JOHN SANDAY ASSOCIATES PVT. LTD (JSA) formerly known as John Sanday Consultants Pvt. Ltd. was founded in 1985 to meet the needs of appropriate design for construction in Nepal. The companys conservationvisionwasbornoutofJohnSandayslongstandinginvolvementwiththeconservationand repair of Nepal's traditional and historic architecture. The vision broadened to encompass architectural design,seismicengineeringandmaintenanceprojectsunderJamesGoodmanasManagingDirector. JSA, a Nepalese registered company with foreign and local partners, incorporates a team of both Nepalese and expatriate architects and engineers dedicated to the creation and maintenance of a harmoniousenvironment. Throughout the fast changing region of South Asia there is a growing awareness for the urgent need to conserve or reclaim environmental quality and cultural identity while still moving towards national development. DesignProgram It is our practice to make a carefully determined program brief in consort with the client. We would suggest that after nomination as Architect we would review the program and the site conditions closely with the client. JSA is equipped and proficient with design and communication by inhouse email and computerizedsystems. StructuralDesign Besides the above seismic concerns the desires for economy maximizing spans and adhering to appropriate codes and standards determine our structural design. In general because the National Building Code of Nepal is in process of finalization all structural design work is done as per the National BuildingCodeofIndiawithincorporationofBritishandAmericanstandards. SeismicDesign Nepal has a seismically sensitive environment and therefore all architectural designs and building activityshouldbeconductedwithstrictadherencetoprevailingseismicprinciplesassetbytheNational BuildingCodeofIndia.

A:FEASIBILITY
TheArchitectwillmeetwiththeclienttothoroughlyunderstandboththeoverallvisionthatthe client holds with regard to the project and the specific character and scope of the activities listed in the clients brief. JSA reviews the functional activities elaborated in the brief as to their required spaces and conditions. With an initial site visit and study the Architect will review the general feasibility of the site of the approximate required building area and its functional requirements. With a positive assessment of the project feasibility and discussion of such with the client the Architect will convince its full Design Team to determine project targets and too refine the schedule of design. Thereafter the team will assess the site in detail. Each site offers opportunities and constraints which must be well understood from the beginning. They follow theabovelistandincludeaswellthesurroundingneighborscharacteroftheneighborhoodand desired image and accessibility of the project. The project sometimes includes the preparation of a topographical survey, obtaining geotechnical information checking main utility connection feasibilityandzoningorotherregulationswhichcontrolthesite. Fromtheroomarearequirements,augmentedtoaccountforassumedwallandcirculationarea requirements, plus determination of the approximate level of finish quality required by the clientandbuildingtypeJSApreparesapreliminarybudget.

B:SKETCHSCHEME
Based on the inception studies JSA and client together adapt the Program Brief. In consultation with the client JSA will prepare a series of sketch schemes following the clients brief exploring a series of different possibilities appropriate to the clients requirements and the site. JSA endeavors to make the design options as broad as possible at this stage to elicit ideas that might not yet have arisen within the clients project vision. Each will be laid out on the site with building shape character structural type and services indicated. Each site offers opportunities and constraints. The fit with the site will be clearly indicated in each option. Each project can be approached from different starting points and designed with different client priorities in mind. With the clients reactions and Preferencesthusclarifiedtheconclusionofthesketchschemestageshoulddefinitivelydeterminethe desiredbuildingcharactershapelocationonsitestructure.

C:FINALPROJECTSCHEME
Following the instructions from the client JSA will draw up a more detailed scheme based on the above discussions and prepare budget estimates for final approval JSA will refine the sketch scheme into the finalprojectdesign. The plans will finalized building sections prepared and structural systems determined Seismic factors will be identified and used to guide the structural and building footprint design as appropriate to the building type the Kathmandu Valley seismic vulnerability and the particular seismic properties of the selectedsite. The environmental it will be elaborated as to site access for public and service needs outdoor activity spaces viewing opportunities electrical, sanitary and mechanical systems shelter from undesirable local elementsandpassivetechnologyopportunitiesbasedonsolarwindwaterorothernaturalelements. The building exterior elevations will finalize in basic form roof, window and door types. The elected characterormetaphorbehindtheappearancewillberefined.

D:PREPARATIONOFWORKINGDRAWINGSANDCONTRACTDOCUMENTS
After receiving the clients formal and final approval of the project design JSA will prepare detailed working drawings using AutoCAD and hand drawn design techniques as appropriate to the situation or the aspect of the project consulting with engineers and other specialist consultants as required. Prepare detailed specifications draw up a bill of quantities and prepare the necessary contract documents for full tendering procedures. During this period JSA will keep the client fully informedontheworkplanandthelikelybuildingcosts.

E:TENDERINGPROCEDURES
Following the clients instructions JSA will advise as necessary on the selection of prospective building contractors and specialist subcontractors; supervise the distribution of tender documents; assess the bids and make recommendation to the client for the selection of the main contractor. JSA will offer support to the client if requested in their negotiation with the nominated contractor on the terms of the contract. JSAwill drawupanyrequestedandrequiredchangestothecontractdocumentbetween the client and the contractor for signature. JSA will establish the terms of reference for the work to commenceonsite.

F:SITESUPERVISION
Under the terms of the contract JSA will arrange a full time representative on the site and ensure regular site visits are made by senior representatives of the team to check on the qualityoftheworkandtheadherencetotheagreedworkschedule.

JSA will certify the payments to the contractor and review with the client all potential variations to the contractintermsofdesignconditionsofconstructionbudgetandscheduleofcompletion.

G:PROJECTCOMPLETION
JSA will on behalf of the client ensure that the work has been carried out according to the terms of the contract and certify the practical completion data and arrange for the project to be handed over to the client. During the maintenance period JSA will check out all defects for which the contractor is liable and make sure that they are made good. On completion of the maintenance period JSA will supervise the checking of the final project account and certify it forpayment.

(See JSA Company Statement) JSA has good trackrecordsonqualitycostcontrolandtimelines.Ourapproachincludesthefollowing: DesignandMaterials Quality is reviewed and enlisted from the start by the practice of reviewing the low and offering the medium and top quality material options. In key functional dimensions such as structure, drainage and electrical supply we try to insist on the best design solution whether it is most economical or not.Outexperiencedsupervisionteambuildsthecriticalqualitydeterminationpoints(suchaswater content of timber or through checking of structural and plumbing elements before closing team over)intothesupervisionscheduleashotspotstobemostcloselywatched. CostEstimation JSAs initial cost estimates based on working drawings stage of development are accurate to within 10%. We recommend keeping 10% contingency for unforeseen opportunities for improvement that may arise during construction and for the occasional quantity underestimation. The office building was converted from an existing commercial building. This involved the entire renovation of the interior ofthemainbuilding. The exterior work involved landscaping, constructing boundary walls, entry gates and support in buildingssuchasacafeteria,astore,conferencehallandmaintenanceareas. Besides the interior, electrification, the HVAC facility and the entire sanitation work were changed insidethebuilding.Panicdoorswereaddedtotheevacuationstairsintheexistingbuilding. The office rooms (open/enclosed) and meeting rooms were created as per the need of the client. The false ceiling and floor finish were done differently in different rooms according to their demands. The entry porch is decorated in local style traditional brick facades with wood carving elementsasstairrailing,planteretc. Since year 2007 JSA has been serving all the Maintenance Projects for DFIDNepal office and all its UKbasedstaffsresidences.

In this project JSA renovated the exterior facade of the building including roof and the entire multipurpose hall. Exterior facade renovation consisted of the design of the doors and windows, renovationoftheroofareaandfloor. Interior renovation involved the creation of a modern interior with local Nepali interior ornaments/details. Triangular shaped ceiling with window niches were used to reduce the high ceilingofthehallandachieveaplayfulinterior.Acopperhorizontalbanddecoratesthehallandalso reflects light. The walls are decorated with local hand woven Dhaka panels in different shapes and colors. The panels partition acoustically and provide as for heat/cold insulation. The floor is of soft rubberwood.Theservices(HVAC,electricityetc.)areinsidethefalseceiling. At the main entrance to the hall, an entry porch leads to the multipurpose hall and rest rooms. This space was reinvaded as a landing space, where people can hang their coats and umbrellas and accessthebignoticeboardsdecoratedwithlocalhandweavedDhaka. Lightsareplayfullyreflectedwithcopperbands.

The project involved the renovation and extension of an existing Rana building located in Lainchaur. Thetotalplinthareaoftherenovatedbuildingis188.86m2withanewextension of 25.81m2. There is a meeting hall, office rooms, kitchen/dining room on the ground floor with EU Delegates office and other office rooms located on the first floor. All the office rooms including the meeting hall have bamboo flooring and the lobby and corridors are finished with marble flooring. Theroofistreatedwithawaterproofingmembrane. The main structural system of the existing building is a mixedtype structure of pure brick masonry and reinforced concrete. All the openings and the corners of the building were retrofitted and strengthenedagainstseismicresistanceduringtherenovation.Thecolumns arejacketedandallthedoorsandwindowsareenclosedinsideareinforcedconcretebox monolithicallyinterconnectedwiththefloorbeamsandslab. The support facilities inside the complex include generator room, enclosed parking for 5 vehicles, guard house, drivers room, etc. The architecture adopts a modern style with aluminum doors and windows; bamboo flooring integrated into an original Rana period structure that result in a building

Thebuildingwasconstructedwithbeamandcolumnframestructuresystem.Theroofisa steel truss with metal roofing with a false ceiling for good thermal performance against the prevailingheatanddampnessofPokhara. Thedesignofthebuildingismodernwithaspecificgeometricshapeonplanandalsoinvolume.The north facade has plenty of openings for viewing along with a stone wall. The windows are made of aluminum.

Completion1997 The project is an orthopedic hospital and rehabilitation centre for disabled children with full supporting facilities inside the complex. The plinth area is 4,650m2 (50,034 sqft). Hospital services consist of: In Patient Department (IPD), Out Patient Department (OPD), Operation Suite with 3 operation theatres (OT), Physiotherapy, Spinal cord Injury (SCI), Rehabilitation and Training, XRay Section, Laboratory Section, Central Sterilized Support Division (CSSD) and administration. There are altogether63bedsinthehospital.Thereisseparatebuildingforanorthopedicworkshop. The hospital has its own electrical incinerator, generator and all clinical gas facilities. The architecture of the hospital adopts a local style. The concept was derived from ancient Newari palaces of the Kathmandu Valley; buildings arranged around several courtyards. The hospital is situated on a hill over looking Banepa City with the Himalayas in the background. All the buildings were constructed as RCC frame structures and with a brick cavity infill wall system for good thermal performanceagainstdampnessandheat.Theroofusessteeltrusssystem.

A major portion of the project is dedicated to the maternity medical care while there is also a section dedicated to the pediatric ward. In addition to maternity and pediatric medical services, the project constitutes spacesallocatedforotherhospitalutilitieslikemaintenance,laundry,diningandsoon. This building occupying close to 100,000 square feet of built up space has a hydroid radiant floor heating system in the medical areas to provide thermal comfort to the patients. A framed structure with infill cavity wall constitutes doors and windows of UPVC sections. The building has an auditorium, seminar rooms and educational facilities on the top floor. The basement of the building accommodatesapproximately45carsandalmostanequalnumberoftwowheelerparkingspaces. The building plans are developed through thorough consultations with Patan Hospital team, analyzing the clients need and fulfilling their requirement. The facade of the building has two distinctcharacteristics.Thesectionnexttotheexistinghospitalisdesignedinfairfacedbrickfacade to match the existing elevation while the facade along east face (next to main road) is inspired from ShantaBhawanbuildingwherethemissionstarted.

Designed in a land area of approximately 70,000 square meters, the project consists 12 different blocks dedicated to OPD, Maternity Ward, OT block, Surgery Ward, Intensive Care Ward, Longterm Ward, Infectious Ward, Staff Quarters, GuestHouse,WorkshopandGuardHouse. The design incorporates features to compliment the rural settings of Cambodia. The design plans incorporate spaces to accommodate behavior patterns of the actual users of these buildings. JSA design team took references from several doctors practicing in Cambodia for the design developmenttooptimizetheutilizationofspaces. Environmentalfactorswerealsogivendueconsiderationduringdesigndevelopmentphase.Louvers have been extensively used in doors and windows for ample natural ventilation. Likewise, slope roofs have been designed to withstand the heavy rainfall. Each building has been designed independentlytofulfilltheirrequirementwhilekeepingacommonoverallappearance.
