Chewing gum magnate William Wrigley Jr. purchased Catalina Island in 1919 and shortly thereafter in 1921 gained a controlling interest in the Chicago Cubs in 1921. He then became the rst baseball owner to bring a major league club out West for spring training, building a facility for the Cubs on Catalina in 1921 that he called Wrigley Field. It was the rst baseball facility to bear Wrigleys name. It opened up earlier than the minor league Los Angeles Angels baseball facility of the same name which Wrigley built in 1925 in South Los Angeles. Coincidentally, one of the streets bordering this ball park was named Avalon, the location of Wrigleys Catalina facility. The more famous Chicago ballpark was known rst as Weeghman Park, and then as Cubs Park, before being renamed Wrigley Field in 1926. The Catalina Wrigley Fields dimensions were built identical to those of the major league clubs Chicago home eld. Only a plaque noting the location remains now on the grounds of what is currently the Catalina Island Country Club, though its clubhouse is the same structure that Wrigley built for the Cubs. The locker room for the country club is the same locker room used by the Cubs during their spring training visit. The Cubs trained on Catalina every spring from 1921-1941, and from 1946-1951 (The island was controlled by the U.S. military during the war years). An amazing array of baseball stars spent their springs in the bucolic setting, including Charlie Root, Phil Cavaretta, Charlie Grimm and Hall of Famers Rogers Hornsby, Dizzy Dean, Gabby Hartnett, Joe McCarthy, Grover Cleveland Alexander and Hack Wilson. The team would arrive every spring on one of Wrigleys eet of ships used for transportation from the mainland. These included the Hermosa, the Cabrillo, the S.S. Avalon, and, beginning in 1924, the S.S. Catalina, The Great White Steamship. After disembarking, the team would join the fashionable set and stay at the islands fanciest hotel, the Hotel St. Catherine on Descanso Bay. The club would spend most of the spring playing intra-squad games, though occasionally outside teams such as the Pacic Coast Leagues Los Angeles Angels would make the trip over for some games, and the Cubs would make the trip to the mainland right after spring training for exhibition games with West Coast minor league teams. The teams home games were free, and the stadium was a major tourist attraction on the island during spring training. The Cubs last season on the island was 1951. A spell of bad weather, including a snowstorm, may have played a role in convincing the team to move spring operations to Mesa, Arizona.

How sustainable are recent price increases and how likely are they to repeat?
Personally, I dont think the market will be able to stand another year of double-digit appreciation in home prices. However, market conditions seem to indicate a continuation of price increases in 2014 based on the combination of low inventory, low interest rates and current buyer demand. With the exception of Manhattan Beach and a few neighborhoods, Inventory is actually on the rise in the South Bay. As of January of 2013, there were 976 homes for sale and as of right now there are 1407. Manhattan Beach, however, is at an all-time low with only 33 homes for sale compared to the peak of 2013 when there were 72 homes for sale. In 2008 when the market crashed, there were approximately 300 homes listed for sale. Manhattan Beach seems to have a knack for bucking trends it appreciates sooner and when the market crashes, it crashes later. We also see that in some of the prime areas of the South Bay, including parts of Hermosa Beach, Palos Verdes and Redondo Beach.
The coming year will likely see higher interest rates that will erode purchasing power, although it still may end up being one of the best buying times in our lifetime. In case anyones counting, visitors to Ray Kappes mid-1960s residence in the Rustic Canyon neighborhood of Pacic Palisades number in the several thousands. His home has been featured in museum exhibitions, received numerous prestigious awards, and even starred in a couple of popular television series. But the houses storied status cannot overshadow the fact that it was designed by Kappe himself, who is considered a living legend by architectural cognoscenti around the world. At 86 years old, the founder of the groundbreaking Southern California Institute of Architecture (known as SCI-ARC) is not content to rest on his professional laurels. He is currently busy working on a private residence in Beverly Hills and a Los Angeles condominium project that will feature a large-scale screening room on the ground level. South Bay Digs was recently granted an exclusive interview with Kappe, who shared his thoughts on everything from environmentally friendly design to the unique challenges Southern Californias urban landscape poses to architects today. Starting SCI-ARC gave me the opportunity to explore architectural education in an open-ended manner [without] the typical administrative oversight that one would have in a university. As founding chairman [of the Department of Architecture] at California State Polytechnic University, I had the opportunity to develop the program with the typical constraints, and even though it was a more conventional program, I SOUTH BAY DIGS How did you choose architecture as a profession? Was there a specic moment in your early life that inspired you, was it more of a gradual evolution, or a little of both? RAY KAPPE When I was very young I drew a great deal and took art lessons at the Walker Art Institute in Minneapolis until I was 12 years old. My favorite subjects in school were math and science, and I thought I would become an engineer. But in my junior year of high school I read an article about architecture that described the traits necessary for that profession, and I realized that my early love of art and my later preference for math and science would probably be a good combination for becoming an architect. At SCI-ARC we were able to use a college-without-walls concept. We intended to use the whole Southern California area as a learning laboratory with an emphasis on the individual student. With fewer students, 75 to 125 in the rst year, education could be more personalized with greater exibility and more options. Through the use of interdisciplinary seminars, community leaders and educators from all areas of study were brought to SCI-ARC to impart knowledge in the behavioral sciences, ecology, economics, philosophy, politics, history, literature and the arts, exposing students to the broadest spectrum of thought. was able to explore new ideas. SBD As the founder of SCI-ARC, what was your motivation for breaking away from conventional architectural education? RK At that time, 1972, the idea of allowing as much freedom and student involvement in the development of the school made it possible for us to become an unusual learning environment. I think it inuenced other architectural programs nationwide. In 1998 I received the rst Distinguished Alumnus Medal in Architecture at UC Berkeley, and I remember being introduced with the statement that I had changed architectural education.

SBD Tell us about some of the architects who have inuenced you. RK I dont think I was inuenced by any one architect. When I attended Berkeley in the late 40s and began my architectural practice in the early 50s, you have to realize that the modern masters were Wright, LeCorbusier, Mies, Gropius, Aalto and Mendelsohn. Locally, there was Neutra and Schindler followed by Soriano, Ain and Harwell Harris. The language of architecture is learned by understanding the vocabulary of all of ones predecessors. I also had worked for Anshen + Allen producing Eichler Homes, and Carl Maston where I worked on housing, commercial and public work. The time with Carl was probably the most inuential upon me since it came just before I opened my own practice. Like any of the arts, one evolves to ones own place in a profession through a process of building. I was fortunate as a young architect to have a large amount of work, completing designs for 70 projects in my rst 10 years.
SBD Youve been called one of the earliest proponents of green architecture. What are your thoughts on the evolution of environmentally friendly architecture over the past 30 years? RK Although I have always been conscious of climatic response in my design approach, the 1975 California prescriptive energy code made it necessary to reevaluate much of my earlier work. Even though this work had been site-sensitive and oriented relative to the sun and wind, the glass-to-oor ratios were well above the prescriptive standard of 20 percent. This caused me to research the actual energy used to heat these houses and compare them with houses in the same climate zones that met the prescriptive standard. Most of my houses were more energy efcient than the conventional houses. I therefore continued to design as I had before while meeting Title 24 requirements. I was able to convince clients to incorporate many of my methods of reducing energy use as long as there were government subsidies. That was over 30 years ago.

[continued from page 77] Today the LEED certication program has had a tremendous effect upon architectural design. There is hardly an architectural project today that doesnt strive for either silver, gold or platinum LEED certication. A prefab residence I designed was the rst platinum LEED project in the United States in 2006. Today it is commonplace in all building types. It is wonderful that most of the country accepts global warming and climate change theory, and that environmentally friendly architecture has continued to increase to help [reduce] carbon emissions. [Editors note: Kappes green pre-fab house in Santa Monica, based on one of his 1960s concepts and built in just eight hours in April of 2006, was named one of GQ Magazines 10 Coolest Eco-friendly Buildings in the World in 2007.] SBD In your experience, what challenges does the Los Angeles area present to architects? RK I came back to Los Angeles to practice after graduating from Berkeley because I felt that there was so much opportunity to work on urban design and planning projects. During the 60s, I was involved with the Goals Council for the City of Los Angeles. I chaired the Housing Committee and wrote a paper on communication and transportation for the Planning Department. RK The greatest challenge for Los Angeles today is transportation. The city is in total gridlock except for a few hours of the day. The Metro system has a long way to go and will probably never solve the problem since Los Angeles covers a vast area. The Goals Council in the 60s arrived at a centers concept connected by a transit system [linking] all of the centers.

RK We have not come close to accomplishing this goal. In an earlier transit study, I proposed an individual transit system using small, electric computer-controlled vehicles on the then-planned freeway system. I still predict that someday we will have to incorporate such a plan to increase the freeway system by possibly ten-fold. Driverless electric cars with radar capabilities already exist, and if we could get everyone into smaller vehiclessince cars usually are occupied by one personthe freeways in their present state would provide much-needed relief [from gridlock] in this city.

RK The spatial quality of the house came about because of the site condition. The house is sited parallel to the street, making the hill behind it address the structure at 45 degrees. The solution was a direct response to the underground springs. By raising the residence above the site, the land runs continuous through the structure, which is supported by six concrete towers. The roof is at about the same level as the at land at the top of the hill, and its used as a deck in conjunction with the 50-foot lap pool and pool house. This in essence creates three levels of land useall of the land under the house, the oor levels, and the roof level. For me, the creative process in any project stems from the owners program, the site conditions, and the constraints [from] the planning and building departments. Most architectural projects are not designed in the abstract or created with some grand concept. SBD Looking ahead, what are your thoughts on the future of architecture in Southern California? RK I suppose it will continue much as it is presently. However, technological advances could make changes that are hard to predict. I am sure there will be more mixed-use and densication, especially around transit stops. SBD What kind of impact has Southern California architecture had around the world? RK I think Southern California residential architecture has always been SBD Your home has been widely acclaimed for its design. Is there something about the creative process that you consider particularly unique? inuential. It was especially so during the time that Arts and Architecture was published in Los Angeles. Today we have several inuential architects with international reputations that have inspired national and international architects.

When hes not at his job as an aerospace engineer in the South Bay, Pearce is putting painstaking work into restoring the home to the way he remembers it. I have vivid memories of the house when it was less than 10 years old, Pearce recalls. Everything was shiny and beautiful and new. My goal is to get the house back to where it matches my memories, and reverse the decades of life its been through. Known as the Wilbur Pearce house, the home is named after Konrad Pearces grandfather, an Akron, Ohio businessman who was transferred to Los Angeles in the mid-1940s while working for the Firestone Tire and Rubber Company. The Frank Lloyd Wright connection happened before the elder Pearce and his wife left Ohio. My grandmother taught at an art school in Akron, and she contacted Frank Lloyd Wright to come lecture at the school, Pearce begins. They corresponded, he came to give the lecture, and while he was there they discussed my grandparents home in Akron, a modern-style house they put up for sale when my grandfather was transferred to LA. Wright told Pearces grandmother that he was designing homes in California, and he asked her to write to him when she and her husband got settled. His reason for requesting a letter would be music to the ears of modernday Frank Lloyd Wright fans: He said he would love to design a house for them, Pearce says. Designs for the house were drafted in 1950, but the home wasnt built until 1955. The curved shape of the residences south-facing side has a functional as well as aesthetic purpose. Wright used a term called solar hemicycle, explains Pearce. The curved south face of house allows the sun to come in at the west end in the morning, and again at the east end in the evening. This double dose of sunlight heats the homes concrete slab. A radiant-oor heating system circulates the heat throughout the rest of the homes slab oor. Pearce notes that Wrights early use of passive solar heating is used in homes today. He adds, Having a warm concrete oor is a really nice way to heat the bottom of your feet. It feels like a warm rock in the sun. Wright presented a number of drawings to Pearces grandparents, each with a different conguration. The property sits on a ridge with spectacular vistas of the mountains to the north, yet one of the renditions showed a solid wall on the north side of the house. At the elder Pearces request, Wright redrew the plan, raising the roof and adding clerestory windows to capture the mountain view. He also opened up some of the north-facing walls with oor-to-ceiling windows. On some days, you can stand in the living room and see the mountains to the north, and then turn around and see Catalina to the south, Pearce describes. The magnicent views are what he enjoys most about the house. You feel lots of openness, lots of light, and on days when there are clouds in the sky its phenomenal. Even with a roof over your head you never feel enclosed or locked inyou feel as if youre part of the environment. [continued on page 97]

[continued from page 94] Signature Frank Lloyd Wright touches abound in the home, including a small entryway that keeps visitors from lingering there and instead draws them inside. The blurring of indoor-outdoor boundaries is accomplished through Wrights characteristic oor-to-ceiling glass doors and windows. And instead of a garage, a cantilevered, overhanging roof provides a carport, a word coined by Wright himself, if you believe everything you read on Wikipedia. But the best part, quips Pearce, is that unlike a typical garage, there are no posts or walls to back into with your car. Perhaps one of the most unique aspects of the home is that it is one of only 60 Usonian houses Wright built in the U.S. The term Usonian describes Wrights vision of architecture for the average American. Usonian houses are made with local materials and are characterized by at roofs, a modest footprint, radiant-oor heating, clerestory windows and a visual link between indoor and outdoor spaces. Most architects build small homes and get bigger, but Wright turned it around and started huge and went small, explains Pearce. Usonian homes were built from common materials designed in a way that had artistic value. Hed use grade raw unpainted concrete blocks and make an exceptional design with that. Restoring this home is the project of a lifetime, but when my father transferred the property to me, I didnt ask whether I wanted to do it, relates Pearce. I grabbed it and said this is something I have to do. No discussion. Keeping it in the family is a big part of my joy; its history and its my family history. Its always been our house. Owning a historic home, admits Pearce, does not come without its drawbacks. Its a challenge to wash 53 windows, and with glass in almost every wall, its not a home for someone who cherishes privacy, he says. Normal wear and tear can also present some headaches. Three years ago, he had to rebuild the septic tank because it had been inltrated by the roots of oak trees growing on the property. Still, Pearce feels privileged to own a home of such historic signicance. Because of the homes rare status among Frank Lloyd Wright designs, Pearce has allowed certain groups to tour his house. Many of the people who visit the house have much more experience and knowledge of Frank Lloyd Wright homes than I do, he says. As they look at the house, Ill ask them, how would you x this, or what would you do here? Im always trying to get new ideas and its a great help that theyre willing to share their knowledge.

Over the years, the home has evolved into a personal retreat where one can enjoy the same comfort and perks theyd nd on a luxurious getaway. Its no different in the South Bay, where homeowners are opting to transform their residence into a resortlike hideaway. Nothing says private oasis like lush landscaping, and some key trends are redening how we look at outdoor space. Relaxation is the main driver behind landscaping today. Blending the interior and exterior of the home is one way to create a relaxing environment. The use of bold colors in outdoor spaces brings the indoors outside, with shades of orange especially popular at the moment. Water features also contribute to a relaxed environment. The soothing sound of water inspires homeowners to install various types of fountains in multiple exterior spaces. While sculptural fountains remain a top pick, a popular alternative at the moment are basalt (volcanic rock) fountains. Architectural pottery has also become an important way to create a relaxing outdoor space. Gone are the days of heavy concrete pots and dreary colors. Now, its all about brightly colored glazed pots from Thailand and Vietnam. People are staying home more to create a safe haven that is a comfort zone, says Joan Grabel of Park Slope Design in Redondo Beach. Even people who dont have a lot of money are doing it on a different scale. You want it to feel peaceful at home. Turning an outdoor space into a social place is another huge trend. To make it
happen, outdoor kitchens and re features are being installed on patios, decks and backyards. This allows homeowners to linger outside with their guests, and it creates a beautiful environment for entertaining. Night lighting, heating lamps and even sound systems set the mood for an outdoor social space. When it comes to the types of plants homeowners are choosing, the focus is on succulents and native or exotic plants, owers and grasses that are appropriate for the local climate. Varieties from Mexico and Australia also are used. Regardless of their origin, all are low-water plants. Low water doesnt have to be barren plants, Grabel notes. People used to think of low water as in cacti, but now it is more than that. You can get an incredibly lush look from succulents using agave and other plants. It doesnt have to be sparse. In a similar mind-set, many homeowners are focused on using only what they need and using efcient irrigation methods like drip irrigation. Most have sensors installed so that when it rains, the automatic watering systems shut down. National trends in organic eating and a raised awareness about sustainability and environmentally sound lifestyles have upped the interest in growing edible plants and gardens at home. Organic potting soil, planter mix and fertilizer are in high demand by homeowners. People really want a functional space, Grabel notes. Land has become so precious that you want it to be aesthetically pleasing and functional.

Lighting designers should stay away from popular trends, says Dave McCarroll, and instead focuses on each projects unique design and potential, as they did with this private residence. Photo courtesy of KGM Lighting.

When asked about the use of lighting to enhance an interior space, Dave McCarrollof Kaplan Gehring McCarroll Architectural Lighting, Inc. (KGM)says that architectural lighting designers stay away from trends, preferring to create timeless yet provocative spaces. You may feel good in the space and not know why. In other words, the lighting has a synergy with the architecture and really reinforces the bigger architectural idea. Sustainable lighting design is more than a buzzword or simply selecting sustainable light sources. One must balance qualitative principles along with quantitative principles in order to create exceptional energy-efcient spaces, says McCarroll, an advocate of LED lighting because of the energy savings and reduced maintenance. You have to be careful not to compromise the aesthetics of a space in the spirit of sustainability. LED lighting has nally advanced to the point that it has proper warm color, dims easily and produces adequate light. Most residential projects McCarrolls rm works on have lighting control systems that generate signicant energy savings from something as simple as dimming ahalogen light down to 60 percent, resulting in a 40 percentenergy savings. For the moment,
and with the initial cost of LED xtures, we would recommend a control system over LED xtures in a residential project, says McCarroll. Controlling natural daylight is the most efcient way to create balance. Competing with the sun is a losing battle, states McCarroll. Architects are masters at developing fenestration and shading devices that allow soft bounced light in, yet control direct glare. Interior window treatments and roller shades that are on automated control system can be programmed to raise and lower automatically, depending on the angle of the sun. The net result of such a system, McCarroll says, is that the light level remains the same whether the day is cloudy or sunny. As for color, incorporating it into a project is a tricky thing; it can become pass very quickly if its not carefully orchestrated. We utilize color when appropriate and often the colored lighting may even have the ability to show imagery and video content, explains McCarroll. Color is very powerful experientially; we just like to integrate the lighting sources into the architecture and not have color changing theatrical xtures clipped to the architecture. We have done several projects in China and their culture mandates color. In the United States we use color more sparingly and with more grace.
