I performed a video chat on my iPhone the other day while walking through a walk street home in Hermosa and I took for
granted my client was calling from North Carolina where temperatures were less than favorable. I intended to highlight
the wonderful features of this home but they were far too distracted by the crisp beautiful blue skies, beach goers scantily
clad, and the sound of the ocean in the distance. The dream South Bay lifestyle even exists in January in their minds... On
Thursday, January 24th we recorded our highest engagement traffc on our web properties with 51 clients logging on to the
system to view specifc information about a particular listing matching their search criteria. This is nearly 5 times the traffc
we received on a peak day in December and 3.5 times for November (see whats the most searched home description in
the South Bay in Trending Now). Buyers and Lessees are arriving in droves and weve honestly never seen anything like this
in my business, especially since we normally dont see a seasonal increase until mid February... Exciting times for the local

The original master plan for the Palos Verdes Project, which now includes the City of Palos
Verdes Estates, envisioned three major business centers in Malaga Cove, Valmonte, and
Lunada Bay, with minor business centers in Margate, Miraleste, and Montemalaga. Malaga
Cove Plaza was the frst of those constructed.
The Original Conceptual Design of Malaga Cove Plaza was done by Webber, Stanton and
Spaulding, Architects, who designed the frst two buildings constructed in the mid 1920s.
Construction of the frst commercial building in Malaga Cove began in 1924, and was completed
in Sept. 1925. The building, commonly referred to as The Gardiner Building, named after its
owner W.W. Gardiner, was also named Casa Primera by the Homes Association in keeping
with the Spanish theme of naming of streets, plazas, etc. The Gardner building was the site
of the frst classrooms in the community on the upper foor and had a grocery market, post
offce, library, interior design shop and Bruce drug store on the frst foor.
The second building constructed, completed in 1929, was built at the east end of the Plaza,
and was known frst as the Alpha Syndicate Building and later as Casa del Portal. This
building included the archway constructed over Via Chico. The next building constructed on
the Plaza was built next to the archway in 1950. The General Store was then built at the far
corner of the Plaza in the early 1950s by Walter Davis, and continues today as the Malaga
Cove Market. The other 3 buildings between these two were constructed between 1957
and 1962, with the one built next to the market, known as the Barnett building, originally
constructed as a medical offce building by Dr. McFarlane. The building next to the Gardiner
Building, currently the location of the Malaga Cove offce of Remax, was not constructed
until 1961 by Howard Towle.
One other signifcant landmark in Palos Verdes Estates is the Neptune fountain, located in
the central plaza of Malaga Cove Plaza. This fountain, incorporating a statue of Neptune, the
Roman god known as the King of the Sea, was installed in 1930. The fountain is a replica of
the great bronze fountain of Neptune in Bologna, Italy, but it is only two-thirds the size of
the original statue donated.
This marble replica was brought to the United
States by art collector Aldopho diSegni, and the
replica was thought to be nearly one hundred years
old and had been obtained from the courtyard of an
old villa north of Venice. After almost 40 years, the
original statue fnally crumbled, and was replaced
in 1969 by a slightly smaller replica. Supposedly,
the original city planner Cheney, after the original
statue was installed in 1930, replied to a group of
ladies who hinted shyly that they didnt like the
fountain, undoubtedly because the mermaids on
the pedestal were emitting water from their breasts,
said But ladies, we couldnt afford milk!

THE POINT VICENTE
LIGHTHOUSE

Before lighthouses were installed along the Pacifc Coast, shipmasters took
their chances near the coastline, particularly loathing the dangerous stretch of
coastal waters along the Palos Verdes Peninsula.
On May 1, 1926, the U.S. Lighthouse Service began operating what was
considered the brightest beacon in Southern California: the Point Vicente
Lighthouse, a cylindrical-style lighthouse. Still in operation as a navigational aid,
the 67-foot tall lighthouse marks the northern end of the Catalina Channel on the
Pacifc Coast, and helps warn mariners of the rocky coast.
Lighthouse Details
The lighthouse was built on plastered, reinforced concrete, and is similar to the
one on Anacapa Island in the Channel Islands. Using a 1,000-watt bulb which is
focused through a fve-foot lens, the lighthouses beam is visible over twenty miles.
This particular lens was hand-ground by Paris craftsmen in 1886 and was in service
in Alaska for forty years prior to installation in the Point Vicente Lighthouse. In the
early days, the Keeper, Assistant Keeper, and their families lived in nearby cottages
which are still standing nearby.
In 1934, the radio station and the radio navigation beacon were added. For many
years, Coast Guard radiomen at Point Vicente monitored the international distress
frequencies, ready to help vessels in need. However, the last radioman locked the doors
in 1980 when this responsibility was transferred to another station. The radio station
buildings of that facility are still here, although the old equipment is long outdated.
During World War Two, the 1000-watt bulb was replaced by a tiny 25-watt bulb,
signifcantly dimming the light source so as not to aid in enemy navigation. After the
war, the bright rotating beam became a glaring disturbance to local residents and a
hazard to nearby motorists. Lighthouse keepers coated the inside of the inland-facing
windows with white paint to end the fash of the beacon on nearby residents homes.
Today, the lighthouse keeper has been replaced by electronic sensors and
automated controls. The nearby housing facility is home to Coast Guard personnel
assigned to nearby ships, stations and offces. The former radio center is now
manned by volunteer civilian members of the Coast Guard Auxiliary that track
distress calls from boaters in the Catalina Channel.
The Lady of the Light
Through the decades, there have been reports of ghost sightings at the lighthouse.
Legend has it that a tall, forlorn-looking woman in a fowing gown slowly paces
the towers walkway. Some believe the Lady of the Light is the ghost of the frst
lighthouse keepers wife who fell from the edge of a cliff one foggy night. Others
believe she waits for the return of a lover lost at sea. Yet another tale says that she is
the shadow of a heartbroken woman who threw herself from the cliffs when she found
herself abandoned by her intended. Explanations that this phantom is caused by
refections from the huge lighthouse lens havent discouraged those who believe the
Lady walks here on a nightly basis.

The Lighthouse is located at 31550 Palos Verdes Drive West in Rancho Palos Verdes. The
grounds and lighthouse are normally closed, but the tower and a small museum are open to
the public from 10:00 A.M. to 3:00 P.M. the second Saturday of every month. Admission is
free. In March, the tower and museum are open the frst Saturday of the month from 10:00
A.M. to 4:00 P.M. to coincide with the Citys popular Whale of a Day event. Children under
7 are not allowed in the tower and pets are not allowed on the Coast Guard grounds. For

Designer Roy Kesrouani takes conventional things and makes them as
unconventional as possible. Take the spooning armchair, a design he came up with
in 2010, for instance. An arrangement of nine identical triangular pieces that are
collapsable, the armchairs are built in Kesrouanis studio in Los Angeles. For me,
it is all about changing the archetype of furniture, Kesrouani said. My goal is to
take something simple and give it a twist, to make it almost unrecognizable to the
naked eye.
Having practiced architecture in both the Middle East and the United States
for the past 15 years, Kesrouani focused his attention on furniture design and
the spooning armchair since moving to Los Angels seven years ago. While the
spooning armchair has gone through plenty of variations, it started as plexiglass,
costing around $2,500 and taking nearly a month to build.
Now, the armchair has evolved into a piece of furniture that is more cost
effective, easier to make and faster to ship. Thats because Kesrouani has begun
making the chairs out of felt and pvc foam, which has brought down the cost of
each chair and made it quicker to produce. It now ranges in price from $250-$500
and can take as little as one week to construct. These updates allow people to
customize each armchair individually. With an entire color wheel of felt choices, the
possibilities are nearly endless.
Having redefned the simple act of sitting, Kesrouani says people are always
surprised at how comfortable the chair is. We have worked to make sure that
the chairs are customizable and can accommodate all sizes and really mold to the
body, said Kesrouani.
Kesrouani, creating quite a buzz in the design world, is excited to showcase his
updated spooning armchair at Dwell on Design in Los Angels later this year. In a
world where everything is so uniform, it is important to show through my designs
that you dont need to follow a certain formula, said Kesrouani.

These are the words on which chef and owner Amber Caudle focuses as she develops
The Source Cafe right in the heart of Hermosa Beach. The Source, located at 509 Pier
Avenue, has been open for only two months, but Caudle continues to be thrilled at the
feedback shes received from customers.
Word of mouth has really begun to spread and the feedback has been amazing,
Caudle insists. It has been my dream to open a healthy cafe.
Flirting with the idea of opening such a place for about a year, Caudle fnally felt the
time was right when a friend told her she was looking to sell her business, Planet Earth Eco
Cafe. Taking cues from her nine years as executive chef at Mediterraneo and Planet Earth,
Caudle has designed a slew of fun and healthy food and drink options at The Source.
The vibe was already set up and I wanted to make sure that we continued to have
vegan and vegetarian options and have a great energy. Im now offering seafood and
turkey options as well, says Caudle.
The Sources edible garden features breakfast items and veggie dips along with
soups, salads and sandwiches that are about 80% organic. Some of the menu highlights
include: the pier panini with egg, cheese, avocado, tomato and veganaise ($10); the kale
salad with garbanzo beans, roasted fennel, onions, tomatoes and almonds ($9); and the
veggie wrap with spicy black bean hummus, avocado, spinach, cucumbers, tomato, red
onion and tahini ginger sauce.
Yet, it doesnt stop there. Caudle is constantly coming up with unique baked goods
that are all natural and gluten-free and a perfect accent to the organic and fair trade
coffee she buys from Groundwork Coffee Co. in Santa Monica. Surprising customers
with roasted beet and blueberry muffns that resemble red velvet, The Source also has
traditional baked goods like bread pudding with carob chips and pumpkin bread.
Offering elixirs, juices and smoothies, The Sources drinkable garden also gives
customers a balanced combination of fresh vegetables, fruits, milks and proteins.
Some popular combos are tumerica tonic with turmeric, lemon, ginger, cayenne,
cinnamon and apple cider vinegar for detoxifying ($5/16oz.) and the bananza smoothie
with coconut milk, almond butter, banana, dates, chia seeds, maca and sea salt for
revitalizing ($8.50).
As a South Bay resident, I felt the community needed a place like this, Caudle says.
A few vegetarian options exist in the South Bay, but nothing like this.
Wanting The Source to have a chic, but comfy feel, Caudle painted the walls a
soft khaki color, used mostly reclaimed wood for the tables and now has chalkboards
showcasing what is on the menu. To go along with that rustic vibe, Caudle also makes
sure to have fowers or succulents at every table.
I wanted this to be a place where people could just sit and relax the whole day,
Caudle said. I think were off to a great start.

Its a six-block walk from the crest of Garnet Street
to the library at Veterans Park in Redondo Beach.
Several days a week during the 1940s, an elderly
gentleman would tend to the fowers and fg trees in
the backyard of his Garnet Street bungalow before
walking down to the library, where he would spend
hours doing research for a book he was writing. Louis
Dodge, a prolifc author once published in Harpers
and lauded by the New York Times, penned his last
novel, The American, in his Craftsman home.
Dodge passed away in 1952, but the house still
stands. The current owners, local psychologist Ed
Dunbar and his wife Megan, didnt learn about the 1912
homes literary pedigree until after they had moved
in. After six months of living there, Dunbar decided to
research Dodge and his works. In reading his books
and I have eight or nineI learned about the style and
sensibilities of that time, Dunbar says, sitting in the
dining room near an 1850s buffet that appears to have
been plucked from an English manor house (more on
that later). The quest to learn about the homes once-
famous former owner led to a new appreciation for
old-world craftsmanship.
Before buying the two-bedroom, two-bath Pfeifer-
Dodge house, named after two former owners,
Dunbar said he had no particular interest in older
homes. He and Megan were living in a contemporary
condominium in Redondo Beach and had started
collecting 19th century furniture. It wasnt until a
friend asked what they were doing living in a modern
structure with antique furniture that the wheels began
to turn. Eager to fnd a house with a backyard for
their two dogs, the couple began scanning real estate
listings for historic homes.
Id looked at one or two old homes, but they were
an amalgam of old styles and contemporary touches
that had been added in the decades since the homes
were built, recalls Dunbar. They were disjointed.
Dunbar notes that the frst thing to catch his eye
when he walked into the Pfeifer Dodge house was
that it maintained the traditional look and feel of the
period in which it was built: Dark wood wainscoting,
wide-plank wood fooring, double-hung windows. In
a stroke of serendipity, Dunbar would later discover
that, like he and his wife, Dodge was an avid dog lover.
In fact, Dodge wrote an entire book, Nancy, about his
adored terrier.
To take advantage of ocean views and to create
more space, Dunbar and Megan decided to add a
second story, but they were committed to preserving
the integrity and look of the original home. An
extensive search began to fnd an architect who would
understand the Craftsman aesthetic and the desire to
honor the homes original style. They commissioned
architect Ryan Oldham of Oldham Architects in Brea,
Calif. for the project.
Oldham describes the challenge of adding a
second foor to a historically registered home without
compromising the look and feel of the original
structure. Getting the proportions right was a key
issue, he recalls, but in the end I think the addition
maintains the period character of the home while
adding a new chapter to its story.
Initially, the vision for the second level was an
open, loft-like space. But when construction began,
Dunbar had an epiphany that would radically alter the
direction of the project.
The construction crew had taken out piles of old-
growth Douglas fr that, when the home was frst built,
was considered too coarse for the interior, Dunbar
relates. This was the wood used for the original roof
overhangs and, as Dunbar realized, it was superior to
most wood used in construction today because of its
density. The workers were going to discard it, but he
decided to keep it. After spending weeks rehabbing it,
he realized the wood could be used as wainscoting in the
new addition. [The wood] added another dimension to
the addition; it made it more complete and organic.
In harmony with the American Craftsman principle
of using locally-sourced, natural materials, Dunbar
recycled as much of the homes original timber and
fxtures as possible. Besides the wood that was
reclaimed as wainscoting, Dunbar himself restored
some of the original windows and doors.
The double-hung windows and interior built-ins are
not the only touches that lend an air of authenticity
to the home. The couples extensive collection of
Biedermeier and other 19th century tables, chairs
and decorative objects serves as a reminder of a time
when furniture was made to be cherished and passed
down to generations.
It was an interesting happenstance that bringing
our antique furniture into this house was exactly what
people would have done back when it was frst built,
muses Dunbar. We see pictures [in museum catalogs]
of Stickley homes flled with Stickley furniture, but
what people in that era probably had was their
grandparents furniture.
Any new items or decorative fourishes added to
the home are sourced from companies and individuals
that specialize in quality reproductions. A stunning
frieze on a wall above the dining room bearing two
regal lions, gold illumination and gothic verse is
actually a silk-screened wallpaper replica of an 1890s
British Arts and Crafts protest mural about the Boer
Wars. The piece came from Bradbury and Bradbury,
a San Francisco-based company that recreates
historical wallpaper.
Staying with the old-world theme, Dunbar pours tea
for a reporter from a striking ceramic tea service with
black-and-white chevron patterns, purchased at an Art
Deco museum in the Czech Republic. The doorbell rings
and Giuseppe de Piero, a Long Beach-based artisan
who specializes in metalwork, carries in a sketch of a
stylized rose. Reminiscent of a William Morris design,
Dunbar commissioned the piece for a metal inlay on
the stairwell and second-story doors. De Piero drew his
inspiration from a vintage Christmas card.
The decision to hire de Piero, one of the few
practicing English Arts and Crafts-trained artists in
the area, is consistent with Dunbars appreciation for
the history of his home. I think about the people who
built this house and how they were just doing it as
a job, he notes. But these were people who knew
things I dont know. The redwood is pristine, the
plaster is beautifully fnished, and it endures. To be
able to maintain something made by people who had
the skill and the capacity, to recognize and respect it,
has been important to me.

INTO THIS HOUSE WAS EXACTLY WHAT PEOPLE WOULD HAVE DONE BACK
WHEN IT WAS FIRST BUILT, MUSES DUNBAR.
We see pictures [in museum catalogs] of Stickley homes flled with Stickley furniture,
but what people in that era probably had was their grandparents furniture.
