Press Release: UIC Announces DeTonty Commons Project in Shaw Neighborhood

For Immediate Distribution
UIC is pleased to announce that it has been selected as the developer for 16 new green homes in the historic Shaw Neighborhood of St. Louis by the St. Louis Community Development Administration (CDA). The project is th supported by 8 Ward Alderman Stephen Conway and the Board of the Shaw Neighborhood Housing Corporation. The project will be known as DeTonty Commons and will be located on the 4100 Block of DeTonty Street. UICs plans call for the creation of two landscaped courtyards, each lined with 8-homes. The homes will be oriented perpendicular to the street and will be built to match the proportion of the story-and-a-half style bungalows that have a historical precedent in Shaw and the surrounding Garden District neighborhoods. Large front porches with garden trellises will face onto the central commons create a distinctive neighborhood feel. The project draws on the rich development patterns of the Shaw Neighborhood, with various precedents for deviations from the traditional block layout, such as Hortus Court or Shaw Place. We chose a smaller building type in the bungalow to complement the proportions of the commons, while mixing in contemporary design elements to give them their own unique identity says Sarah Gibson, UIC Design Principal. Homes will range from 2 to 4 bedrooms, with base prices ranging from the $180s to $250s. Plan variations include features such as ground floor master suites and roof terraces. The homes will include many of the green features that UIC has employed in other developments and UIC will to seek Energy Star certification on all homes. These homes start with a base of a very well built home, with many of the green and energy saving features we feel strongly in, but with plenty of opportunities for personalizing the homes to your needs and tastes. We have had great success in other developments, such as Botanical Heights, with giving buyers access to green technology and options in a very accessible format states Brent Crittenden, UIC Managing Principal. Final plans are subject to Missouri State Historic Preservation Office review, but UIC intends to start work on the project in the fall of this year, with residents moving in early in 2014. Pre-construction sales are available now. Please go to livegreenstl.com for more details or schedule a meeting with UIC Sales Manager Cara Clayton at our sales center located at 4258 McRee Avenue by calling 314.881.2333. Midwest Regional Bank will provide construction financing for the project and will be the preferred mortgage lender. Interested buyers can call Jim Norton at 314.482.4390 to discuss mortgage options and rates. Urban Improvement Company, or UIC, is a St. Louis based integrated practice in architecture, construction, and development. Chris Hulse joined UIC in 2011 as a Principal to lead real estate operations. In 2012 UIC was awarded a Developer of the Year Award by the City of St. Louis, primarily for its work in the Botanical Heights Neighborhood, where they are completing a first phase that includes 28 homes, a new building for City Garden Montessori Charter School, and restaurants Olio and Elaia.
