Ill be the rst one to admit that Its not a perfect science to pricing homes before they come to market. We take several components into consideration and there are times to price a home aggressively, times to price a home in-line with area valuations, and a time to price a home at a premium level as it relates to extraordinary demand (case and point - take a look at much of the $1.3M to $1.7M price range throughout the areas). We put a few homes into escrow since the last Digs blog and in each example the homes were sold very close to the Sellers ask price. Interestingly, and here is something the data cant tell you, each of these Buyers have been unsuccessful in bidding on homes in recent weeks prior to successfully opening escrow. And I think this is a story youll hear from all recent home buyers in our South Bay marketplace

One of the most notable landmarks in Rancho Palos Verdes is the Wayfarers Chapel located near Portuguese Bend off of Palos Verdes Drive South. This Glass Church was built by the Churches of the New Jerusalem in 1951 as a national monument to Emanuel Swedenborg, an eighteenth-century mystic. The construction was made possible by Mrs. Narcissa Vanderlip, who donated the site, and was designed by Lloyd Wright, son of Frank Lloyd Wright. Peninsula resident and Swedenborgian Church member Elizabeth Sewall Schellenberg rst envisioned building such a chapel in the 1920s as a tribute to the churchs founder, eighteenth-century theologian Emanuel Swedenborg. Mrs. Schellenberg dreamed of a little chapel on a hillside above the Pacic Ocean where wayfarers could stop to rest, meditate and give thanks to God for the wonder and beauty of creation. Narcissa Cox Vanderlip, also a member of the Swedenborgian Church, responded to the dream and agreed to contribute land for the chapel site. She invited young architect Ralph Jester to draw up plans for the chapel. The depression of the 1930s and World War II forced a delay in developing the plans. Following the war Mr. Jester urged his friend Lloyd Wright, son of the famed architect Frank Lloyd Wright, to apply his genius to the project. Lloyd Wright found himself in complete accord with the positive outlook of the Swedenborgian Church and its emphasis

on harmony between Gods natural world and the inner world of mind and spirit. Architect Lloyd Wright brought the various ideas for the chapel into reality. As with many of Wrights buildings, the chapel features geometric designs and incorporates the natural landscape into the design. This unique structure was specically designed to serve as a chapel for meditation and prayer for wayfarers, or travelers. Made of redwood, glass, and Palos Verdes stone, the building also features numerous triangles which are intended to symbolize spiritual values. The huge, circular glass panes are also used to convey spiritual concepts. The 3.5 acre site and the cornerstone were dedicated on July 16, 1949 by the Rev. Dr. Leonard I. Tafel of Philadelphia, then president of the national Swedenborgian denomination, and the church was completed and rededicated on May 13, 1951 Today, what you are looking at is not just a glass church but a tree chapel. Lloyd Wright, had been inspired by the cathedral-like majesty of the redwood trees in northern California. The redwood trees that surround the Chapel are forming living walls and roof. Since its dedication, millions of visitors have toured the Wayfarers Chapel and its surrounding gardens. Notables married at the Wayfarers Chapel over the years include actress Jayne Manseld, who married bodybuilder Nicky Hargitay there in January 1958, Beach Boy Brian Wilson, actor Dennis Hopper, astronaut Anna Fisher and Governor and Mrs. Earl Warren.

34 years ago, Robert Freedman began selling real estate in the beach cities, and ended up at RE/MAX in 1984. Wow, I span 5 decades! says Freedman. With a background in architecture (he studied it at Cornell University), he soon realized he wanted to be a real estate agent after moving to the South Bay and realizing the amazing opportunities out here. After getting involved in development in the 1980s, he eventually founded Villa dArte Development with his wife Danielle in 2002, to build high-end homes in Manhattan and Hermosa Beach. Their new project at 717 25th Street in the Manhattan Beach Tree Section is a beautiful Cape Cod home designed by Doug Leach and contracted by custom home builder Matt Wachfogel. He is also the Broker of First Light Property Management, Inc, a family business started by his son-in-law, Taylor, and his partner, Trevor. But his heart is still in real estate sales. I am so proud of the fact that no other RE/MAX agent has sold more property in the three beach cities (Manhattan, Hermosa and Redondo) combined than I have, he proudly admits. Hes particularly excited about two of his current listings: 204 16th Street, a 4 Bedroom, Tuscan masterpiece. The second is a new home, just completed by One World Development, in the Manhattan Beach Hill Section at 1026 1st Street. I think at this point most people are acutely aware of the extreme lack of inventory in the Beach Cities, he says, despite having these two new listings. Today there was only a total of 61 listings in Manhattan Beach and 61 pending sales. That means there is essentially just 30 days of inventory. To put that in perspective, thats about 3/4ths of the number of listings as a year ago at this time. In fact, in Manhattan, Hermosa and Redondo Beach combined there are 196 Listings and 253 pending sales. Thats about 3 weeks of inventory! This has been a consistent set of statistics all year and has resulted in a marked increase in prices. Historically low interest rates have helped perpetuate this dynamic. The slight rise in rates that has occurred over the last couple of weeks is pushing sales as well, as buyers look towards making buying decisions before rates go higher. The reality is that rates will stay in a relatively tight range and inventory is going to remain low. This means that upward pressure on prices will continue. Living in the same area in which he works means something special to Freedman: It is very rewarding to sell homes and develop homes in the neighborhood where we live; in a place where the sun kisses the ocean that laps on some widest and most beautiful white sand beaches in the world. That is the backdrop of this community where my clients raise their families and now many of their kids are raising their own families. It is a really remarkable thing to both live and work in a place like this. We know so many shop owners, restaurant owners, and see people we know everywhere we go. What a community; what a special place to call home.

In May of 1986, a supper club opened in south Redondo Beach, just up the street from Riviera Village. Where the nightclub Annabelles had once been located, now the Strand was ofcially open for business. Jeffrey Kuller, who had also owned Annabelles, envisioned an intimate supper club a special place were people could enjoy cocktails, dinner, and a variety of entertainment acts. With Andrew Matyas as his business partner and in charge of financing, Kuller set about realizing his dream. Yet within one year of opening, the Strand became much more than just a supper club and surpassed Kullers expectations. The Strand became so popular within the South Bay, and there was such demand for live entertainment, that Karl Gendron came aboard as a partner a few months after the clubs opening and started booking headliner acts seven nights a week which put the club over the top. Everyone from comedian Sam Kinison to legends like Whitney Houston and Ray Charles played at the Strand at one time or another. If you lived in the South Bay from the mid-1980s to the mid-1990s, you looked forward to searching through the Daily Breeze every week to see who was headlining. The common refrain up and down the beach was, Whos playing at the Strand? With such enthusiastic ticket sales, its no surprise that for ve years in a row the Strand maintained the number one spot in Performance Magazine in the category of Top 10 Grossing Clubs under 800 even surpassing the Roxy in Hollywood! Eventually, the Strands lease came up, and the nightclub underwent a remodeling of sorts and became Club Caprice in 1996. Reportedly, increasing competition from other entertainment venues cut into Club Caprices business and it closed down in late 1999. Kuller, whose family has an extensive background in entertainment, has plenty of stories to share of those glory days from the Strand. While he doesnt name names, he does share that B.B. King was among the most generous of artists who played at the Strand, and always played two days of solid shows around the holidays. He had a big bus that was set up as his living quarters, recalls Kuller. After his show, people would line up in the parking lot for autographed pictures. He would stay an hour and a half and greet everyone. He always took care of every fan. Kuller and Gendron remain business partners and run the popular Redondo Beach-based Sandblast Concerts, where the ofce walls are lined with photographs of numerous musical and entertainment acts that graced the Strand in its heyday. Stop into Sandblast sometime, and they will be happy to share their vast entertainment knowledge with you, and maybe a tidbit of trivia.

I just love the back of the chair and its pedal-like arms, Blanks said. It looks quite delicate and gives the illusion of motion because of the materials and design. Finding interest in the buttercup chair across the country, especially in the Midwest and along the East and West Coast, Blanks said customers continue to be surprised by the comfort of the chair. We wanted to have a simple, yet surprising design that really hugs to the body and doesnt push back, Blanks said. We spent lots of time on it and are very happy with how it turned out. For customers in Southern California who want to get a better look at the chair, Blu Dot has a shop at 8000 Melrose Avenue in Los Angeles. We were all about creating a minimal, modern aesthetic that is also affordable, Blanks said. I think we succeeded in producing a cool and modern chair. that Blu Dot, a furniture company based out of Minneapolis, uses to describe its buttercup chair. The second chair the company ever designed, co-founder Maurice Blanks said Blu Dots goal with the buttercup chair was all about making it modern yet comfortable. We did a ton of sketching and built a ton of full size prototypes before coming up with this design, Blanks said. We really wanted the chair to suit the human body and a range of different body types. Blanks said the inspiration for the chair came while looking at different furniture from the 1950s and 1960s. This can be seen in its sleek design made of bent plywood with a brushed stainless steel base. Available in white oak, graphite on oak or walnut, the buttercup chair is also available as a rocker. All colors and both versions cost $899.
