1.0 Ways to overcome and suggestion.

As highlighted earlier in this paper, in 2003, the government has embarked on the program to promote the greater use of IBS in the country by announcing that all public projects must contain 70% of IBS components. Although it is a welcoming initiative, several quarters, such as micro, small and medium companies and suppliers are worry that the move may force them to close down their business or they have to move their businesses somewhere else. This proves that government in Malaysia encouraging the projects in this country used IBS. There are two ways that contractor should use to make sure their project planning and scheduling can be improved either they using IBS or conventional system. The two ways that suggested being use in Senggarang clinic project and additional lab project at SMKV Rompin are: 1. Building Information Modelling.(BIM) 2. Autodesk Naviswork.

1.1 Building Information Modelling

1.1.1 Introduction The Building Information Model is primarily a three dimensional digital representation of a building and its intrinsic characteristics. It is made of intelligent building components which includes data attributes and parametric rules for each object. For instance, a door of certain material and dimension is parametrically related and hosted by a wall. Furthermore, BIM provides consistent and coordinated views and representations of the digital model including reliable data for each view. This saves a lot of designers time since each view is coordinated through the built-in intelligence of the model. According to the National BIM Standard, Building Information Model is a digital representation of physical and functional characteristics of a facility and a shared knowledge resource for

information about a facility forming a reliable basis for decisions during its life-cycle; defined as existing from earliest conception to demolition. Building Information Modeling (BIM) is the process and practice of virtual design and construction throughout its lifecycle. It is a platform to share knowledge and communicate between project participants. In other words, Building Information Modeling is the process of developing the Building Information Model. High quality 3D renderings of a building can be generated from Building Information Models. If the contractor only uses the model to better communicate the BIM concept in 3D and does not further use the built-up information in the Building information Model, then this is referred to as Hollywood BIM. Contractors may use the Hollywood BIM to win jobs. However, they do not seize the full potential value of Building Information Modeling. Sometimes, Building Information Modeling is practiced internally within only a single organization of the project and not shared with the rest of the organizations. This is referred to as lonely BIM. For example, an architectural firm may decide to design a Building Information Model, and use it for visualization and energy analysis. Architects firm may even have an internal collaboration. However, the architect may decide to provide the drawings in two dimensions and restrict the Building Information Model access. This would hinder the participation of the construction manager (CM) unless the CM creates a new model.

1.1.2 Advantage of BIM in Industrial Building System

During the design phase, the use of BIM can maximize its impact on a project since the ability to influence cost is the highest. The team can creatively come up with ideas and provide solutions to issues before problems become high cost impacts to the project. This can be realized through the cooperation and coordination of the entire project staff. Therefore, it is extremely important to have a good collaboration. The use of BIM especially enhances the collaborative efforts of the team. The architect and engineer can test their design ideas including energy analysis. The construction manager can provide constructability, sequencing, value and engineering reports. They can also start 3D

coordination between subcontractors and vendors during early stages of design. The owner can visually notice if the design is what he is looking for. Overall, the BIM promotes the collaboration of all of the projection participants. There are beneficial uses of BIM during the construction phase. However, the ability to impact the cost in a project reduces as depicted in figure 3 as the construction progresses. Several uses include sequencing, cost estimation, fabrication and onsite BIM. These uses are later discussed in detail. During the post construction phase, maintenance scheduling, building system analysis, asset management, and space management and tracking, disaster planning, and record modeling can a record model can help to maintain the building throughout its lifecycle. Ideally, the building automation systems (BAS) which controls and monitors the use of mechanical and electrical equipment can be linked to the record model to provide a successful location based maintenance program. Furthermore, building system analysis including energy, lighting, and mechanical can be used to measure buildings performance. Moreover, upgrades may be initiated to various equipment and components of the building.

1.1.3 Advantage of BIM 1. Better outcomes through collaboration All project partners different design disciplines, the customer, contractor, specialists and suppliers use a single, shared 3D model, cultivating collaborative working relationships. This ensures everyone is focused on achieving best value, from project inception to eventual decommissioning. 2. Enhanced performance BIM makes possible swift and accurate comparison of different design options, enabling development of more efficient, cost-effective and sustainable solutions. 3. Optimized solutions Through deployment of new generative modeling technologies, solutions can be costeffectively optimized against agreed parameters.

Greater predictability Projects can be visualized at an early stage, giving owners and operators a clear idea of design intent and allowing them to modify the design to achieve the outcomes they want. In advance of construction, BIM also enables the project team to build the project in a virtual environment, rehearsing complex procedures, optimizing temporary works designs and planning procurement of materials, equipment and manpower. 5. Faster project delivery Time savings, up to 50%, can be achieved by agreeing the design concept early in project development to eliminate late stage design changes; using standard design elements when practicable; resolving complex construction details before the project goes on site; avoiding clashes; taking advantage of intelligence and automation within the model to check design integrity and estimate quantities; producing fabrication and construction drawings from the model; and using data to control construction equipment.

6. Reduced safety risk Crowd behavior and fire modeling capability enable designs to be optimized for public safety. Asset managers can use the 3D model to enhance operational safety. Contractors can minimize construction risks by reviewing complex details or procedures before going on site. 7. Fits first time Integrating multidisciplinary design inputs using a single 3D model allows interface issues to be identified and resolved in advance of construction, eliminating the cost and time impacts of redesign. The model also enables new and existing assets to be integrated seamlessly. 8. Reduced waste Exact quantity take-offs mean that materials are not over-ordered. Precise programme scheduling enables just-in-time delivery of materials and equipment, reducing potential

for damage. Use of BIM for automated fabrication of equipment and components enables more efficient materials handling and waste recovery. 9. Whole life asset management BIM models contain product information that assists with commissioning, operation and maintenance activities for example sequences for start-up and shut-down, interactive 3D diagrams showing how to take apart and reassemble equipment items and specifications allowing replacement parts to be ordered. 10. Continual improvement Members of the project team can feed back information about the performance of processes and items of equipment, driving improvements on subsequent projects.

Figure 1.1 BIM function review. BIM are the most effective way to make planning and scheduling more organized from the perspective of design and planning. As shown in figure 1.1 where the overall function of BIM from the early stage of planning a project until finish and demolished. This BIM system can be used in both IBS and conventional project in content to reduce the issues and problems arise from the project.

1.2 Autodesk Navisworks.

1.2.1 Introduction Navisworks is the heart of any multi-disciplinary AEC project, and enables you to combine 3D CAD data from dissimilar and competing sources into a single model environment. The result is a whole-project view that helps everyone make better design decisions, increases the accuracy of construction documents, and helps predict performance and planning. Once brought together, a single file can be produced that can then be sent to your clients. Using this consolidated file, you can explore your integrated project model using advanced navigation tools that produce a realistic, real-time experience. Real-time navigation capabilities are included in Navisworks. Navisworks also has advanced visualization features to create 3D animations and renderings to present projects to clients. Users have the ability to configure render settings including materials, lights, backgrounds, and rendering styles. Environment backgrounds can be used to add real-world scenery and there are over 1,000 materials built-in to create an accurate, photorealistic look.

1.2.2 Function. Navisworks was developed to link the BIM files with the Primavera files. This creates the 4thdimension of the BIM analysis time. Navisworks can assign a group of objects in the BIM file to a schedule activity ID and then display the objects in the sequence portrayed in the construction schedule. The output in Navisworks is a 3D video that can be rotated during playback The Timeliner plugin adds 4D schedule simulation to Jetstream. Timeliner can import schedules from a variety of sources (Primavera, Microsoft Project etc.), allow you to connect objects in the model with tasks in the

schedule, simulate the schedule showing the effects on the model, including planned against actual schedules, and exports images and animations based on the result of the simulation. Timeliner will automatically update the simulation if the model or schedule changes. Setting up and running a 4D schedule requires the following steps: 1. Organize the model by activity codes in the schedule. (Departure, Arrival etc.) Break the model into small groups and into each Activity ID in the Primavera Schedule. Organizing and breaking the model into smaller selection sets will make the 4D task simpler and user friendly. 2. Import the Primavera Schedule into Jetstream. 3. Timeliner defines some default task types for you (Construct, Demolish & Temporary) or you can define your own using the Configuration. 4. Link Activity ID with related 3D elements in the model. 5. Make sure all the Activity IDs are linked with appropriate 3D elements in the mode.

1.2.3 Advantages. 4D Modelling can be applied in the design and construction phases. 4D modelling allows the owner to leverage the greatest value out of their BIM during the design phase by visualizing construction sequences in order to develop a phasing sequence to include in the construction documents. 4D Modelling in the construction phase can provide both the Contractor and the Owner a better visualization of the planned construction sequences compared to the actual construction sequences. BIM is not only a powerful design tool, it is also a powerful construction planning and construction management tool. When the BIM is combined with the construction schedule, it becomes a 4D modelling tool where time is the 4th dimension. We will discuss this further in the next section. Hand-in-hand with that value is the ability to use the clash detection capability throughout the construction process. As the BIM information is further refined through shop drawings and actual construction as-built conditions, the clash detection capability provides a powerful management tool for analysing and resolving the causes of construction phase clashes. This allows the owner to realize an added value of the time and effort that went into the development

of the BIM in the first place. Furthermore, placing the BIM model in the hands of the contractor can greatly reduce the number of RFIs and resulting change orders. By extending the BIM into the 4th dimension, the owner gains the following advantages: Improved design document quality by testing the design against construction sequencing and thereby eliminating or reducing difficult sequence issues Improved site use planning and coordination with on-going operations Improved lead time identification which can reduce total construction duration Improved constructability and safety issue identification Greatly improved ability to monitor actual progress vs. planned progress and to thereby identify and resolve issues more quickly, thereby reducing claims
