in order to offer the best possible working conditions to its employees, the tyrolean family company EggEr decided to construct an office building for the plant in radauti, romania. the new building meets high functional, aesthetic and environmental standards. From the natural resource wood, EggEr creates high-quality products found in many aspects of everyday life. this is why EggEr implemented its motto living and Working with Wood in the office building in radauti, using the constructive and decorative wood-based materials produced by the EggEr group. For us as a full-range supplier of wood-based materials, it was particularly important to construct a building that illustrates the application of our entire product range. living and Working with Wood is the focal point, says Walter schiegl, Head of Production/ technical EggEr group.
thanks to its modular structure, the innovative architectural concept of the new office building is highly flexible and can be adapted to the requirements of any location. it therefore represents the basis of future administrative buildings within the EggEr group and will define the company architecture.
For us, the concept that was developed is more than just an office building in Romania. We have also established the foundation for an EGGER architecture we can identify with and that uses all of our products.
Walter schiegl, Head of Production/technical EggEr group

Bruno Moser (Breitenbach, AT), an Austrian architect, was the winner of a contest that eventually resulted in the construction of the new administrative building in Radauti. The idea for the layout and size of the building was derived from the product EGGER EUROSTRAND OSB 4 TOP with the maximum format of 11.502.80m (37.79.2). It forms the base grid, both for the floor plan and for the elevations. Visual design elements of the office building include the copper faade, which makes the wood construction building more lively. Behind that, the highly modern wood frame construction of the three-storey building with a partial basement provides the necessary stability. For the reinforcing wall panels as well as the ceiling, floor and roof elements, EGGER consistently used its structural wood construction products including timber and formaldehyde-free bonded EUROSTRAND OSB 4 TOP boards.
The Radauti plant is located in an earthquakeprone zone, resulting in special static requirements for the design. The wall and ceiling elements were conceived as panels and deflect horizontal loads (wind, earthquakes). The main vertical loads for each lateral axis are deflected directly to the foundations via steel beams supported by the steel frame. Thanks to this design principle, each module with a size of 160m (1,772 square feet) is free of supports. Large-format EGGER OSB boards are especially well suited for the implementation of plate structures (for example in roofs, ceilings and walls if applicable). The large spans in the administrative building do not represent a problem either. EGGER was able to optimise the benefits of wood in terms of aesthetics, functionality and comfort.
The building is distinguished by the use of two different materials. The copper faade creates a contrast to the homogenous interior, where EUROSTRAND OSB 4 TOP boards were used in visible applications.
Bruno Moser, Architect
A test module was set up before construction started in St. Johann for a period of three months.

in order to meet the needs of its employees with optimised solutions, EggEr developed its own line of office furniture. the harmonised, integrated system offers the right solutions for all office situations and combines functionality with design. Components for furniture were produced in the companys own pre-fabricated furniture component plant. in addition to all basic materials such as melamine faced chipboards and mdF boards, the EuroligHt lightweight boards and compact laminates with matching colours and decors were used for the interior design of the offices, meeting rooms and showroom.
EggEr also emphasised good room acoustics. this was achieved through the use of decorative, sound-absorbent EggEr Proacoustic boards in furniture and built-in cabinets. a tailor-made lighting concept also helps establish a pleasant atmosphere. Within the scope of building certification, an interior air measurement was carried out after completion and furnishing according to the criteria of the dgnb/gni which brought a very good result. in the offices conceived for between one and seven employees, EggEr meets all of the requirements for modern office architecture and promotes an open workplace culture.

in the offices and meeting rooms, EggEr consistently used materials in the Platinum White (W980 st15) decor. numerous different materials such as melamine faced boards, lightweight boards and compact laminate in matching colours and decors result in modern office architecture with a trend-conforming design. We made a conscious decision to use the colour white, says michael schwebius, interior architect. in combination with
varnished osb elements in the walls and ceilings with the generous use of glass elements, the white furniture creates a pleasant visual contrast. matching and modern direct print laminate flooring in the Vintage acacia (H2643 st42) decor has been installed in all of the offices, while ceramic flooring was chosen for the central access module.
The combination of varnished OSB boards and white pieces of furniture generate a pleasant optical contrast.

The front panels and cladding of the drawers is made of EGGER EURODEKOR boards.
An ideal work environment is created from a noise management point of view, thanks to acoustically effective furniture fronts and partitions made of ProAcoustic boards.

With a heat transfer coefficient of 0.14W/mK, the exterior walls offer excellent protection against heat and cold. They ensure that warmth does not escape from inside while preventing heat from penetrating from the outside. They were implemented as wood frame structures that are vapour-permeable from the inside to the outside. On the inside, seamless EUROSTRAND OSB 4 TOP boards form the air barrier layer. Triple-glazed glass elements achieve a heat transfer coefficient of 0.60W/mK. The ventilated copper faade also offers effective protection against the elements.

In addition to defining the layout of the work areas, the interior walls provide sound insulation and fire protection within the building. They were conceived as post construction walls with installation ducts for building services. The OSB surfaces achieve discreet wood effects thanks to a white glaze, making them a special design element as part of the interior design.
17
The ceilings
Built according to the hollow box girder principle, the ceiling features outstanding stability.
The hollow box girder principle defines the ceiling structure made of laminated timber with statically effective OSB sheathing. In order to achieve the high degree of prefabrication for the building, all of the wiring, ducts and lines for the electrical installation, ventilation, heating, cooling and lighting were installed directly into the elements by the Saurer wood construction company.
The approximately 6cm thick chip fill acts as thermal mass and results in better sound insulation. As in the interior walls, the materiality of the OSB boards was utilised as a visible design element.

The structure of the roof is largely identical to that of the ceiling elements between the ground floor, first floor and second floor. An additional ventilated level assures the secure structuralphysical construction of the slightly sloped roof. The environmentally friendly EPDM sealing layer (ethylene propylene
diene monomer) was applied over OSB sheathing with a thickness of 22mm (0.87). With thermal transmittance of 0.11 W/mK, the wood structure with a high insulating layer thickness offers excellent heat protection and ensures that heat cannot escape from the inside.

EggEr has blazed new trails for sustainable wood construction in commercial applications by choosing wood construction for its new office building in radauti. a multi-storey building made of wood is a true pilot project, especially in romania. EggEr has developed a convincing fire protection concept for the building with a gross footprint of approximately 3,800 m (40,900 square feet). Fire protection objectives were defined based on the german model building regulation (mbo 2002). in addition, the model guidelines for Highly Fireretardant Wood Construction Components (m-HFHHolzr) were used. Knowledge from this and other European regulations were agreed with the local building supervisory board.
22
Fire resistant glazing is a key component of the fire protection concept developed by EggEr.
23
24
tHE Walls With the exception of the basement, which had to be built out of nonflammable construction materials in fire protection class F 90-a, the load-bearing interior and exterior walls and partitions were constructed using EggEr woodbased materials with proof of 30-minute resistance to fire. this also applies to the doors, which were installed as t 30 or, in part, as t 30-rs. the spread and transmission of fire is prevented by corresponding fireretardant sealings pursuant to s 60 or s 30. a highly fire-retardant wall pursuant according to section 30 of the german model building regulation (mbo) (F 60 and t 60) divides the building along its central axis. tHE stairWays and EsCaPE routEs deviating from the german model building regulation (mbo), the walls of the main stairwell were executed to meet fire protection standards (rEi 30) with sheathing made of Eurostrand osb boards, since a b1 fire-retardant coating was applied to them. this transparent fire resistant coating for the interior area allows the classification of wood and timber products to be in class b1 for building materials. the two escape route stairways are partitioned off as F 30 and construction materials pursuant to Euroclass a were used for sheathing. the staircase structure is non-flammable.
tHE CEilings the basement ceiling was implemented using wood construction and is designed to meet F 90 and/or rEi 90 requirements (in combination with a class K260 casing pursuant to En 13501). this prevents ignition of the ceilings wood structure within the first 60 minutes of a full-scale fire. the delay which is commonly seen in detecting basement fires is avoided thanks to the installation of a comprehensive fire alarm system. the ceilings between the ground floor, the first upper floor and the second upper floor were executed to meet F 30 and/or rEi 30 requirements. tHE rooF the roof elements also offer 30-minute fire resistance. an EPdm layer forms the seal to the outside. the building is equipped with a lightning protection system.
The fire protection concept was innovatively implemented, for instance the emergency stairway made from steel or wood.

Energy consumption in the usage phase plays a major role in the sustainability of a building. This is why EGGER placed great emphasis on energy planning for the building in Radauti. For the energy concept, EGGER has decided to implement a centralised software system that corresponds to the standard for all system control installations within the group. Thanks to networking between all plants in the EGGER Group, the system also allows remote maintenance and support. Continuous energy consumption measurements guarantee further improvements. EGGER stores all of the collected values in a database and analyses them using in-house software. This means the control parameters can be continuously optimised.
Heating and cooling The entire building is heated and cooled through the ceiling and is also equipped with sub floor convectors. 60% of the heat is supplied via the ceiling and 40% through the convectors, which can be controlled by the employees themselves. Using waste heat from the Radauti production site in order to supply heating energy to the building also demonstrates the importance of sustainability and the environment to EGGER. Cooling energy is supplied centrally using two refrigeration machines with a total cooling output of approximately 140 kilowatts. Heat transfer coefficient Glazing (overall): 0.60 W/mK Exterior walls: 0.14 W/mK Roof: 0.11 W/mK Floor element: 0.10 W/mK Fresh air supply Fresh air is supplied by a dedicated, decentralised ventilation unit that is CO controlled and supplies each module with an air volume of 500 m/h. The ventilation unit is equipped with heat recovery (cross flow heat exchanger) that recovers approximately 90% of the heat energy. Instrumentation and control technology The entire building is served by a central instrumentation and control technology system. This allows the room temperature and fresh air supply of each module to be centrally regulated and controlled. Water consumption Fresh water consumption was minimised through the use of appliances (e.g. toilets) that save energy and reduce the use of resources. Storing clean rainwater as fire fighting water and to cover the water needs of production further reduces the consumption of drinking water.

Environment and sustainability have a high value for EGGER. We orientate ourselves on the basic idea of sustainability because we know that our todays actions determine the quality of our living space in the future, explains Jana Sprockhoff, product management constructive at EGGER. Hence, the logical consequence was to let EGGER certify the energy efficient and sustainable administration building after the DGNB system and to acquire the certificate from the Austrian society for sustainable real estate industry (GNI). The award in gold and the outstanding compliance of 84% shows once more the huge environmental impact potential of
wood and wood-based materials. The administrative building by EGGER in Radauti is one of the first pilot projects which could be awarded gold by the nationally adapted DGNB system.
The company EGGER is a model company which lives sustainability: with its products which are EPD certified. But also with the new building. This lighthouse project indicates how sustainability can be transferred into construction and management. As president of GNI I congratulate EGGER on its enthusiasm and application of sustainability in construction and real estate. With these actions visions are turned into lived tradition. The paradigm change towards sustainability becomes therefore a reality.
Philipp Kaufmann, founding president of the Austrian society for sustainable real estate (GNI)
28
Through the certification of buildings, it is made transparent which ecological, economical and sociological effects building materials and building techniques have on the environment. With an GNI/DGNB certificate, investors and builders can offer measurable proof of the quality of their construction projects. Sustainability certificates are increasingly gaining importance in part because more than one third of all resources consumed by the construction and real estate industry in Central Europe are ascribed to the construction and operation of buildings. Depending on the usage profile, the DGNB certification system incorporates approximately 60 criteria from the fields
of ecology, economy, socio-cultural and functional aspects, technology, processes and location. Detailed information on all criteria must be provided. If these are met in an adequate manner, the building receives the DGNB certificate in the gold, silver or bronze category. The gold certificate is awarded for outstanding compliance with 80 percent of the requirements.

Building certification
Our environmental product declarations contribute to a precise evaluation of the environmental relevance of buildings.
Jana Sprockhoff, Product Management Constructive at EGGER
30
Through environmental product declarations (EPDs) which were confirmed by independent experts, EGGER could facilitate the certification of the building in Radauti. They contain for the utilisation phase information in the form of tests and proof of reaction to fire, physical properties such as heat insulation, acoustics and to emission behaviour of timber products. Besides, this provides the necessary related building material information for the planning and advertisement as well as the documentation for the building performance certificate and building manual. For the end of the life cycle,
EPDs provide possible scenarios for disposal and recycling and the environmental impacts resulting from it. This relevant information has flowed directly into the criterion for warrants of apprehension regarding ecology and has had an influence on the total mark of the DGNB certificate, which is 13.5 percent.

Recycling
Through the use of recycled waste wood, EGGER eliminates environmentally harmful CO emissions. An expansion to that effect is planned in Radauti.
CO
Processing wood into EGGER products binds 3.6 million tons of CO * annually. This corresponds to the CO emissions of 800,000 households **. With its biomass power plants, EGGER saves CO emissions of 640,000 tons annually throughout the group compared to the combustion of natural gas.
* Established from the greenhouse potential of the EGGER EPDs (in kg CO equivalent, on the basis of the production figures 2007/08) ** An average European household with three people uses approximately 4.5 tons of CO per year, source: according to EUROSTAT 08/2008
