OUTLINE SPECIFICATIONS FOR GENERAL CONSTRUCTION I. INTENT AND APPLICATION OF THE PROVISIONS OF THIS SECTION A. The Scope of Work covered within these Specifications is the complete construction of the PROPOSED OFFICE WAREHOUSE BUILDING located in Sterling Business Park, Marilao, Bulacan. B. This section is prepared in a concise manner, the intention of which is to save time and effort in locating important contents within these Specifications. C. The Execution of this Section shall be coordinated and correlated to each corresponding elaborated section of these same specifications. D. In case discrepancies exist between this Section and its corresponding elaborated sections, notify the Architect and the owner immediately for clarification; their decision shall be final. E. The Contractor shall bear the responsibility of checking all the numbers and units as may be indicated on the Specifications. It is understood that the Contractor shall supply and install the actual required units as approved on the Plans. F. Substitution of materials or equipment or makes other than those specified in the contract Documents will be approved by the Architect and Owner for the following reasons only: 1. That the materials or equipment proposed for substitution is equal or superior to the materials or equipment specified in construction efficiency and utility, provided that any and all costs relative thereof shall be shouldered by the Contractor. 2. Or that the materials or equipment specified cannot be delivered to the job site on time to complete the work of the other Contractors due to conditions beyond the control of the Contractor. 3. In case of a price difference, the Owner shall receive all benefits of the difference in cost involved in any substitution and the Contract shall be altered by Change Order to credit the Owner with any savings so obtained. G. To receive consideration, request(s) for substitution shall be accompanied by documentary proof of equality or difference in price and delivery, if any, in the form of certified quotations and guaranteed date of delivery from suppliers of either the proposed substituted materials or equipment.

H. The Owner reserves the right to supply any of the specified materials and change the material specifications when it is deemed advantageous. In cases of price difference, savings shall be credited to the Owner and/or adjustment in Contract Price shall be agreed upon, whichever is appropriate.

II. GENERAL CONDITIONS OF PLANS AND SPECIFICATIONS The execution of this Specification, Plans and other related Contract Documents shall be subjected to the rules and regulations as provided in the General Conditions of the Contract. A. The Plans and specifications shall be interpreted only by the Architect. The Contractor is enjoined to confer with the Architect on items for clarification before submitting his bid. No excuses shall be entertained for misinterpretation of the Plans and specifications after the award of contract. All work as deemed provided by the Architect shall be carried out properly by the Contractor. B. The Plans and Specifications are complimentary to each other. Whatever is not mentioned in one but mentioned in the other shall be considered as if mentioned on both and shall be carried out properly by the Contractor. C. Any inconsistency or discrepancy existing between the Plans and Specifications shall be brought immediately to the attention of the Architect who shall decide the correct version of the two. D. The Contractor shall consult the Architect on portion of the work not mention in the Specification and not illustrated on the Plans. He shall not work without proper instruction or detailed plans from the Architect, otherwise he shall be responsible for the in acceptance of the work done without details. In such case, the Contractor shall make good the work at his own expense. E. No alteration or addition shall be allowed without the consent of the Architect, even such change is ordered by the Owner. The Contractor shall bring the case to the Architect. Request for approval of such changes, alteration, deviation of work shall not be done without the consent of the Architect. Changes may be present to the Architect in the form of shop drawings. One SET of clean Plans and specification shall always be kept at the jobsite to be available to the Architect or his representative upon his request during the construction. DIVISION 1: SCOPE OF WORK A. The Contractor shall conduct thorough inspection of the existing job site conditions. B. The scope of work shall include all additions necessary in order to implement the whole set of approved Plans, Working Drawings and Specifications.

C. The Contractor shall secure and pay for all pertinent permits needed for the owner to occupy and use the building. Refer to Instructions at Implementation Manual prepared by the Construction Management Group. D. The Contractor shall construct the Architecture works in accordance with the Plans and Specifications. All items shown on the Plans but not mentioned in the Specifications shall be included. Discrepancies shall be verified with the Architect. Refer to Instructions at Implementation Manual prepared by the Construction Management Group E. The Contractor shall have a licensed surveyor to locate benchmarks. Shop drawings of stake out plan and actual reference marks shall be verified and approved by the Project Manager/Architect prior to any permanent construction. He shall refer to the General Nature and Scope of Work and other Bid Documents for more extensive description of the work. F. The Contractor shall submit details and shop drawings, templates, models and schedules required for the coordination of the work of the various trades. Drawings should include information on all working dimensions, arrangement and sectional views, connections and materials. (Refer to partial list of Shop Drawings to be submitted.)

G. Final Cleaning As Pre-requisite To Final Acceptance: Final cleaning of the work by a reputable building maintenance company shall be employed by the General Contractor prior to the Owners/Architects final inspection for certification of final acceptance. Final Cleaning shall be applied on each surface or unit of work and shall be of condition expected for a first class building cleaning and maintenance program. H. The Contractor shall be responsible for the safety and safe working practices of its respective employees, servants and agents. Refer to Instructions at Implementation Manual prepared by the Construction Management Group. I. The owner may at anytime without invalidating the Contract make changes by altering, adding to or deducting from the work as covered by the drawings, specifications, and general scope in written instructions. Provisions under General Conditions of the contract cover such circumstances. Refer to Instructions at Implementation Manual prepared by the Construction Management Group.

WORKS, MATERIALS AND EQUIPMENT NOT INCLUDED: 1. Interior Finishes DIVISION 2: SITE WORK A. VISIT AND ACCEPT SITE, AS IS. The following works shall be included: 1. Site Clearing: Protection and/or removal of existing trees and other vegetation with the approval from DENR; topsoil stripping, clearing and grubbing. 2. Removal of improvements above and below grade (if any) necessary to permit construction and other work as indicated. Owner/Architect must be consulted prior to any demolition. Coordination with TI Facilities Group & proper investigation is to be conducted to avoid damage on existing underground utilities. Rubbish shall be legally and properly disposed of. Other items for relocation / demolition will be discussed in the Pre-Bid Conference.

B. SITE SAFETY REQUIREMENTS: 1. Site Fencing: The Contractor shall, in his account, maintain a temporary perimeter fence at the construction site for the protection, security and for the proper execution of site up-keeping. Such fence shall be built solid for its full length except for such openings as may be necessary for the proper execution of the work, in such case, openings shall be provided with doors which shall be kept closed at all times except in actual use. Fences shall be erected on the building side of sidewalks or walkways which shall be made of painted GI sheets or plywood on structurally stable wood frames (or as preferred by the Contractor but approved by the Project Manager) not less than 2.40 meters in height above the street curb line. 2. Access Provision: The Contractor shall provide and maintain temporary access elements such as ramps, stairs, ladders, walkways and bridges as may be reasonably required within the site. Such elements shall be constructed and be made of sufficient strength and stability to ensure the safety of visiting Owner, Architect and/or Engineer. 3. Temporary Canopy: The Contractor shall provide and maintain a temporary fence, complete with canopy/netting to protect pedestrians and adjacent property from falling debris. The protective canopy shall have a clear unobstructed height of 2.40 meters above the walkway or higher to serve its purpose. It shall be made of sufficient strength and stability to sustain safely the weight of materials or their preparation for use, and accidental jarring from trucks passing or delivering materials. C. DEWATERING (02140) Utilize de-watering system components to prevent surface water and subsurface water from flowing into excavations and from flooding project site and surrounding areas. The Contractor shall consider proper drainage process during de-watering to prevent surrounding soil from caving-in. D. EARTHWORKS (02200) 1. Excavation, filling, back-filling, compaction and grading for buildings, site improvements and utilities. 2. Soil Materials: a. One (1) part escombro, two parts lastillas or use of excavated soil worked on for optimum moisture content, 95% compaction, for all filling jobs done in layers not exceeding 150 mm thick, up to the elevations as per Plans. b. 100mm. thick gravel fill, thoroughly tamped for slabs and footings resting on natural ground or earth fill. 3. Portland Cement Concrete Pouring for Walkways/ Sidewalks: 100 mm. thick slab on fill on compacted sub-base. E. TERMITE CONTROL (02282)

Provide soil poisoning treatment which shall prevent subterranean termites from attacking the building or its content for a period of not less than five (5) years. There shall be no disturbance of the treated soil between application of poison and pouring of concrete. All materials shall be Environmental protection Agency (EPA) certified and approved. a. Chemicals to be used shall be government approved: Bifenthrin Thermiticide Concentrate, use BIFLEX 10TC by FMC or Approved Equal. b. Application: Direction for Use: The use of Biflex Soil Termicide will prevent and control termite infestations in and around buildings and structures. A diluted termicidal emulsion must be adequately dispersed into the soil to establish a barrier between timber and subterranean termites in the soil. Mixing Add the required quantity of Biflex 10TC to water in the spray tank and mix thoroughly. Maintain agitation during both mixing and application. A 0.075% emulsion is obtained by adding 750mL of Biflex 10TC to 100L of water. Application Details Horizontal barrier Treatments: Apply the termicide solution evenly to the soil surface area. Use 5L of solution per sqm of surface area. To minimize drift, use low pressure high volume equipment delivering large coarse droplets. On impervious where the application of 5L/sqm would cause excessive runoff, the application volume may be reduced provided the concentration of the solution is increased by a corresponding amount. Do not apply solution below 2L/sqm. To facilitate even application of the termicide solution over the area to be treated, the addition of the marker dye at label rates is recommended. In situations where the soil surface is very dry and conditions are conducive to rapid drying, the area to be treated should be moistened prior to the termicide application. Vertical Barrier Treatments: Apply by either the rodding or trenching technique. Use 100L solution per cum soil. To improve soil penetration the soil should be loosened to a depth of 150mm. Construction Managers office: for sole use of the Construction Manager to conduct business relative to the construction supervision of the project. Resident Architects office for business related to the supervision of the project. Note: * All offices shall be provided with computers with email capability. * A temporary toilet shall be provided for use of the visiting Architect / Owner. * Temporary telephone line, fax machine shall be provided by the contractor. 2. Other Temporary Provisions: The General Contractor shall provide all temporary lighting, power, water supply and all necessary facilities sufficient enough for the simultaneous use of all possible fields of work to complete the project. The General Contractor shall provide temporary quarters, storage and temporary toilets. The General Contractor shall provide the necessary number of warehousemen and security guards to ensure security of construction site. The General Contractor shall provide at least two units of Fire extinguishers. The General Contractor shall provide a company nurse complete with first aid kit. The General Contractor shall provide Billboards for precautions for Public Safety. The General Contractor shall provide Billboard for Project Information. Data shown on billboard must at least include perspective, project name, architect, engineers and contractor. Other provisions as required by the National Building Code and BESC. All others required as discuss in the Pre-Bid Conference or as issued Bid Bulletins

3. Miscellaneous: CONSTRUCTION FENCE shall be supplied and installed by the Contractor. Fence shall be made of corrugated G.I. sheets on steel framing. Painting, Safety and Graphical sign are also part of Contractors scope of work. G. STORAGE AND FILING OF MATERIALS 1. Delivery: General Contractor shall ensure that materials are properly turned over and delivered on site in good quality and condition. A time and delivery record shall be available. 2. Storage: General Contractor shall designate and/or allot a space to subcontractors for storage of their materials and for erection of their sheds and tool houses (if necessary). Materials shall be arranged properly and accordingly in terms of sizes, quality, quantity, category and time of use. 3. Warehouse shall be maintained properly by a designated person of the General Contractor. 4. All cement, lime and other materials affected by moisture shall be stored on platforms and protected from weather. Materials shall be stored as to insure the preservation of their quality and fitness for their work. Stored materials shall be located so as to facilitate prompt inspection. 5. Should it be necessary at any time to move materials, sheds or storage platforms, the Contractor shall do so at his own expense.

DIVISION 3: CONCRETE AND REINFORCED CONCRETE A. All provisions of the latest National Structural Code for Buildings and the American Concrete Institutes Building Code Requirements for Reinforced Concrete shall be made a part of this Specification. B. Samples and Tests: All steel bars, cement, gravel and concrete samples shall be tested by an independent, reputable private testing laboratory or with SLU testing laboratories as required by the Structural Engineer/Municipal Engineers Office. Contractor shall provide Samples to be tested and shall shoulder the fees for testing. . (The testing company, serving as a third party, shall be hired by the contractor with the intention of providing the required certification). Samples and fees shall be borne by the contractor. The contractor shall furnish the Owner, Architect or Engineer testing certifications and results that all portions of work are in accordance with contract requirements and at elevations required thereby. C. For Schedule of Concrete and Reinforced Concrete, refer to the Construction Notes on Structural Plans. D. In event of conflict or ambiguity with other parts of the Contract Documents, Structural Drawings and Specifications on Structural plans shall be generally be given precedence. The Project Manager / Architect and Structural Engineers should be consulted. E. Materials: 1. Portland Cement: ASTM C 150, TYPE I, APO / RIZAL / REPUBLIC / ISLAND brand only. Submit written request for approval of any proposed brand/ manufacturer substitution. (Verify as per Structural specifications). 2. Gravel: G-1, crushed, with maximum size of 25 mm for curbs and slabs on grade, foundation works, footings and tie beams; with maximum size of 20 mm for slabs, walls, columns and beams. 3. Sand: S-1, washed, clean, greenish in color. 4. Water: clean, free of deleterious materials that would impair strength or bond. 5. Reinforcing Bars (Rebar): Refer to Construction Notes of the Structural Plans for grade of bars. Shall conform to ASTM A615, billet, structural / intermediate grade deformed bars, Fy = 33/40/60 ksi. Use CATHAY STEEL, PAG-ASA STEEL, CAPITOL STEEL, ASIA STEEL or approved equivalent. Supplier shall make use of recycled steel. 6. Steel Tie Wire: Gauge 16 G.I. Wire. 7. Forms: 12 mm. thick plywood for all exposed and unexposed concrete surfaces. 8. Form Coatings: Forms shall be coated with FORMCOAT R-21 or approved equal. 9. Form Ties: shall be watertight. F. Ready-mix Concrete: Shall be by a local reputable supplier or approved equivalent.

G. Concrete Mixture: Refer to General Specifications as to mixture, strength and proportion. H. Concrete Topping: Pour over membrane waterproofing. a. 50 mm thick or as required by Manufacturer. Finish using power driven trowels or grinders. b. 75mm thick reinforced (set to slope) with Ga. 10 x 100mm welded wire mesh deck. I. Vibrator: All concrete including 100 mm thick concrete slab shall be compacted with high frequency, internal mechanical vibrating equipment supplemented by hand spading and tamping. Vibrators shall be designed to operate with vibratory element submerged in the concrete, and shall have a frequency of not less than 6,000 impulses per minute when submerged. All exterior walls, unless otherwise noted, shall be at least 150mm thick CHB @ 350 /700psi, insulated and with clad inside to achieve bi value. Verify schedule and Structural Drawings for reinforcement details.

K. All concrete repairs shall be done by a professional epoxy based material applicator like injection, patching and the like. Epoxy grout for anchor bolts, machine foundations, etc. shall be Alphatec Brand of Japan as supplied by OMSVAC Phils. ALPHATEC 245 EPOXY PUTTY This is two-component epoxy putty characterized by excellent adhesion to concrete, both dry and wet conditions. ALPHATEC 245 is easy to apply using trowel or steel scraper intended to fill-up voids of concrete structure and to seal frameworks. USAGE 1. To fill up voids of concrete structures 2. To protect steel structures 3. To seal frameworks 4. As adhesive for steel and other metals 5. As adhesive for concrete, stone, metal, glass, rubber, wood and others ALPHATEC 380 Microcrack Epoxy Adhesive ALPHATEC 380 gets rid of the difficult method of repairing cracks with a width below 0.5mm by epoxy injection. ALPHATEC 380 is applied by the use of roller brush, capable of penetrating micro cracks on overhead, downward and vertical applications. USAGE 1. Adhesive to concrete cracks below 0.5mm width including microcracks; 2. Prevents deteriorated concrete from falling; 3. Primer and adhesives to vinyl on net or carbon fiber sheet ALPHATEC 340 Underwater Epoxy Injection Grout This is a two-component polymer injection system consisting of modified epoxy resin and amine-modified hardener. It has been formulated for high moisture tolerance, allowing it to cure and bond to steel and concrete in a submerged

condition. It is widely used for the repair of water-soaked concrete foundations of press machines, rolling mills, and rails as well as repair of wet and underwater structural concrete. ALPHATEC 440 High Bond Strength Epoxy Adhesives ALPHATEC 440 is especially formulated liquid epoxy-modified amine compound which will bond practically any clean surface, and maybe used to bond together similar or dissimilar materials. It will bond old concrete to fresh (new) concrete and to other surfaces such as steel, brass, aluminum, wood, stone, and brick. Application Bonding agent for old to new concrete.

ALPHATEC 741 Fast Curing Patching Material This is a fast curing epoxy patching material specifically formulated for application on both dry and wet concrete surfaces. It is supplied as a threecomponent pre-packaged unit. It requires no quantity measurement on site.

ALPHATEC 900 HIGH STRENGTH INJECTION AND ANCHORING EPOXY MATERIAL This is a solvent-free two-component epoxy resin base and modified polyamine system. It has the strength and the relative chemical inertness of epoxy resins plus the toughness and bonding properties of modified polyamine curing agent. The bonding characteristics make this product very suitable for anchor grouting, rail grouting and filling the gap for steel cladding application and epoxy injection for crack repairs of concrete structures.

This is a three-component aggregate-filled epoxy grout specifically formulated as a patching material for concrete structures on VERTICAL and OVERHEAD applications. The aggregate system is a micro-balloon particle filled blended with high strength silica sand and inorganic fillers. The micro-balloon material makes it a very suitable patching compound on overhead requirements at reasonable thickness per applications due to its lightweight characteristics. It is applied with its primer prior to the application of the Patching Material to achieve excellent wetting and adhesion. Application including bond and pull-out strengths to steel and concrete. ALPHATEC 940 NS Fast Cure Anchor Grout This is a two-component epoxy modified paste specifically formulated for bonding steel to damp and dry concrete. DIVISION 4: MASONRY A. CONCRETE MASONRY UNITS (Refer to structural specification) 1. SCOPE OF WORK Construction of exterior and interior walls and other masonry walls; supply of labor, materials, equipment, supervision and incidentals necessary for the completion satisfactory performance of works called for under this division; all preparations and all masonry work necessary to receive and adjoin other work; cooperation in all other trades in laying out work; giving the work proper supervision by keeping a competent foreman on the job at all times; arranging for adequate bracing, forming & shoring, when required, in conjunction with and in the course of constructing the masonry ; supply and placement of all steel reinforcement; arranging for the necessary storage space & protection for materials at the job site; and furnishing test specimens and samples of materials as my be required. 2. MATERIALS Materials shall be stored on site and protected from damage which may be caused to it by any other source; Use 6 thick concrete hollow blocks for all exterior walls, Cistern, Septic tank. Use 4 thick concrete hollow blocks for all interior walls, minimum of 400 psi. capacity. Use allied brand and or approved equal.

Use standard, sash, half sash, sash lintel, standard lintel, bond beam, open end, open end bond beam and three quarter blocks, as required. Use PORTLAND CEMENT, ASTM Designation C150; REPUBLIC, ISLAND CEMENT and or approved equal. MORTAR shall be freshly prepared and uniformly mixed in the ratio by volumes of 1 part cement, 4 parts sand for fillers, and 1 part cement, 3 parts sand for plastering and shall conform to ASTM. Designation c270; GROUT shall be of fluid consistency and mixed in the ratio by volume, 1 part cement, 3 parts sand, 2 parts pea gravel; and STEEL REINFORCEMENT shall be at least 10mm diameter deformed bars, as steel bars should be spaced at least every three (3) layers for horizontal reinforcement; and 800mm on centers for vertical reinforcement; use gauge. 16 G.I. wire ties.

CONSTRUCTION CONSTRUCTION shall be of the highest quality workmanship and all walls shall be laid true and plumb. Provisions shall be arranged for all adjoining construction; All reinforced hollow unit masonry shall be built to preserve the unobstructed vertical continuity of the cells to be filled. Walls and cross webs forming such cells to be filled shall be full bedded in mortar to prevent leakage of grout. All head (or end) joints shall be solidly filled with mortar for a distance in form the face of the wall or unit not less than the thickness of the longitudinal face shells. Bonds shall be provided by lapping units in successive vertical courses; Vertical shells to be filled shall have vertical alignment sufficient to obtain a clear, unobstructed continuous vertical cell measuring not less than 2 x 3; All cells containing reinforcement shall be filled solidly with grout. Grout shall be poured in lifts of 8 maximum height. All grout shall be consolidated at time of pouring by puddling or vibrating and then consolidated by again puddling later, before plasticity is lost; When grouting is to be stopped for one hour or longer, horizontal construction joints shall be formed by stopping the pour of grout 1- below the top of the uppermost unit; DEAD LOAD: Wood members should not be used to support the dead load of any masonry or concrete; HORIZONTAL FORCE: Wood members shall not be used to support horizontal forces contributed by masonry or concrete construction; and

JOINTS: Mortar joints shall be straight, clean, and uniform in thickness; all Walls shall have joints tooled with a round or V- shaped bar to produce a dense, slightly concave surface well bonded to the block at the edges, unless specifically detailed; tooling shall be done with a tool which compacts the mortar, pressing excess mortar out of the joints rather than dragging it out; where walls are to receive plaster the joints shall be struck flush; unless otherwise specified or detailed on plans, in hollow unit masonry the horizontal and vertical mortar coverage on the face shells and on the web surrounding cells to be filled.

DIVISION 5: METAL A. STRUCTURAL STEEL AND FRAMING SYSTEM (05100-05160) 1. All structural steel sections shall conform to AISC Specifications for Design, Fabrication and Erection of Structural Steel for Buildings and meet the required structural design criteria. 2. Extent of structural steel work as shown on drawings. Contractor is required to submit a list of accredited fabricators or suppliers in addition to the one(s) listed below. FINISH

All doors shall be Varnish and or painted as shown on plans and drawings. 3. STORAGE All doors shall be stored, completely covered to prevent damage or marring of the finish. Doors and frames shall be stored in an upright position, without any superimposed load, under cover in the building site, on wood sills or on floors in a manner that will prevent rust and damage. Avoid creating a humidity chamber by using plastic or canvas and not venting it properly. 4.
