BUILDABILITY & GREEN MARK

WHY DO WE HAVE GREEN MARK SYSTEM?

The initiative to drive construction industry towards more environment-friendly buildings. To promote sustainability in the built environment and raise environmental awareness when developers and design team start project conceptualization and design, as well as during construction.

VIETNAM GREEN BUILDING COUNCIL

LOTUS was developed specifically for the Vietnam climate, culture and building industry. The rating tool is composed of categories representing the biggest environmental issues.

WHAT IS THE BENEFITS OF GREEN MARK?

Green Mark provides a meaningful differentiation of buildings in the real estate market. It is a benchmarking scheme which incorporates internationally recognized best practices in environmental design and performance. This can have positive effect on corporate image, leasing and resale value of buildings. Benefits include: Facilitate reduction in water and energy bills, Reduce potential environmental impact, Improve indoor environmental quality for a healthy and productive workplace, Provide clear direction for continual improvement.

PASSIVE DESIGN BUILDING ORIENTATION

PASSIVE DESIGN SUN SHADING

Buildings aesthetic value while allowing enough daylight to the rooms. Low sun angles which are harder to shade. Light colours are better at reflecting solar radiation.

PASSIVE DESIGN DAY LIGHTING

Not introduce too much solar heat gain into the space. Design a system that minimizes contrast ratios and integrate natural and electric lighting. Use daylight sensors

PASSIVE DESIGN NATURAL VENTILATION

Open space and non air conditioned area. Airflow and energy simulations, using the wind and meteorological data. Effects of surrounding obstructions such as block spacing and arrangement.

PASSIVE DESIGN LANDSCAPING AND ROOFTOP GARDENS

Gardens and courtyards inter-spaced between buildings. Rooftop gardens & Water features.

GREEN MARK ASSESSMENT CRITERIA & APPLICATION

Green building rating system evaluate a building for its impact and performance. Endorsed and supported by the National Environment Agency. To promote sustainable design, construction and operations practices in buildings. To promote energy savings, water savings, healthier indoor environments, and adaption of more extensive greenery for developers and design teams.

GREEN MARK ASSESSMENT CRITERIA & APPLICATION

1. Assessment process: Pre assessment briefing to the project team for understanding of requirements and certification level sought. Actual assessment verify relevant reports and documentary evidences. Re-assess every 3 years to maintain the Green Mark status. New and existing buildings will be re-assessed under existing building criteria.

2. The assessment identifies the specific energy efficient and environment-friendly features and practices incorporated in the projects

3. Points are awarded for incorporating environment-friendly features. The total number of points indicate environmental friendliness of the building design and operation.

4. Rating: Green Mark Platinum, GoldPlus, Gold or Certified

GREEN MARK ASSESSMENT CRITERIA & APPLICATION

5. Application process: Submit application form to register. The Relevant Agencies assessment team will have a preliminary meeting with the project team or building management team to brief on the criteria and request for relevant reports and documentary proofs to substantiate the subsequent submissions. The later actual assessment will include design and documentary reviews as well as site verification. Documentary evidences are to be submitted at the end of the assessment. Upon completion of the assessment, a letter of award showing the certification level of the projects will be sent to the team.
