Running Header: Indoor Theme Park Project

CP-2 Indoor Theme Park Project October 5, 2011 Project Cost and Schedule Control, PM 592

Introduction The new indoor theme park project was initially planned for duration of 180 Days with a start date of April 14, 2008. The preliminary cost was $4,846,920. The indoor theme park attraction includes a Ferris Wheel, Ropes Course, Climbing Wall,

Running Header: Indoor Theme Park Project Carousel, Bowling Alley, Go Carts and Mini Golf. The final walk through is scheduled on December 18, 2008 with a grand opening on December 19, 2008. This report has been prepared to evaluate the cost and schedule of the indoor theme park project. The project data was utilized to produce a project schedule representing the project at a specific point during implementation. Microsoft Project is the tool selected to perform the project monitoring and control. Executive Summary It has been nearly 5 months since the commencement of the indoor theme park project and 40% of the tasks are complete. The AC (Actual Cost) is not provided so it is presumed that costs are in control and there are no plans to take corrective actions to control costs at this point in time. There are many tasks behind schedule. The entire project is behind schedule with a Performance Index of 0.68. This indicates that for every $1 spent on this project there is only an efficiency of $0.68 value. There are corrective actions that can be implemented to turn this project around and get it back on target. I will explore these corrective actions later in the report. Based on my review of the information contained in this document, I do not believe that this project should be abandoned. My report contains details about how we can control the delay in the project and come up with some corrective actions to make sure the project is not delayed any further. Schedule 1 The provided data has been extracted from MS Project. The work breakdown structure (WBS) is broken down to 3 levels. The installation of the Ferris Wheel is broken down further, and is dependent on task slab on grade. After all the data was entered and base lined, the review date and current date has been set to October 1, 2008. The project start date is April 14, 2008, and after nearly 5 months the project is evaluated to determine the actions necessary to complete the project in time. The entire project is 40% complete meaning that the project is behind schedule. The Actual Cost information has not been provided, so I believe the project is neither under nor over budget. The completed project activities are Site Layout & Site Grading, Footings & Foundations, Masonry, Frames, Columns and Beams, Slab on Grade, Stacks & Vents, and Electrical Boxes. There are many scheduled completed tasks that are not complete. Performance Analysis As of October 1, 2008 the project is at 40% completion, and we can see the project is behind schedule to open on time. The Schedule Variance of the entire project is ($736,559), and the Schedule Performance Index is at 0.68. The SPI indicates that we are only getting $0.68 worth of work per $1.00 spent. The cost table below shows that the project appears to be on budget. MS Project predicts that the Budget at Completion is $4,846,675 and that is a bit less than the planned budget of $4,486,920. Cost overruns may occur in the future if there are schedule delays which will modify the projects Budget at Completion, making it over budget. Tasks

Earned Value Planned Value AC

The Schedule Performance for the project shows that there are some tasks behind schedule. A few of the tasks are complete, but many are delayed which will trigger further delays because the dependent tasks will be delayed if the earlier tasks are not completed on time. Below is a snapshot from MS Project that presents the critical activities which are not behind schedule. Because of this it is generally safe to assume that the project will complete on time.

Control Plan The tasks listed below are at most risk in the control plan: 1.17.2 Pipes & Fittings This task has an estimated duration of 40 days and has not even started as of October 1, 2008. The total slack for this task is 19 days. The control plan is to make sure the task starts right away and I am going to bring in additional plumbers to ensure the task is completed on time. 1.18.2 Hangers & Supports The duration of this task is 30 days, and the total slack is 9 days. I will bring in an additional steamfitter to make sure this task completes on time. 1.19.2 Conduit The task duration is 25 days with a total slack of 9 days.

Revised Estimate at Completion By adding resources the tasks will now be more expensive as follows:
New Completion Date 11/14/2008 10/17/2008 10/3/2008

Task 1.17.2 1.18.2 1.19.2

Pipes & Fittings Hangers & Supports Conduit

Revised Cost $161,000 $72,974.58 $69,303.87
