SITEWORK A. WORK INCLUDED 1. Staking out of building, establishment of lines, grades, and benchmarks. 2. All excavation work including shoring, bracing, and drainage of storm water from the site. 3. All backfilling, filling, and grading. 4. Protection of property, work and structures, workmen and other people from damage and injury. B. LINES, GRADES and BENCHMARKS 1. Stake out accurately the lines of the building and other structures included in the contract, and establish grades therefore, after which secure approval by the engineer before any excavation work is commenced. 2. Erect basic batter boards and reference marks at such places where they will not be disturbed during the construction of the foundations. C. EXCAVATIONS 1. All excavations shall be inspected and approved before pouring any concrete, laying underground services or placing select fill materials. Grading of the vicinity of all excavated areas to prevent surface drainage running into excavations. Water which accumulates in excavated areas shall be removed by pumping before fill or concrete shall be placed therein. D. FILLING & BACKFILLING 1. Materials excavated may be used for backfilling. All fillings shall be placed in layers not exceeding six (6) inches in thickness, each layer being thoroughly compacted and rammed by wetting, tamping. E. PLACING AND COMPACTED FILL 1. Common fill shall be approved site excavated material free from roots, stumps, and other perishable or objectionable matter. 2. Select fill shall be placed where indicated and shall consist of crushed rock, crushed gravel, or a combination thereof. Materials shall be thoroughly tamped after placing. F. DISPOSAL OF SURPLUS MATERIALS 1. Any excess materials remaining completion of the earthwork shall be disposed of by spreading in nearby designated spoil areas and shall be graded to a uniform surface.

II.

CONCRETE and REINFORCEMENTS A. GENERAL 1. Unless otherwise stated herein, concrete work shall conform to the requirements of the ACI Building Code. Provisions shall be made for setting items not be placed in the forms. Before concrete is placed, embed items shall have been inspected and tested for concrete aggregates and other materials.

B.

MATERIALS 1. Cement for the concrete shall conform to the requirements of specifications for pozzolan cement. 2. Water used in mixing shall be clean and free from injurious amounts of oils, acids, alkaline, organic materials or other substances that may be deleterious to concrete or steel. 3. Fine aggregates shall consists of hard, tough, durable, uncoated particles. 4. Coarse aggregates shall consists of gravel, crushed rock, and shall be hard, tough, durable, clean and uncoated particles; size= 3/4" for all concrete works 5. Reinforcing bars shall conform to the requirements of ASTM standard specifications for billet bars for concrete reinforcements (A-15-625) and to the specifications for minimum requirements for deformed bars for concrete reinforcements (A-305-65). 8 mm. for all lateral ties 10 mm. for vertical & horizontal bars 12 mm. and 16 mm. for all columns and beams and footing reinforcement.

C.

PROPORTIONS & MIXING

1. Proportions of all materials entering into concrete shall be as follows: CLASS CEMENT SAND GRAVEL A 1 2 4 B 1 2.5 5 C 1 3 6 2. Mixing - concrete shall be machine mixed. Mixing shall begin within 30 minutes after the cement has been added to the aggregates. In the absence of a concrete mixer, manual mixing is allowed. D. FORMS 1. GENERAL- Forms shall be used whenever necessary to confine the concrete and shape it to the desired lines or to insure the concrete of contamination from materials caving in from the adjacent, excavated surfaces. 2. CLEANING & OILING OF FORMS- Before placing concrete, contact surfaces of the forms shall be cleaned of encrustations of mortar, grout or other foreign material, and shall be coated with a commercial form oil that will effectively prevent sticking and which will not stain the concrete surfaces. 3. REMOVAL OF FORMS- Forms shall be removed in a manner which will prevent damage to the concrete. Forms shall not be removed without the approval of the engineer. E. CURING 1. GENERAL- All concrete shall be moist cured for a period of not less than seven (7) days by wet spraying or intermittent hosing.

III.

MASONRY A. MATERIALS 1. Concrete hollow blocks shall have a minimum face thickness of 1", nominal

size shall be 4" x 8" x 16". Wall reinforcement shall be no. 3(3/8") or 10 mm. deformed steel bars. Sand shall be river sand, well screened, clean, hard, sharp and siliceous, free from loam silt or other impurities. Cement shall be pozzolan cement. Proportion : cement mortar shall be one(1) part cement to two(2) parts sand by volume but not more than one(1) part cement to three(3) parts sand by volume.

IV.

WOOD A. MATERIALS 1. Quality of lumber, lumber shall be of approved quality of the respective kinds for various parts of the work, well seasoned, thoroughly dry, and free from large, loose, or unsound knots, cups, shakes, and other imperfections, impairing it's strength, durability, or appearance. 2. Treatment: a. All concealed lumber shall be sprayed with anti-termite or bukbok liquid. b. Surface in contact with masonry and concrete shall be coated with creosote or equivalent. B. WORKMANSHIP 1. Execute rough carpentry in best, substantial, workman like manner, erect true to line, levels, and dimensions, squared, aligned, plumbed, well spliced, bailed and adequately braced, properly fitted using mortise and tendon joints. 2. Secure work to grounds, otherwise fasten in position to hold correct surfaces, lines and levels. Make finished work flat, plumb, true.

V.

THERMAL AND MOISTURE PROTECTION A. MATERIALS 1. Roof sheathing shall be corrugated G.I. sheet gauge 26. B. INSTALLATION WORKMANSHIP 1. Sheathing- Lay out the roofing sheets in a manner that the side overlap faces away from the prevailing wind. Provide not less than 1 1/2" corrugations on side laps on both sides. Secure the roofing sheets to purlins by tek screws with neoprene washers. 2. Gutters- shall be spanish gutters for front and ordinary for all other sides. 3. Ridge roll- shall be fashioned from pln. g.i. sht. ga. 26. 4. Flashing- shall be fashioned from ordinary g.i. sht. ga. 26 with a minimum 0.30 overlap.

VI.

DOORS & WINDOWS A. DOORS 1. All interior doors shall be hollow core flush type door using 5 mm. thick plywood.

2. All exterior doors shall be solid panel type doors. B. WINDOWS 1. All windows shall be glass jalousies or french windows as indicated in the plans.

VII.

FINISHES A. FLOORING 1. All interior and exterior floors shall be vinyl tiles 300 mm. x 300 mm. on reinforced concrete slab on fill. 2. Toilet and bath floors and walls shall be 200 mm. x 200 mm. ceramic tiles of the MARIWASA brand or equivalent. B. WALLING 1. All exterior, interior and CHB wall partitions shall be smoothed plastered finish. C. CEILINGS 1. All interior and outside ceiling shall be 5 mm. thick ordinary plywood. 2. Living, dining, kitchen, and bedroom ceilings shall be provided with wooden cornice mouldings. D. FINISHING HARDWARE 1. Butt hinges- use brass, polished and finely finished, mortise ball bearings, five knuckles, non rising loose pin for all interior wood doors. Use one and a half pairs of hinges per leaf of doors exceeding 1.80 m. high, loose pin butt for room doors. E. LOCKSETS 1. Cylindrical locks- all interior doors shall be equipped with high grade, heavy duty or standard (as required) cylindrical locksets, the mechanism shall be heavy gauge, cold rolled steel contained in sturdy cylindrical housing with all parts zinc plated and dichromed for maximum resistance against rust and corrosion. F. DOOR BUMPERS 1. Where wooden doors shall strike an object during opening, provide door bumpers.

VIII. PLUMBING A. GENERAL 1. All works shall be done under the direct supervision of a licensed plumber and in strict accordance with these specifications and of the methods as prescribed by the National Plumbing Code of the Philippines.

B.

MATERIALS 1. PVC pipes shall be used for soil, waste, and vent pipes. 2. Galvanized iron pipes and fittings schedule 40 shall be used for all water lines. 3. Water closet and lavatory shall be Royal Tern Brand complete with all fittings and accessories. 4. Soap and paper holder shall be vitreous china. 5. Panel drain shall be high grade, strong, tough, and even grained metals with adjustable screwed cover, nickel plated. 6. Shower head and valve shall be Price Pfister or equivalent.

C.

INSTALLATION 1. Install plumbing fixtures free to afford easy access for cleaning. 2. Install fixtures, furnishing brackets, cleats, plates and anchors required to support the fixtures rigidly in place. 3. All pvc soil and drainage pipes shall be sloped a minimum of 1%. 4. Vertical pipes shall be secured strongly by hooks to building framing. Provide suitable brackets with chairs at the floors from which they start. 5. Make all joints water tight; for jointing pipes the following shall be used: a. PVC solvent for PVC pipes b. Teflon tape for G.I. threaded joints.

IX.

ELECTRICAL WORKS A. CODES & REGULATIONS The electrical work shall be done in accordance with all the requirements of the latest issue Philippine Electrical Code, with rules and regulations of the local enforcing authorities of the City of Zamboanga and the requirements of the local power company.
