INTERNAL LIGHTING All electrical work in connection with this extension is to be in accordance with Part P of the Building Regulations.

All electrical contractors to be Part P Registered. Provide controllable, energy efficient, fixed internal lighting (comprising either basic lighting outlets or complete luminaries) that only take lamps having a luminous efficacy greater than 40 lumens per circuit-watt, in accordance with approved document l1. fluorescent tubes and compact fluorescent lamps are examples of lamps achieving the efficiency specified.

Contractor is to take responsibility to design and install an extended hot water and central heating system based on the requirements detailed in the following standards and guidance documents:- BS5449:1990, BS6700:1997, corgi installation guide, cibse guides a,b & c, BS5440:parts 1&2, the gas safety regulations, building regulations, model water bylaws, local water bylaws. boilers to meet sedbuk efficiency of at least 82%. All installations must conform the current Building regulation Part J. All copper pipework will be to BS2871 table x with a minimum nominal size of 10mm. fittings for domestic hot water and cold water services are to be end feed fittings using lead free solder. if push fit type fittings are used they shall be WRC approved and have the BS kite mark. this type of fitting shall not be installed within 300mm of the boiler. Thermostatic radiator valves should comply with bs en 215 and carry the BS kite mark. minimum system flow rates must be satisfied even when all fitted trv's have closed. Unless specified, radiators are to be manufBR201actured and tested to BS en 442 and carry the British standard kite mark. Central heating pumps are to be to BS1394 and are to be supplied complete with full-way isolating valves on the inlet, and discharge to facilitate maintenance. Pipework and equipment installed in unheated spaces, such as roof spaces or floor voids must be insulated to the requirements of BS5422, BS5449, BS6700, and the building regulations. if condensation is liable to form on pipework as might be the case with cold water services running through high humidity areas such as a kitchen, the insulation used must have a vapour barrier. all insulation used for pipework must have a thermal conductivity not exceeding 0.4w/mkat 20degc.

BRICKWALL CONSTRUCTION Brickwork to match existing. 100mm outer leaf of brickwork, 65mm cavity and 100mm inner blockwork with a thermal conductivity of 0.19W/mK. 85mm insulation to be laid in accordance with the manufactures instructions, giving a 'U' value of 0.35 W/mk. A 13mm plaster finish to inside face. 76-100mm CAVITY WIDTH walls to be tied together with stainless steel vertical twist type ties - inner leaf and outer leaf - ties at maximum centres of 750mm horizontally, 450mm vertically staggered and 300mm centres vertically around all openings if not joined by bonded jambs. Cavity to be closed at eaves, jamb and cill with vertical insulating dpc positioned in cavity prior to installation of window frame. 150mm wide vertical dpc's should be nailed to the full height of frames and should protrude into the cavity by 25mm and extend up to the underside of the lintel where it should be turned back towards the inner leaf. 150mm wide vertical dpc's to all jambs of external openings in cavity walls linked to horizontal dpc's. Vertical dpc's to be taken to outer face of joinery and mastic pointed. At cills dpc to be placed between cill and the outer leaf, turned up the back and ends of the cill. Ruberoid Hyload damp proof course system to BS 6398 1983 or equal approved. Horizontal damp proof course minimum 150mm above finished ground level, linked to dpm. Catnic intels or equal to suit all openings. All lintels to be installed in accordance with the manufacturers recommendations, to be correct size and have correct bearing at each end. Cavity tray provided over openings where appropriate protection not provided as integral part of lintel. Dpc cavity tray over external lintels should extend 150mm beyond the end of the lintel with a minimum 140mm total rise in cavity tray. Stop ends to all cavity trays with weep holes provided at maximum 450mm intervals. (min. 2 weep holes per opening). Cavity trays also to be provided where the cavity is bridged by air bricks and over meter boxes. FLASHINGS Code 4 lead to be dressed min. 150mm where appropriate to abutments, with cavity tray above this level. All leadwork to be in accordance with the Lead Development Council. Cavity trap to be provided to all abutments. LEAN TO ROOF CONSTRUCTION Min 22.5degree roof - Slates to match existing on 38 x 25mm tanalised softwood battens on breathable felt. Rafters Min 100x47 SC3 at 400 centers. Galvanised steel holding down straps at 1m centers. Min 3 Straps. 100 x 75mm tanalised softwood wall plate. Insulation 75mm Kingspan, or equivalent, laid between rafters, 50mm insulation across the face of rafters. Ventilated eaves with min 50mm of ventilation above the insulation 12.5mm plasterboard and skim ceiling, all to give a min U value of 0.16W/m2K. New Softwood Sash windows to match existing to have new 'Catnic' type lintel above window. 1 in 4 perps to be left clear to allow cavity drainage.

Fix 100 x 50mm cross noggins to stiffen unsupported ends of t&g at perimeter of room and at board joints. All joists are to have ends treated with 3 coats of green cuprinol and are to be wrapped in DPC prior to fixing to joist hangers/ pfc to external and internal walls.
