The earliest known inhabitants of the area now part of the City of Lomita were the Gabrielino Indians in a village they called Suangna, or Place of the Rushes, near what is now the intersection of 230th Street and Utility Way in Carson. This land was originally a small part of the Spanish land grant called Rancho San Pedro, given to Juan Jose Dominguez in 1784. Jose Dolores Sepulveda had grazed cattle in the area below the Palos Verdes Peninsula since 1809, and had many on-going disputes with the Dominquez family over Sepulvedas claim to a large portion of the Rancho San Pedro. During the period from 1865 to 1880, the Sepulvedas were engaged in 78 lawsuits, six land partitions suits, and 12 suits over eviction of squatters. At the conclusion of these complicated law suits on September 25, 1882, Rancho de los Palos Verdes was partitioned into seventeen portions. The largest share, the 17,085 acres which constituted the Palos Verdes Peninsula, was awarded to Jotham Bixby, with only about 4,411 acres (most of the town of San Pedro) awarded to the family of Sepulveda. Nathaniel Andrew Narbonne and his partner Ben Weston received 3,574 acres which constitutes most of present day Lomita. Narbonne had moved to Lomita from Sacramentos gold rush country in 1852. He had initially worked with General Phineas Banning in Wilmington and later, with partner Ben Weston, grew wheat and raised sheep on Santa Catalina Island. Lomita gets its name for the Spanish word for little hills. Development in Lomita began in earnest in the period of 1907 - 1909. In 1907, the W. I. Hollingsworth Company purchased a large tract of land just north of the Palos Verdes hills. The company intended to make the seven square mile subdivision a Dunkard colony after several of its clients, who were Dunkards, had expressed an interest in founding a settlement in the Los Angeles area. In 1923, oil was discovered in the Lomita area. About 500 acres of land in Lomita were used for drilling for oil. Property values skyrocketed. Lots that had originally been purchased for $300 to $400 sold for as much as $35,000. In the 1930s the predominant land use was for farming of celery and strawberries. Development boomed immediately after the end of World War II. By the early 1960s all but approx. 1.9 square miles of the original 7 square miles of the original development of Lomita had been annexed by the adjacent city of Torrance. After several unsuccessful attempts, the City of Lomita was incorporated on June 30, 1964. Lomita is served by the Los Angeles Unied School District. In 1989, 1993, and 1999, the citizens of Lomita attempted to secede from the Los Angeles Unied School District, but were unsuccessful.

Its a good year to own a home in California, as the median home price here is projected to increase by six percent in 2014. And buyers can look forward to the end of frustrating bidding wars with 20 or more other potential homeowners. These are some of the trends to watch in the coming year, say economists at the CALIFORNIA ASSOCIATION OF REALTORS, or C.A.R. It used to be that the bidding was driven by investors and international buyers, says Selma Hepp, senior economist at C.A.R. But theyve pulled out and youll be seeing less all-cash deals. People who want to buy homes to live in [as opposed to investment properties] will feel more comfortable entering the market because the bidding has subsided. Last year got off to slow start in terms of home sales, but a summer frenzy saw prices rise too high too quickly, according to Hepp. This discouraged a lot of buyers. Up until that point, foreign and domestic investors had steadily supported the market, but the summer drop in affordability eventually discouraged them as well. In Manhattan Beach last year, the median home price was $1.4 million, up 20 percent from the year before. On the Palos Verdes Peninsula, prices were up five percent. Hepp notes that projected home price increases for 2014 may be a reflection of the changing mix of the types of home sales. The supply of distressed properties, or short sales and foreclosures, dropped dramatically as 2013 drew to a close, meaning more expensive homes will be sold this year. As the market continues to improve, more
previously underwater homeowners will look toward selling, making housing inventory less scarce in 2014, said Leslie Appleton-Young, C.A.R. vice
president and chief economist in a press release. As a result of these factors, well see home price increases moderate from the double-digit increases we saw for much of [2013] to mid-single digits in most of the state.

Hepp predicts more activity in the spring, as prices stabilize. New regulations related to mortgage financing will take effect this month, which means many players will take a wait-and-see approach. Everyone has accepted the fact that tapering will happen, Hepp says, referring to the gradual slowing in the purchase of securities by the federal government, although we wont see things happen quickly as we dont expect knee-jerk reactions from the government. Interest rates are projected to increase to five percent in 2014. While this makes the market more expensive, Hepp notes that different regulatory layers will play into mortgage financing. This will affect who will be able to get financing, and how easy lending will be, says Hepp. But mortgage lending may not necessarily be more difficult, as banks are expected to find new mortgage products to bolster revenue streams. For a while, banks largely relied on refinancing, Hepp states. Weve pretty much refinanced what were going to refinance. Refis decreased significantly and banks are looking for other sources of income, such as alternative mortgage products. She is quick to point out that these are not the ninja or shady products, but perhaps more lenience in terms of mortgage lending.
Worth noting in 2014 is the question of inventory. Much of the reason we had so much pressure on prices came from a lack of inventory, observes Hepp. Our measure is the inventory index. When sales slow down, inventory increases. And as prices go up, sellers who were waiting on the sidelines for the right moment seize the opportunity to list their homes. Raw inventory has been going up and there are more listings out there, for sure, Hepp says. Buyers looking to purchase homes for investment purposes will be pleased to know that flipping is back. Hepp foresees an increase in flipping activity in 2014. Profit margins may not be as large as they were in the pre-recession flipping heyday, but there will be plenty of opportunities to buy due to the projected increase in inventory. Overall, most experts concur that Californias real estate market will become more balanced in 2014. As summarized by C.A.R. president Don Faught in a press release, The housing market has improved [in 2013], and we expect this trend to continue [in] 2014. We expect to see a strong demand for homeownership.

History Lesson
Freedom of speech and buckled shoes werent the only things our founding fathers brought to the New World. The Cape Cod-style house began as efcient and inexpensive housing for the early settlers who landed in New England. Stone was the primary building material of the traditional English cottage, but it was hard to come by in colonial New England. Early builders improvised and made good use of the abundant forests, framing their homes in timber and swapping stone walls for shingles. Design features were all about practicality. Shutters protected windows from erce New England storms, and low-ceilinged rooms conserved heat. The steep pitched roof was designed to prevent snow from piling up on top of the house.
Name Dropping
The term Cape Cod house was coined by the Reverend Timothy Dwight IV, president of Yale University from 1798-1817. Royal Barry Willis is the architect credited with modernizing the Cape Cod home after World War II. He penned several books and articles that helped spread the style to areas outside New England.

Early oor plans were reminiscent of a typical English cottage: A simple, modest one- or one-and-a-half-story structure with two to three rooms, characterized by a steep roof with a central chimney. Over time, the style evolved to include dormers for light, space and ventilation, decorative shutters, and a larger footprint. From the 1930s through 1950s, the Colonial Revival Cape Cod house gained popularity among the middle class. Garages were added and the chimney was moved from the center to either end of the house. Today, shake shingles or clapboard siding continue to give Cape Cods their distinctive style, and most homes are designed symmetrically, with an equal number of double-hung, multi-paned windows on either side of a centrally positioned front door. Gable or shed dormer windows add to the quintessential Cape Cod style. On the inside, a traditional Cape Cod home will feature wood oors throughout and crown molding. Wainscoting is purely decorative today, although in the colonial days it helped mitigate the effects of humidity in interior walls. Typically, walls are painted in a palette that reects the Cape Cod coast, and interior doors and trimmings are painted white.
