One of the smartest words of advice I received from a successful real estate investor was to always make your purchase when the market is showing steady signs of upward growth and not while most are looking for the bottom. In other words, making money in real estate is mostly about steady growth in a relatively risk free industry not about trying to maximize margins while speculating market direction. Interest rates are not going anywhere for a while, according to economists at Zillow and HSH. But home prices are definitely going up. Freddie Mac confirms that mortgage rates are in a holding pattern, while Dataquick verifies that the median home price in Southern California has risen 21% since February 2012. Buyers purchased more high-priced homes (over $1 Million) in our coastal cities, 36% of them with cash, and bargains are getting hard to find. If youre seeking to purchase and are worried that you cant find a suitable property due to the low supply in the South Bay, never fear: The New York Times, The Los Angeles Times, and Forbes all concur that as prices go up, more homes will go on the market because selling will seem suddenly much more attractive.

Forbes just released their 2013-2014 commercial real estate predictions in late February confirming a steady growth in new construction developments in 2012 with a forecast of continued steady growth through this next year. Some of our local investors and developers are part of that growth with exciting new major commercial developments in the works; these projects could infuse our communities with an influx of economic growth and prosperity. The Marshall Fridge isnt your average refrigerator. Born to rock, the one-of-a-kind fridge features authentic Marshall Amp parts that include: logos, fret cloths and brass finished faceplates. With such authentic features, it has garnered interest from Rock Gods to Average Joes across the globe. The idea was born many years ago out of the simple idea of thinking it would be cool to have an amp in the home as a beer fridge, Marshall Fridge CEO Peri Luel said. From the beginning, we wanted to take the key components off the amp and put it on the fridge. Managing to do just that, Luel and a few of his colleagues got serious about the idea in the summer of 2011 and began selling the refrigerators just over a year ago. One of the companys first customers was guitar legend Peter Frampton. Other famous musicians have also fallen in love with the fridge, including Slash from Guns N Roses and Pete Townshend and Roger Daltrey from The Who. Townshend and Daltrey even autographed a Marshall Fridge and auctioned it off to benefit Teen Cancer America, raising over $5,000 in the process. The Rock n Roll Hall of Fame in Cleveland has also begun talking to the company about being involved in its annual marketing calendar to see how the two can integrate their brand and ideas.

Along with a freezer and adjustable shelves, the Marshall Fridge also has a reversible door and adjustable front leg. Ecstatic to see the company grow and evolve, Luel said hes focused on keeping the traditional look of the fridge. It really has been overwhelming to see the response people have had, Luel said. There really isnt anything else like it out there.

If you drive a little too fast along Monterey Avenue, just south of Pier Avenue, you Monterey was built in 1952. This spot was formerly called, Summit School, and proved to be the ideal spot for the larger congregation. It was reported that at the homes with the intent of helping with the cost of construction. The first service in January of 1953. The new building consisted of reinforced brick and steel and of a modified Gothic design. The seating capacity is 750, which includes the nave, balcony, and the adjoining chapel. The former church was still in use for church school instruction until the second sold to the City of Hermosa Beach in hopes that it could be converted into a library, but this plan was discarded on advice that such a facility would be unsafe due to the buildings age. Demolition of the building was ordered and at a cost of $2,300; just $100 more than its original cost of construction. Over the years, numerous individuals have been instrumental in making St. Cross a special place. One unique contribution, as relayed by Patsy Brierley, member of the Church History Committee, involves the Reverend Paul, who presided at St. Cross for 17 years. As you look around the beautifully-detailed church interior, you will see that the last depiction of Christs life shows Christ surfing on a cross -- a delightful nod to Reverend Paul for his contributions to the church as well as his love of surfing. This is one of the many special touches in this historic and charming church.

Angelo Calderan, host and owner of Hostaria Piave in Redondo Beach, has taken Italian cuisine to a new level of refinement, featuring elegant presentations of classic dishes from Italys Veneto region: Wafer-thin octopus carpaccio, panroasted monkfish with fennel, delicate beef medallions in a mushroom sauce. A native of the Veneto, Calderan lives by the motto, he who drinks well, eats well. South Bay Digs caught up with Calderan on the eve of a special wine pairing dinner to learn how food and wine can inspire a lively discussion.

South Bay Digs: Its a typical day at home. What are you cooking? Angelo Calderan: Something that brings me comfort. Being Italian, it will always involve some kind of pasta dish. If time allows, Ill put something on the grill. Grilling makes me feel like Im somewhere else. It reminds me of my childhood in Italy and how my mother and grandfather would start the fire early so that we could grill something for dinner later on. SBD: When it comes to cooking, do you do anything differently at home than you would at the restaurant? AC: Definitely. At home I cook according to the occasion. It will either be very simple or very elaborate. By elaborate I mean the number of courses, not the preparation. So for a quick gettogether, Ill prepare maybe three courses, but for a bigger celebration there may be four or five courses. SBD: Speaking of courses, in Italy pasta is served as a course but never as a main dish like it is here. What are your thoughts on this American custom? AC: Pasta is always meant to go with something else, which is why there is such a variety of sauces to serve with it. A meal with several courses allows your senses to be tickled by many different flavors. You usually have a basic pasta before the main course so that it doesnt clash with the other flavors. SBD: Do you do a lot of entertaining at home? AC: I would say about eight to 10 events a year. Ill host the big holidays like Easter, Thanksgiving and Christmas for the family; the other events are with friends who have a passion for food and an open mind. We enjoy intense discussions about the food. You need a thick skin to sit at our table because we like to argue about wines and the way they are made, and food and the way its prepared. Not all of our friends cook, but its great when people have their own opinions. It makes for an interesting debate that always ends nicely. SBD: What are some of your favorite dishes to make when you have company? AC: Ill make cured fish if I have time, otherwise I like to work with cuttlefish because its so versatile. It can be grilled, stewed or braised, depending on the mood or season. SBD: Youre married to quite the wine expert. Whats your philosophy on food and wine pairing?
AC: I think that if you want to be rigid about it, youre not going to have fun. We like to drink many different wines at a time. Thats why we like large groups of guests so that we can open several bottles. Wine can display different nuances and profiles from one dish to another. Theres the right way to go about pairing, and some people tend to abide by it, but theres always something in one dish that will go well with many different wines. Its why you always need a lot of glassware!

LE CAPESANTE CON CANNELLINI E SPECK (SCALLOPS WITH CANNELLINI BEANS AND SPECK)
(SERVES 4)
is an elegant fusion of land and sea. Speck, a lightly smoked ham from Italys Alto Adige region, adds texture and smokiness to succulent scallops.
INGREDIENTS:
8 oz. dry cannellini beans (pre-soaked for 6 to 8 hours) 4 carrots 4 celery sticks 2 white onions 6 tablespoons olive oil 8 large scallops (U10) Salt and pepper to taste 4 slices of speck (lightly smoked ham from Italys Alto Adige region) 4 rosemary sticks
Method:
Soak cannellini beans in cold water (6 to 8 hours). Coarsely chop celery, carrot and white onions and place them in a bowl. Add 4 tablespoons of the olive oil and toss. Transfer the chopped vegetables to a pan and heat on high for about 2 - 4 minutes. Add the soaked beans and water, reduce heat to medium and cook until beans are tender. Season scallops with salt and pepper to taste. Heat the remaining 2 tablespoons of olive oil in a skillet. Carefully place scallops in skillet and braise on both sides. Remove the scallops and finish in the oven for 5 minutes at 450 degrees. Set skillet aside. Heat both sides of the speck in a non-stick pan until crispy. In the skillet used to braise the scallops, add the cooked beans and a tablespoon or two of water. Stir and cook until thoroughly warm and not too thick. Add more water if needed. Place the beans in a serving bowl, top with the scallops and place crispy speck on top. Garnish with rosemary sticks.
