- Crescent Bay is a marquee project being


developed by L&T Realty in collaboration
with Omkar. This gated complex in Parel
comprises residential towers ranging from
39 floors to 53 floors..
- Within the imposing towers are 2, 3 and 4
bedroom residences.
- Crescent Bay is designed to delight the eye.
- There is so much to admire in its scale, symmetry
and sheer splendour. .
- It has a unique feature of sky street, all the six
towers are connected on 21st floor which acts
as a recreational area.

- 2nd podium level is partly divided into parking
and common recreational space which consists
of swimming pool,landscaped area and gymnasium.

- It had spacious 3,4 bedroom residences
with attach balconies.

- It is a residential redevelopment project in bandra west.


- It is a G+5 structure which is to be demolished and a new
structure is being proposed with grandeur and extravagance.
- The proposed design had G+3 level of parking, recreational
floor and 11 residentail floor above.
- The design was developed considering various aspects
of sustainability.

The site was situated in the western suburbs


of Mumbai in Malad.

The plot was in close proximity to the railway

station. It was small plot less than an acre


(3520 sq.m).The enclosing area consisited
of variety of mixed used structures.

The hotel was supposed to be equipped with

all the standards specified for a 3 star rated


hotel. The areas to be provided consisted of
conference areas, audio-visual rooms,cafeteria,
restaurant, rooms for accommodation with
ample parking space.

CHALLENGE

Various factors were to be taken into consideration.


The climatic conditions the structures in the close
vicinity, site circulation, crowd segregation,
vehicular and pedestrian movement. The structure
had to be landmark not only aesthetically
appealing but also functional with proper
segregation of spaces.

CONCEPT

The floor plate is designed keeping in consideration


the connection between form and function.Various

A hospital to be designed in a remote


rural area, on the outskirts of Mumbai,
a small village near Panvel.

Aim of the design was that the structure

Rural elements were used in the design, like
sloping roofs,courtyards.

A hint of minimalism is added to the design


to give a touch of modernism, so that it does
not look obsolete though in the rural context.

Courtyards are the main element in the design.They are the lungs of the structure,
providing continuous light and ventilation, even during the power-cut.
The structure surrounds these 4 courtyards.

graduation department with all the necessary
facilities.

It was supposed to be built on the current


workshop footprint.

CONCEPT

The idea was to design as per the time-line. The


surrounding buildings speak about their time.

PROJECT

CONCEPT

The project was an initiative to makeShivaji

The site is designed into four modules.

Nagar, a better living. Shivaji Nagar has


lot of slums with poor pedestrians as well
as vehicular circulation.

(unit containing rental spaces)
Module c - Partly rental (unit containing partly own and partly rental)
Module D - Residential (unit containing residential spacesl)

It has a lot of people who run their small


scale business from there home.The whole
idea was not to look at it as a slum but as
a cluster of houses.

Shifting of blocks is being done which results in creating,


small galis (corridor) which acts as a interactive space as
well as playing area for childrens.

The shadows which are being formed due to shifting of


blocks transforms the area into more cooler zone reducing
artificial cooling and create spaces which could be utilized
for small scale commercial purpose.

-The project consisted of six residential towers T1 to T6.


-It was a unique project with new styles of construction techinques involved in it.
-The towers were provided with all the leisure and amenities like gym, meditation center and lots of other activities including indoor
and outdoor games.
-The project has a unique element of skystreet which connects all the towers at 21st level .It also acts as a jogging track, recreational
space and serves as a place to rejuvenate and refresh your mind.

-The project consist of an existing structure which is to be demolished and a new structure is to be built in the same location.
-There are basically two types of flats Type-A and Type-B.(Type A - 933 sq.ft and type B - 963sq.ft)which are to be provided to the
existing tenants and the units above that are for sale purpose.
-The proposal was fully equipped with all the latest amenities and facilities like badminton court, indoor-outdoor games, swimming
pool ,security systems etc.
-The proposed tower was ground + 15 storeyed.
