Beyond Gold to a New Level of Building Excellence.

Located just five blocks from the White House, 1331 L Street embodies the highest standards of sustainable design to create an environmentally responsible building that shines for its location and quality construction. Today 1331 L Street is one of just a small handful of properties nationwide to be certified as a LEED Gold Core and Shell office building.

In late Spring 2011 a major build-out targeting LEED Platinum level certification will be finished. This build-out will take the building far beyond its present LEED distinction to a new level of Platinum performance, economy and design.

Blue Chip Location, Blue Chip Neighbors.

The buildings neighbors number some of the Districts most respected organizations, including the Associated Press, Pricewaterhouse Coopers and prominent public-sector organizations. Slated to be finished in 2012, the blocks newest neighbor, New York University, is constructing a 12-story mixed-use academic center targeting LEED gold certification. The area is also well-served by public transportation and many other amenities.
n East End location includes upscale restaurants,

hotels and shopping.

n Just north of the McPherson Square Metrorail station. n Unique multi-street accessibility from the

buildings garage.

Impressive, High-Tech Exterior.

The continuing transformation of 1331 L Street includes striking design features that will enrich the visual experience for building visitors and the public.
n A high-tech dispatch center complete with dozens of

always-on monitors will be open for public display from the sidewalk.
n Tasteful, prominent signage will identify the buildings

chief tenant, CoStar Group.

Lobby Excitement.
The removal of the current staircase will open the atrium-style lobby for a two-story high video wall. The spectacular video display will present a real-time view of the commercial real estate industry in action, in addition to other periodic messages. An energy-usage dashboard will also present the buildings energy performance advantage for all to see.

A Center of Learning.
Included in the continuing build-out is a tiered-level 50seat auditorium that will provide a superb venue for live and video-cast lectures. The auditorium will be equipped with the very latest audio and video technology.

Open, Flexible Work Environments.

In the spirit of sustainable design, nearly all floors offer open, columnfree design flexibility that maximize environmental performance through light harvesting, eco-corridors and other proven sustainability methods.

Rooftop Comfort, Beauty and Performance.

The impressive rooftop terrace is being enhanced with a green roof and live Living Wall, serving to brighten an already striking setting for lunchtime, meetings and special tenant events.
