While first described in 1542 by Portuguese Explorer Juan Cabrillo, for almost three centuries the Palos
Verdes Peninsula remained undisturbed and the exclusive domain of the local Indians, whose artifacts are
still being unearthed. One of the richest treasure troves found in Palos Verdes, archaeologically speaking,
bordered Torrance on a bluff overlooking Malaga Cove. USC and the Southwest Museum excavated the
area in 1936 and 1937 and found thousands of artifacts. Eventually, archaeologists used radiocarbon dating
and found the Malaga Cove site had been inhabited by humans for at least 7,100 years. The early inhabitants
found so much game, seafood, and wild plants in the area they never needed to develop farming.
The most recent Native Americans to live in Palos Verdes were members of the Tongva tribe who spoke
a Shoshone language. Most recentlybetween 1,000 and 235 years agoa group called the Chowigna
lived in Malaga Cove and at other sites in Palos Verdes. Chowigna villages stretched from the South Bay
to Catalina Island. The biggest village in the area, though, was believed to be at Machado Lake, between
Gaffey Street and the 110 freeway. It was called Suang Na.

The Tongva did not use a written language, but their myths and their superb knowledge of their
environment were passed down from one generation to the next through storytelling and teaching.
Large trees did not grow in this part of California, so they built houses with frames made of willow poles.
They also constructed reed boats, and sealed them with tar or asphalt found on the beach. The Spaniards
called the native people after the names of nearby missions. The natives in the Los Angeles area became
known as the Gabrielino, because they were the closest to the Mission San Gabriel.
During the summers, the Tongva camped along the ocean and hunted in places such as Abalone Cove for
fish, seals, sea otters, abalone, and other shellfish using their canoes. During the cold, rainy season, they
moved back to base camps on higher ground and hunted deer, rabbits and squirrels.
For over two hundred years after the first explorers came, the Spaniards occasionally met and traded
with the Tongva people. In the late 1700s, the Spaniards began to permanently settle the Palos Verdes
Peninsula area. As they moved in with their cattle and horses, and new crops, the native animals and
plants that the Tongva relied on for their survival began to disappear. The Spanish began to persuade the
Native Americans to give up their old way of life and move to the Spanish missions and ranchos, where
they would learn farming and

PALOS VERDES NATIVE INDIANS

While first described in 1542 by Portuguese Explorer Juan Cabrillo, for almost three centuries the Palos
Verdes Peninsula remained undisturbed and the exclusive domain of the local Indians, whose artifacts are
still being unearthed. One of the richest treasure troves found in Palos Verdes, archaeologically speaking,
bordered Torrance on a bluff overlooking Malaga Cove. USC and the Southwest Museum excavated the
area in 1936 and 1937 and found thousands of artifacts. Eventually, archaeologists used radiocarbon dating
and found the Malaga Cove site had been inhabited by humans for at least 7,100 years. The early inhabitants
found so much game, seafood, and wild plants in the area they never needed to develop farming.
The most recent Native Americans to live in Palos Verdes were members of the Tongva tribe who spoke
a Shoshone language. Most recentlybetween 1,000 and 235 years agoa group called the Chowigna
lived in Malaga Cove and at other sites in Palos Verdes. Chowigna villages stretched from the South Bay
to Catalina Island. The biggest village in the area, though, was believed to be at Machado Lake, between
Gaffey Street and the 110 freeway. It was called Suang Na.

The Tongva did not use a written language, but their myths and their superb knowledge of their
environment were passed down from one generation to the next through storytelling and teaching.
Large trees did not grow in this part of California, so they built houses with frames made of willow poles.
They also constructed reed boats, and sealed them with tar or asphalt found on the beach. The Spaniards
called the native people after the names of nearby missions. The natives in the Los Angeles area became
known as the Gabrielino, because they were the closest to the Mission San Gabriel.

It seems like every other conversation Im having these days
with local real estate professionals centers around the topic
of off market inventory. For our purposes, we refer to off
market as the properties that are not listed in the Multiple
Listing Service (MLS) but are actively for sale in the local
market. While this is a subject of much debate, the off
market inventory in the Beach Cities in the South Bay may
be as high as 10% of total available listings for sale at any
given time. What is for certain in todays real estate market
is that there are more buyers than sellers, inventory is still
low and prices seem to be edging up. As we get into Spring,
the market should give us a good indication if inventory will
loosen up, but Im starting to feel that the tide may be turning.

Prices rise as foreclosures fall
Southern Californias median home price rose 23.5% from January 2012 to January 2013
according to San Diego-based DataQuick. The good news doesnt stop there, though;
home foreclosures fell 60.5% from December 2012 to January 2013, possibly due to
some tough new laws protecting homeowners from bank policies, further indicating that
our local South Bay real estate market is quickly headed for higher property values. The
lack of foreclosed houses, as well as increased demand from cash investors looking for
stable long-term investments, adds to the already-low inventory for those looking to buy
in the South Bay. These factors, along with continuing low interest rates that facilitate
home purchasing power, herald rising property values in our local beach communities.
Highest-priced South Bay Home Sales in January 2013
2020 and 2016 The Strand were the highest-priced South Bay private residence home sales in January 2013. These
two beachfront properties were originally listed together for $30 Million by a single owner and were intended as
a package deal, but the two homes sold last month to two separate buyers, 2020 The Strand for $9,450,000
and 2016 for an undisclosed price. Jeremy Shelton & Steve Zuckmann of Shorewood Realtors were the Buyers
Agents on 2016 The Strand. The two homes could potentially be razed in order to build a palatial beachfront
mansion, though they are quite deluxe all on their own. Steve Heavrin of Shorewood Realtors, who represented
both properties as the listing agent, stated Any way you cut it, this is one of the best locations on one of the best
beaches perhaps in the entire World and certainly here in the greater Los Angeles area. We may look back at these
2013 closed Strand sales later this year and wonder how did these homes ever sell for such a low price? With so
many Strand home owners comfortably dug in for the foreseeable future and never considering living anywhere
else in Manhattan Beach, who knows just how many chances there will be to even own a Strand Property?
New Rolling Hills
Property Ballot Measures
Two measures on the Rolling Hills March city ballot
are a subject of lively debate with residents and
city council members; Measure A would change
the current construction laws about private stables
essentially allowing people to use barns built
before July 12, 2010 for residential purposes. Since
1972, the City of Rolling Hills has required all new
private residence constructions to either to build
stables and corrals as part of the original plans or
to make room for future equine housing. Some
residents, however, have already converted their
stables or have no intention of owning horses. If the measure passes, people might be able to rent out unoccupied,
converted stables or demolish unused corrals. Also controversial, Measure B would loosen the rules about how trees
and other foliage blocking neighbors views are handled, which some feel are currently vague and may contribute to
un-neighborly law suits, while others feel that to change that law might obstruct desirous ocean views.

Jack Gillespie has been selling real estate in the South Bay since May 15, 1973 (he
remembers the exact date). Back then, only one fxed rate loan was available and a 3
bedroom, 2 bathroom Manhattan Beach Tree Section home went for around $50,000.
In 1985 he co-founded South Bay Brokers with Jim Van Zanten, now one of the largest
frms in the South Bay.
Gillespie agrees that right now theres a real shortage of inventory in the South Bay.
We havent been this low on inventory since 2005, he says, when loans were much more
easily available. Today, people tend to hold on to their homes because they may not be
able to take any equity into a new home if their mortgage is higher than the current value
of their property. Also affecting inventory is the school system in the South Bay; people
move here so their kids can attend the safe, good schools and they end up sticking around
for at least twelve years, if not longer. Finally, speculative builders are just beginning
to come back to the beach cities but have been largely gone for the past three or so
years. In the Tree Section, right now there are only 6, 8, maybe 10 spec homes so theres
really nowhere for people in the community to move up to, Gillespie says. Most new
construction is happening on existing homes or involves tearing down older ones.
Gillespie does envision prices going back to what they were at their highest point,
in August 07. There are still gaps in the market, he says, but having so many buyers
right now and so few properties, prices are going up.
Gillespie has always had respect for real estate; towards customers, he believes,
an agent must always be respectful. Youre a psychologist as much as a broker, he
says about helping people with what is usually the biggest fnancial investment of their
lives. Youre dealing with people expanding their lives and expanding their business,
and on the other hand, people lose jobs and lose equity.
An agent can create lifelong relationships and help to foster a sense of community;
South Bay brokers has sold many people their fnal home, the one they always wanted,
as well as many frst homes for young couples. People buy homes, have babies, and
suddenly those babies are buying homes and having babies, he chuckles.
South Bay Brokers is a consistent contributor to the Manhattan Beach Education
Foundation, among many other local charity organizations such as Sandpipers and
The Jimmy Miller Foundation. Youve got to learn to give back, says Gillespie. You
have to support the infrastructure of the cities that youre working in and have a real
interest in them. As a guy from a small town, hes very proud of the local Manhattan
Beach freworks display every Christmas to which he and his wife Maureen contribute
each year; it reminds him that Manhattan Beach is a small town in the midst of a
bustling metropolis. Theyve even sponsored the eel tank on the Manhattan Beach pier
and lovingly refer to the inhabitants as Jack and Maureen.

As a little girl growing up in Manhattan Beach, Lori Ford always dreamed of
converting an old beach house into her very own store. Fast forward a few decades
to 2008 and that dream became a reality when she opened Gum Tree Shop and
Cafe with her husband Will.
Located in the heart of downtown Hermosa Beach at 238 Pier Avenue, Gum Tree
is housed in a historic 1911 craftsman bungalow with original windows and moldings.
I always wanted this house ever since I was a little girl growing up in Manhattan
Beach. When I found out it was available a few years ago, I jumped at the chance,
Lori Ford said. When I walked up the steps, I immediately realized how we would
divide the shop and cafe. It came to me as soon as I saw it.
Combining their talents, Loris main focus is on the shop, while Will is in charge
of the cafe. A celebrated restauranteur and Aussie native, Will modeled the cafe
after beach cafes in Melbourne. A former costume and accessories designer, Lori
makes sure to have a wide range of gifts for every part of the house.
The cafes menu showcases Wills roots with Aussie meat pies, sausage rolls
and Aussie candy bars. It also strives to use organic and locally-sourced ingredients
whenever possible, offering casual breakfast and lunch items along with daily
pastries, toasts and spreads.
Loris shop is set up to uniquely showcase the merchandise so that each section
coincides with a room in a house. Just a few of these products include foral teacups by
Aussie designer Samantha Robinson, jewelry by Chan Luu and pillows by Thomas Paul.
We buy local whenever we can, but I buy things from all over the world, Lori
said. I want things that are good quality. It all has a story. I know the artists and
makers. I hate plastic junk. I feel like it should be special, beautiful and functional.
We are a gift store. Everything I sell is something that I like and would want to
give as a gift. Do I want it in my house? That makes me believe in everything.
For customers who cant make it to the store, Gum Tree now sells its merchandise
online, launching an e-commerce website last November, which has helped it grow
exponentially.
Im continuing to learn how everything works, Lori said. Weve expanded
online and defnitely have thought about expanding beyond our one location. This
is so personal for us, living and working in the community, and were happy with
that right now.

BECKERS BAKERY

When you frst walk into Beckers Bakery, be sure to look down and notice the
sign embedded into the foor that reads, Since 1942. Beckers is one of the last
remaining old-time businesses left in downtown Manhattan Beach still making their
unforgettable sugar cookies, among other confections.
Whether you want your sugar cookies in the shape of a surfboard or a super
hero, the taste is the same: amazing, with a touch of nostalgia for those of us who
remember taking a break from laying out on the beach for a quick treat.
Beckers History
This building was reportedly owned by a prominent local realtor in 1900, and the
front area of the bakery, where orders are now placed, was his front yard. Beckers
itself all started with Harry Becker, who frst worked as a bakery supply salesman and
supplied goods to Webers Bakery, the very frst bakery at this particular location.
When the owner of Webers decided to sell his bakery business, Harry was an
interested buyer, and approached his brother-in-law, a bra salesman working in Los
Angeles (also named Harry), for the necessary capital. The enterprising brother-in-
law drove his car to downtown Manhattan Beach and wisely parked it on the nearby
hill so he could watch the area foot traffc and decide if this was a worthy investment.
He decided in the affrmative, and in 1942, Beckers Bakery was in business.
For 20 years, Harry specialized in pies, rolls, holiday desserts, and produced
one hundred loaves of white bread every day. When he felt it was time to retire,
he handed the business down to his two sons, Stan and Norm. Norm, however,
did not have a longstanding interest in the bakery, and Stan ran it for the next
20 years. In 1983, Stanss son, Todd, was 20 years old and working for the Los
Angeles Times. He was unsure what his next career move should be, and when
Stan entertained thoughts of selling Beckers, Todd asked his father to teach him
about the business.
Todd stood with his dad for a year, learning the business, says Birgid Becker,
Todds wife. In 1983, Todd took the business over full-time, and continues to proudly
stand at the helm.
Cakes and those Amazing Sugar Cookies
The bakery is always bustling with orders for cakes, cookies, and desserts,
but the favorite order is for Beckers classic sugar cookies; most popular is the
surfboard-shaped cookie which comes in an assortment of bright colors. Bite into
one of these thick, soft cookies and the sugary icing melts in your mouth.
If you look past the bakery counter and into the back area where all the baking
is done, you may see a few reminders that this part of the building used to be a
private home. For example, the large, residential-type window on the north side
that looks out onto the alley and now provides light for the bakery workers. There
has been a little remodeling and brick work done over the years, but the essence of
Beckers has thankfully stayed the same.

REAL ESTATE ASSET OPTIONS
SINGLE FAMILY HOME
When deciding where to invest frst, I strongly recommend your personal home if you
dont yet own one. If youre already a homeowner, look at these factors when identifying
investment property.
Property Location: How close is the property to you? While tempting, purchasing a
$100,000 home in Las Vegas, the management issues can compress your ability to proft
dramatically. If possible, fnd something within a 45 minute
drive and you will be much happier especially when your
tenant calls you at 11 PM about a broken water heater.
Appreciation vs. Cash fow: Determining this factor is
usually based on your available cash. Higher cash fow
properties tend to be in less desirable areas. If you are
qualifed to buy with a 20% down payment, its possible
today to fnd properties that have a positive cash fow. In the
South Bay most of these properties are in areas surrounding
the beach cities: Hawthorne, Gardena, Lawndale and similar
areas. It is not unheard of to be required to put down 30%
or more to get to a break-even point when you buy in
Manhattan Beach, Hermosa Beach or Redondo Beach.
A common question with a single family home is how do
you determine its actual value? Appraisers will tell you, look
at sales over the last 90-120 days. In todays fast moving
market, you will more likely need to look at the last 30 days
of home sales.
LESSON Attempting to buy a home on sales data from 6 months ago, will most likely
result in you missing out on some opportunities. If you dont learn this lesson, you can
end up paying a lot more down the road.

After collecting rents, paying expenses, you receive a net of $400,000 after 12 months;
you received a 10% return on your investment. When analyzing Cap Rates, consider two

fnd a building that claims a 15% Cap Rate in the middle of Iowa and a similar building
in a populated area of California only puts out a 6% return. Whats the difference? Iowa
may have a great annual return however if you lose your tenant it may be more diffcult to
replace them. In addition Iowa may not have any or very low appreciation and California
may experience tremendous growth in appreciation. By the way I am not picking on Iowa,
its just an example. Higher appreciation markets typically have lower cap rates.

analysis. Investors use what is called a GM or Gross Multiplier. To determine the GM you
simply take the price and divide by annual rents. For example: Sale Price=$1,000,000/
Annual Rents=$100,000=Gross Multiplier of 10. In 10 years your return would be the entire
price of the building through the rent dollars received. Typically, the lower the GM the better
the value but GMs vary dramatically based on the location of the property its not unheard
of to see a GM at the beach as high as 15 or 20. On the other hand, drive a couple miles east
into Los Angeles or North Hawthorne and fnd GMs lower than 10. Ive seen GMs as low as 4
in pretty tough parts of town which means your return would be the full purchase price back
in 4 years. Be realistic and know you may have diffculty with tenants, vacancy, vandalism
and numerous other hassles that may not be worth the trouble. You will also discover that the
areas that show the highest potential for appreciation have much higher GMs.

local aerospace employees that scrimped and saved to purchase
rental homes and apartments spending evenings and weekends
self-managing their properties. The profle was always the same:

but they werent slum lords either, drove average cars, lived in
average homes, and rarely sold the properties they purchased. If
you read the book The Millionaire Next Door that is exactly who
they are and today, they are Millionaires many times over and are
fnancially set for generations.
The other group of successful real estate wealth builders
carried a far different philosophy: cash rich when they started
or partnered with liquid partners, everything they purchase
NEVER exceeded a 50% loan to value ratio giving them extreme
holding power to weather any real estate market decline. With
high cash fow, their equity position was never threatened. It is
a conservative approach and they were some of the only investors able to smile through the
real estate crashes.
The biggest losers, and not the ones on TV, were certainly the most aggressive investors
using highly leveraged fnancing with large loan amounts. They were buying properties
in areas they didnt fully understand with negative cash fow and banking on instant
appreciation not concerned with owning long term. Making numerous management
mistakes in most cases, they paid no attention to the history lessons of other.
IN SUMMARY

A Piece of Paradise Frozen in Time
Decades ago, a blanket moratorium was thrown over this entire area when
land movement was created due to the blasting in the making of Crenshaw
Boulevard. As a result of that moratorium, there was no future development
allowed. Existing homeowners could renovate their existing structures, but
there could be no new development. For the past 50 years, there has not

Only sixteen longtime landowners ended up in litigation with the city to

A Piece of Paradise Frozen in Time
Decades ago, a blanket moratorium was thrown over this entire area when
land movement was created due to the blasting in the making of Crenshaw
Boulevard. As a result of that moratorium, there was no future development
allowed. Existing homeowners could renovate their existing structures, but

Five years ago, when designer Alexander Gendell moved into a tiny 400 sq. ft
apartment in New York City, a light bulb went off. While Gendell did what he could
to use every single inch of space in the apartment, he recognized that what was
really needed didnt exist yet.
I realized nothing was out there that could help the apartment function the way
it needed to, Gendell said. Thats when I started thinking about folding furniture.
A few years later, Gendell decided to see what he could do about that, and in 2011
he founded Foliditure, a folding furniture company based in Hoboken, New Jersey.
Going back to the basics as he designed the early prototypes, Folditure now
makes modern tables and chairs. While the cricket table is designed to seat two
people, multiple tables can be clipped together to form a larger table 36 inches
wide by an unlimited length. Being able to open and close the table with one hand,
the cricket can lie perfectly fat or hang on a rod with four different top surface
color options.
When it comes to the leaf chair, tons of possibilities also exist. With three
different seat color options (platinum silver, olive green, red orange), customers can
select a color insert and purchase additional inserts if they so choose. Customers
can also choose from fve different backrest surfaces, including: exposed, silver
textured and red, white and black gloss.
I really wanted to challenge the concept of folding furniture, Gendell said.
Folding furniture is sort of the unwanted stepchild. I wanted to take the negatives
and really make folding furniture cool.
Evolving from their original prototypes, the companys tables and chairs still
have the same confguration but are now much lighter, smaller and thinner. The
chair, originally weighing 25 pounds, was unable to ft into a closet when folded and
was approximately 1.75 inches thick. Now the leaf chair is 15 pounds, hangs neatly
in a closet and is only 5/8 of an inch thick. Updating the design with mesh fabric
and a high back have also made the chair more comfortable.
People look at folding furniture and think of it as being uncomfortable. Im trying
to change that, Gendell said. I want the furniture to be eye-catching and sculptural.
Gendell is able to do that with the materials he uses. The tables and chairs
are made out of aluminum composite panel, with high-quality laminate and steel
hinges. The cricket table costs $1,680, while the leaf chair costs between $940-
$980, depending on the backrest surface used.
I have lots of different designs and hope that I am only scratching the surface,
Gendell said. The next years should be full of new designs.
