UNStudios competition design for the new Yongjia World Trade Centre in Wenzhou presents a
green neighbourhood in the sky which combines three main aspects of trade and business, a
diverse program mix and an accessible public landscape. The notion of precious objects on a tray
drives the main design concept, where the continuous podium landscape occupies the entire site
and serves as a tray-like, green plain for the towers. The composition of the towers will
interweave with its surroundings, yet will remain recognisable as a family of objects.
On the tower scale frames underline the concept of neighbourhoods in the sky which create
unique locations with distinct identities. Where these frames overlap the so-called Eyes are
located. These are commonly used spaces such as sky gardens and lounges for use by residents,
or social gathering places for office areas that afford the best views towards the river and
Wenzhou city centre.
The World Trade Centre will create a new image for the WTC brand and will become a unique
symbol for the new riverside city of Wenzhou. The functional shift of the WTC area - from a
business and financial district to a mixed-use development which includes cultural and
recreational facilities and a high percentage of residential properties - will create a forwardlooking and sustainable city district that has all the components needed to support economic
growth whilst propelling social connectivity and local identity.

From the Architect. The Yongjia World Trade Centre will create a new image for the WTC brand
and will become a unique symbol for the new riverside city of Wenzhou. Wenzhou city lies in the
dense economic zone along the coast of Southeast China, next to the Yangtze River Delta region.

The deep water sea port outside of Wenzhou and the inland channel to the sea expands the citys
access advantages for international and domestic markets. The World Trade
Yonjia world trade center memunculkan image yang berbeda untuk wtc dan akan menjadi sebuah
symbol unik untuk kota baru disamping perairan sungai Wenzhou. Kota Wenzhou merupakan
kota wilayah ekonomi di bagian China Utara, berdekatan dengan sungai Yangtze dan wilayah
delta.

Yongjia Word trade center tepatnya terlettak di Oubei Sanjiang area yang memiliki potensi
pegembangan paling tinggi di Wenzhou. Menurut master plan,area Obubei Sanjing di Yongjia
diposisikan sebagai area dengan fungsi yang teringtergrasi dengan yang lain yaitu bisnis,
perumahan modern, pelayanan turis, entertainment function digabung menjadi satu. Area wtc
yang fungsional, dari distrik bisnis dan perekonomian menjadi sebuah pengembangan multi
fungsi yang mencakup budaya dan fasilitas rekreasi dan sebuah property perumahan, akan
menciptakan sebuah pandangan kedepan dan distrik kota yang berkelanjutan yang memiliki
semua komponen yang dibutuhkan untuk mensupport perkembangan ekonomi dan juga
hubungan social serta identitas local.

Center is located in the Oubei Sanjiang Area which has the highest development potential in
Wenzhou. According to the master plan, the Oubei Sanjiang Area in Yongjia is positioned as an
integrated functional area with, among others, business, modern residence, tourism service,
leisure and entertainment functions rolled into one. The functional shift of the WTC area, from a
business and financial district to a mixed-use development which includes cultural and
recreational facilities and a high percentage of residential properties, will create a forwardlooking and sustainable city district that has all the components needed to support economic
growth whilst propelling social connectivity and local identity.

UNStudios competition design proposed 5 towers ranging from 287m for the main tower to
146m for the smallest tower. The office towers, including the World Trade Centre offices, are
situated in the North area of the development. High end residential apartments are located on the

upper levels of these towers, with residences that enjoy the best 360 degree views overlooking
the whole peninsula.

The programme mix of office and residential ensures an intertwining of functions and activation

In the South part of the development residential towers and a hotel tower are located. In
accordance with the competition brief the total above ground area adds up to 500,000 m,
including shopping and commercial areas of 150,000 m, office areas of 160,000, hotel area of
50,000 and a high-rise condominium are of 140,000 .

Gagasan utama dari konsep desain adalah dari baki dimana podium landscape yang
menerus menempati seluruh site. Komposisis yang harmonis dari bangunan tower
memberikan gambaran unik dari sebuah pengembangan dari berbagai viem yang

eyes enhance the character of this future city symbol.

The landscape is the unifying element in the overall design, providing the display element for the
tower objects. It is in large parts publically accessible and establishes a continuous green
connection that links through the central green axis to the riverfront area.

Tower Typology Diagram

The competition design proposes zoning by differently themed areas embedded into the
landscape that are related to cultural and entertainment functions. At the central water stream and
on the lower podium level the landscape has a lively character with various functions. In
contrast, the top of the roof enjoys a more private character. This zoning creates diverse green
areas that can satisfy the different needs of residents, visitors and business people alike.
The Yongjia World Trade Centre, located in the new riverside city of Wenzhou,
presents a functional shift of the WTC area from a business and financial district to a
mixed-use development, incorporating cultural and recreational facilities and a high
percentage of residential properties. The plan is part of a new urban development
for the extension of the city of Wenzhou on the other side of the river. The Yongjia
World Trade Centre has a central position within this plan. A blue-green corridor runs
through the site and ends in a wetland area near the river. The notion of precious
objects on a tray drives the main design concept, where the continuous podium
landscape occupies the entire site and serves as a tray-like, green plain for the
towers. The landscape is inspired by the jade colored pottery of Wenzhou and the
surrounding landscape of mountains with their waterfalls and tropical plants.
Rainwater from the towers is captured in small streams that run from the roofs of
the podium into a collecting water basin. The water basin connects both parts of the
site, with a central square in the middle.

The climate is humid with heavy rainfall in summertime and a rain corridor covers
the main paths. The planting scheme consists of a patchwork of green, with
thematic gardens related to the program, such as a green flower garden for the
offices, a vegetable garden near the restaurant and a grassed meditation garden
near the Spa. Each month a part of the garden lights up with color through the
incorporation of colorful plants. The plant types which are used are related to the
Luna-calendar, such as Peony, Lotus and Hibiscus.

China boasts a stunning number of 26 World Trade Centers across the country, and the buildings
that house them arent just for office space anymore. The innovative new design for the Yongjia
World Trade Center in the Zhejiang city of Wenzhou by Dutch architecture firm UNStudio will
feature a mixed-use collection of five skyscrapers of varying heights with an ample amount of
green space.
UNStudios winning design was inspired by the notion of precious objects on a tray, according
to their description. The site will span an 11-hectare area by the citys waterfront housing five
buildings of differing heights. The continuous podium landscape occupies the entire site and
serves as a tray-like, green plain for the tower, said the firm.
The WTC will serve as a green neighborhood in the sky, and shift the function of the World
Trade Center from acting as simply a business and financial district to a mixed-use development
which includes cultural and recreational facilities and a high percentage of residential
properties. The reason for this mixed-use innovation is to encourage both sustainability and
economic growth while also propelling social connectivity and local identity.
In addition to offices, the new centers structures will feature retail, leisure, and residential
spaces. The two tallest towers will hold the offices for the World Trade Center operations as well
as apartments on the upper levels, while the other buildings will serve mixed purposes.
