Scope of Works , Time Lines and Cost :S No 1 Scope Project Initiation & Budgeting :-Assisting ownership for Initial

Conceptualisation and preparation of feasibility budgets , Land dealings and conversions etc , actual Budgeting to suit business model etc Key Appointments :-Coordinating the appointments of key designers and hotel operators like architects , MEP Designers, Interior Designers, Kitchen ,Laundry and Back office designers , Lighting and audio visual designers , safety/security/acoustic designers , hotel operators ,liaison agents etc Design Management :-Coordinating and getting all designs done up by all above design consultants ,matching to owners vision ,budget , and operators requirements . ( Design Management Tender & Procurement Management :-Coordinating the tender process , preparation of base prices for negotiation , negotiating along with owners , issuing of all work orders , and similarly coordinating for all procurement process of client brought out items . Construction Management : Setting up site supervision staff , Collection of working drawings , setting to work through contractors and regular inspection of works , conducting regular meetings for assisting contractors to continue the work flow , ensure quality ,ensuring site safety , quantity survey and billing certification (For all works including Civil , MEP,Interior , Utilities and other miisc equipments Site Supervision : - Done by site team during actual site period only . Daily monitoring of works ,quality ,receipt of materials and raising material Indents and its record , coordinating with PMC for any problems , drawings ,clarifications etc , adhering to work orders conditions and check lists as provided by PMC core team and site safety ,quality and security . Coordination for Statutory Approvals :- Preparation of list of licences and approvals needed for the project ,follow up and coordination with liaison agents to apply and get them in time ,attending for any type of approval committees a owner representative like environment clearances of MoEF etc where ever applicable Programme Management :- Preparation of detailed activities and milestones , preparing a schedule in primavera P6 project management soft ware ,regularly tracking and monitoring schedules , budgets etc and communicating to concerned stake holders to take corrective action . Providing detailed project progress reports to owners and regular progress review meetings with owners till project completion Project Handing over : On completion of project facilitate smooth handover to owner or operators including maintenance and operating manuals ,guarantee documents , facilitating operators training etc .
