun 7, thnh ph H Ch Minh. y l mt trung
tm gii tr v mua sm lin hp bao gm 5 tng thng mi, khu n ung,
Cineplex, cc hot ng vui chi gii tr v 1 tng hm u xe.

Snh ra vo
Li vo chnh ca ta nh nm trn i l Nguyn Vn Linh. Li vo nm ti sn
trc ca ta nh gn vi trm taxi, ti c quy tip tn v bng ch dn ca
khch thu.

Snh thang my
Tng v sn ca snh thang my hnh khch t tng 1 n tng 5 c hon
thin bng gch, knh mu v cc bc v ha cnh quan thnh ph. Trn nh
c lm bng trn thch cao.

Mt tin bn ngoi
Mt tin bn ngoi c hon thin vi cc vch knh hai lp, thanh Spider v
sn ph ton b tng gch

Bi xe
Khu vc xe cho t v xe my ti tng hm v tng hm lng. Bi u xe c
khong 220 ch cho xe t v 1300 ch cho xe my

Khu thng mi
Sn tng in hnh khu thng mi l sn th khng hon thin. Thng thng
chiu cao trung bnh t sn ti sn l 5.5m i vi tng 1, tng 4 v 5 m i vi
tng 2, tng 3, tng 5. Trn treo l trn thch cao. Bn thu s c cung cp mt
b bn v ca khu khch thu.

TRNH NP BN V
1.1

Bn thu s chu chi ph xin ph duyt/ giy php t chnh quyn a phng
c trin khi thi cng. Chi ph bao gm ph ph duyt PCCC, Ph duyt ti in,
Kin trc, Kt cu v ph thm tra h thng c in. Tuy nhin, trc khi tin hnh
xin php chnh quyn, Bn thu phi c ph duyt t Ch ta nh.

Bn thu c yu cu trnh np cc bn v di y km theo file mm Ch


ta nh xem xt trc t nht 4 tun (i vi cc gian hng bn l chuyn dng) v
6 tun (i vi gian hng chnh) trc khi bt u trin khai thi cng trn cng
trng.

Nh thu trc tip thi cng ca bn thu s dn rc thi cng hng ngy hoc trong
khong thi gian c quy nh bi Ch ta nh hay Ngi i din Ch ta nh.
Nu rc khng c dn dp nh quy nh, Ch ta nh c th thu nhn cng
khc lm cng vic ny v chi ph s c tnh cho Bn thu bng cch tr
vo tin cc thi cng. Ch ta nh v nhn cng ca mnh s khng chu trch
nhim cho bt k mt mt v vt t, ni tht, c, ph kin hoc thit b
trong qu trnh thu dn rc.
Nh thu trc tip thi cng ca bn thu s cung cp y cng nhn gi
cho khu vc hot ng ca mnh sch s v gn gng

TIN CC THI CNG

Bn thu s t cc cho Ch ta nh khon tin cc thi cng c tnh l 208.000


VND/m2 (10 USD /m2) khu vc cho thu cho bn l, nh hng, Cineplex, khu
vc n ung, ti thiu l 41.600.000 VND (2.000) USD v ti a l 1.040.000.000
VND (50.000 USD) cho vic thi cng v cc ln t cc tip theo cho mt bng
thu.
Bn thu phi thanh ton cho Ch ta nh ton b s tin cc thi cng qui nh
trong Hp ng thu vo hoc trc ngy bn giao mt bng thu.
Tin cc thi cng l khon tin m bo cho vic thc hin v tun th ca Bn
thu theo iu khon v ngha v i vi cng tc thi cng.

Tin cc thi cng hoc quyt ton trong trng hp ny c th c tr li cho


Bn thu m khng tnh li sut, sau khi tr i khon tin phi tr cho Ch ta
nh, trong vng 01 thng k t ngy nhn c bn v hon cng c ph
duyt, v Ch ta nh chp thun vic hon thnh thi cng gian hng, v sau khi
tt c Nh thu, Nhn vin v/hoc Thu ph Bn thu rt ht khi cng trng.

Nh thu ra vo cng trng.

H thng lc m/kh mi bng tia bc x cc tm (UV-C)
Cc mng ht bng Inox s c gn vi li lc m th nht gi li phn m ban u. Cc b lc

H thng lc bng tia bc x cc tm UV-C s c lp t ngay pha sau cc phu lc du m trong

H thng lc UV-C c th nghim v lp rp ti nh my trong mt hp inox hon chnh vi h
thng iu khin "ON", tn hiu n bo li, b m s gi, kha an ton vi qut thng gi.
Hng dn lp rp chung: b 4 ng 39W (chiu di 865 mm) v 4 ng 79W (chiu di 1630 mm) i
vi ng kh thi c lu lng 1000 m3/h v 2000 m3/h.
Nh sn xut h thng lc kh mi trn phi c t nht 5 nm kinh nghim trong sn xut v lp t h
thng lc tia UV-C cho bp thng mi. Cc sn phm phi dn nhn UL listed v c chp nhn
l linh kin cho mng kh thi nh bp thng mi hoc c bt k mt t chc quc t cng nhn c
th c lp t cho nh bp thng mi.
B lc than hot tnh
B lc than hot tnh c lp t hp th khi tn ng v gii phng ozone trong qu trnh oxy
ha v quang phn. Than hot tnh hp th ozone v chuyn thnh oxy do m bo rng khng kh
thi vo kh quyn c lm sch v khng c mi.
B lc than hot tnh vi loi hiu sut cao vi hiu sut toluen ban u l 95% hoc cao hn trong iu
kin th nghim trong phng th nghim t vn tc kh l 2,5 m / s, m tng i l 50% v nhit
khng kh 20-25C. B lc than hot tnh vi kch thc ti thiu 40ft cho mt b lc c kch thc

Upon the completion of the Tenants Fit-out Works and without the Tenant causing any damage as a result of the Tenants Fit-out Works,
