Marketed as a castle within a castle, the 12-story 150 West 22nd Street, otherwise known as the Chelsea Castle, features a restored lobby and a number of gothic elements, including gargoyles, dragons, vaulted ceilings and arched doorways. Following the departure of tenant Geoff Howell, whose studio occupied the basement, ground and second floors, an opportunity for new tenants has emerged. A division of the space is possible, including an option for a retail tenant. However, the buildings position in the heart of Midtown South, on the border of Chelsea and the Flatiron District, places it in the center of the citys hottest office submarket, and the potential exists for a co-working space to take all three floors. Jay D. A. Fuller of M. Rappaport Co. and Eli Someck of Redwood Property Group spoke with The Commercial Observer about some of the buildings unique features and the different possibilities available to potential tenants.

The building boasts extremely high ceilings, ranging from nine and a half feet in the basement to more than 17 feet on the higher floors. The heights do have their drawbacks, however. You do not get light in the front because of the high ceilings, Mr. Fuller noted. And theres light in the back, but its not great light in the back. The buildings 7,000-square-foot second floor, with ceiling heights soaring to 13 feet, features large, front-facing windows, presenting a branding opportunity for a potential tenant. That could be an opportunity for someone to put up their signage to give themselves a little bit of a street presence, Mr. Someck said. In keeping with the design of the building, were not going to put a scrolling bulletin board up there. The former tenant, Geoff Howell, who operated a woodworking studio from the building, crafted the entrance on the ground floor from the doors of an old brownstone. What he told me is, whatever we end up doing, dont throw his doors away, Mr. Fuller said.

The buildings third floor features two 20-foot screening rooms, available for rent by the hour. These are film-editing rooms, Mr. Fuller noted. They do Law & Orderall different kinds of [shows], but the nice thing is we have tenants in the building who use those for training films. Keeping with the castle theme, the brokers will be placing a suit of armor in the buildings lobby. Were cutting the belly out of a suit of armor and putting the directory in, Mr. Fuller said. That should be in the next month or so.
