The following is a basic description of the various programme provision options which can be provided. For all of the options identified, the appearance of output
can be customised with individual logos and annotations to suit the needs of the customer.
PROGRAMME TYPE DESCRIPTION ESTIMATE OF TIME TO PREPARE
1. Master Programme
Tender Programme
This programme is the basic requirement for any
project.
Without this programme it will not be possible to
generate any of the optional services required.
The master programme will be built up to suit the
needs of the customer and the project. For instance,
on residential developments it may be necessary to
provide a programme for each individual unit as the
basis for the Master Programme.
All programmes are produced as fully logic linked
gantt charts which are capable of critical path
analysis. The programmes can be produced with
the critical path and float either shown or hidden.
Programmes can be produced using a range of
proprietary planning software.
The programme can be produced in full colour at an
appropriate size, up to A0.
The period of time required to prepare a detailed Master
Programme will depend upon the amount of information
upon which the programme is to be based and the
scope of the project being programmed.

Where it is possible to standardise fixed elements of the
programme (such as standard apartment types!) the
programme preparation time can be considerably
reduced.

As a guide, typical tender master programmes for a
whole range of projects can take between two to three
days to produce; typical residential development
programmes comprising conversion of existing buildings
without much structural works will take approximately
one or two days.
2. Summary Master Programme This programme is produced to reduce the amount
of information presented on a programme whilst
reflecting the periods generated by the Detailed
Master programme in (1. above).
Typically, these programmes will be produced in full
colour at A3 size, however, for use in presentations
these can be produced at any size up to A0.
Alternatively they can be produced as overhead
projection transparencies.
A sample of a Summary programme is included,
entitled: Phasing Summary Programme!
This programme is produced as an extract from the
Detailed Master Programme. As such it will take only
about an hour to produce, customise and print.

3. Individual element programmes These are extracts from the Master Programme (1.
above) and can represent either the works by an
individual trade or the works to an individual area of
work.
Samples of these are included as a) Typical Block
Guide Programme and b) Trade Extract For:
Bricklayer.
See 2. above
4. Procurement Programmes Virtually all detailed programmes produced will be
linked into a typical trade package procurement
programme.
The typical programme identifies dates for a) Issue
Tender; b) Return Tender; c) Place Order and d)
Start on site. This can be expanded to illustrate
latest dates for receipt of information, submission
and approvals of samples and working drawings,
fabrication and material procurement, as required by
the customer.
This programme can be expanded to include for the
procurement of individual materials or
equipment/plant as required.
A sample Typical Trade Package Lead-in!
programme is included with this document.
The time taken to modify the Typical! programme will
obviously depend upon the level of detail required by
the customer.

In most cases, a modified procurement programme can
be produced, customised and printed in about two to
three hours.
5. Key Milestone Programme Some Customers require the identification of specific
events or milestones as individual programmes for
management monitoring purposes.
These programmes can be produced as an extract
of the detailed master programme.
A sample programme identifying Oversite!, First
Fix!, Plaster!, Second Fix! and Completion!
complete dates for a residential development is
included with this document. In this case, the
individual dates for each milestone are reported in a
tabular form at the side of the bar chart.
Where the reporting milestones have been included in
the initial preparation of the detailed master programme
the time needed to produce the extract programme will
be as for 2. above.

Where the milestones have to be retro-added to the
programme, the time required will depend upon the
number of milestones being added.

6. Cash Flow and Resource
Programmes
It is possible to allocate both cash (income and/or
expenditure) and resources (labour and/or
consumables) to individual programme activities.
In this way cash flow forecast curves, labour
histograms and resource requirement schedules can
be produced in full colour. The information can also
be exported into spreadsheet formats for
manipulation by the customer.
Samples of both a Cash Flow Programme! and a
Labour Resource Programme! are also included.
As with 5. above, the time taken to produce these
programmes depends upon whether or not the
information is available for inclusion when the Detailed
Master Programme is first prepared.
7. Progress Reporting Progress can be added to the detailed master
programme to monitor progress achieved and to
provide forecasts of the effect which progress
achieved will have upon out-turn dates.
The information resulting can be portrayed in various
formats such as marked up programmes and tabular
schedules.
From a progressed programme we can identify
areas of specific concern which should be carefully
addressed by the customer. Similarly, we can
suggest ways to mitigate possible delays.
Sample programmes are included which record
a) progress achieved up to time now! and b) the
effect of progress achieved compared with a
baseline [the original agreed programme]. A sample
tabular schedule is also included showing planned
and actual progress achieved with a measure of how
far ahead or behind programme each task is. These
reports can be produced at either the most detailed
level or as summary reports identifying only areas in
delay.
Typically, it takes about five hours to update a
programme with progress, generate a tabular report
schedule and print summary programmes which record
the current position of a project and forecast the likely
out-turn.

Where more detailed programmes are required, the
time required may vary slightly.

8. What if?! programmes By reference to a baseline of the Detailed Master
Programme we can produce programmes which
illustrate the effect of change and what if?!
scenarios. These may include answers to questions
such as: What will be the likely out-turn programme
if we alter the specification and scope of the window
refurbishment?!
The time required for What If?! programmes depends
upon the individual programme and cannot be
quantified for a typical case.
9. Claim analysis programmes The Detailed Master Programme can be used as a
tool for analysing the cause and effect of delay to a
project. This can be undertaken both in defence! of
a claim and to demonstrate entitlement to extensions
of time.
The programme analysis can be carried out with the
full support of a quantum analysis by our own
Quantity Surveyors.
