This deed of agreement is made this 4th day of 4th month year 2012 with Mr.V.Gopalakrishna pillai, who is residing at site no 14,Renuga nagar S I H S Colony Singnallur Coimbatore 641105. Hereinafter acalled OWNER which expression shall include all theair heirs, executors, Assign ;and Administrators on the ONE PART and B.MOHANAN UNNITHAN 94, RK. LAYOUT G.C.T (po) COIMBATORE 13. Hereinafter called as THE BUILDERS ( Which expression ;;shall include all their heirs, Executors, Assign and Administrators) on the OTHER PART

Where as the owner intends to construct a R C C terraced first floor residential building in S.F.No 109/1 site no 14 at Singnallur S I H S Coloney Road Coimbatore 5 as per the plans and specification. Where as the building have agreed to execute the construction of the above said building according to the plans specifications and as per the schedule of rates and terms of payment detail here under to the satisfaction of the owner. 1. The builder shall procure all the necessary building material, required for the construction including cement, steel;, bricks sand jelly etc.,

2. The builder agrees to provide at his own risks all the necessary materials and tools required including scaffolding, shuttering for concrete and other equipment required for carrying out the building construction as per schedule time and specificataion. 3. The work is to be started in strict accordance with the specification, curing shall be proper and the work shall be carried out according to the schedule given in the agreement. 4. The work will be completed with in 8 month from; the starting of the work 5. The basic rates for materials taken are given at the existing market rate.The ;builder will take responsibility of any material hike up to 5% otherwise material hike above 5% that will be borne from the client 6. Corporation works, electricity and water are of owners scope.

Skirting: 3 wide Granite skirting for all rooms.

Electrical Works: All the items will be of standard company make of Kundan and Finolex branded G.M. or Anchor switches with required point in all rooms. All the lines will be concealed only all the works will be done upto the meter box only one no trip switch (M.C.B) will be provided. From the meter box are to the main post, connection work will be done by the E.B people and the connection works including service boards are not included in this rate.

Sanitary and plumbing: 5 no European water closer white (parry ware) will be provided with flush tank and health socket. Toilet area two taps ;each for hot water and cold water with shower incl wall mixture Coloured glazed tiles(Branded make cost Rs.25/-) (10x 13/8x12) will be laid up to 70 height to toilet area for walls. All the lines will be concealed inside the building and it will be exposed an outer of the building. Wash basin white(branded make ) will be provided in all the toilets of size 16x20 Geyer point will be provided (cost of geyser not included) for toilet. Note: Any other special colours will be required are charged separately. Painting works: One coat white wash and putty with one coat primer two coat plastic emulsion for all rooms will be provided( for inner wall & ceiling ). One coat of white cement wash for outer plaster area .
