Class Content Lectures 1-3

Lecture 1:
Cursul introduce studentii anului 6 in prima faza de project pre-design
care presupune stabilirea parametrilor de proiectare a investitiei, si
methodologia folosita in acesta directie, discutata in Lecture 2:

Lecture 2 :
OPR ( sau URS) Owner Program Requirements (respective Users Requirements
Specifications)
Este un document cu piese scrise, desenate si standarde executat de client si / sau de
proiectant.
Are intentia de a stabili scopul lucrului in general, pt a putea preliminar elabora si solicita
pe baza lui urmatoarele documente esentiale:

Site selection criteria

Costuri de inginerie si termene de proiectare

Conditiile de executie ie. turn-key design built, CM, GC, etc cu termene

Costuri preliminare (+-50% - 20%+-) eroarea a costului final

Standardele clietului sau daca nu sunt trebuie dezvoltate pt folosinta

Branding unde se cere trebuie explicat detaliat aici

CASE STUDIES FROM INTERNATIONAL PRACTICE

Basis of Design (BoD) for building types:

Manufacturing facilities
R&D Labs
Office buildings
The methodology is similar for all building types

LECTURE 1

Class Activity Lectures 1-3

Reading assignments at each class:

Case studies:

Professional articles on line and on paper on this topics

Examples of various buildings types where planning was used and helped
the success of the project.

Final Testing :

Multiple choice questions regarding data presented in lectures and in the

reading assignments.
One sample question will be presented at the last class of this module.

History and background

Planning theories are not
new

In house engineering at some

very large corporations had
internal standards, processes
and methodologies for
approaching their facility
projects for decades.
Some early thinking of planning
existed even in the 50s see
the thinking method
recommended here:
Many of in house standards
are outdated use them with
care.
Always ask yourself why are
we doing this, is there a better
way to solve this problem?

LECTURE 1

Why Learning about Planning ?

MOST IMPORTANT BENEFIT OF PLANNING IS:

It anticipates the final results of a project while spending only 20%

(+-) of the engineering budget.
What can be done if the anticipated cost estimate of a project is
over the approved capital spending and not acceptable?
Stop the project still good for customer because only 20%
capital was spent on engineering bad for design firm to stop
Re-design the same concept but reduce areas = cost but still
meeting the customers mission. (sometimes done free of
charge by the design organization to stay on project longer)
Move towards a totally different concept planning approach.
Look for more funding approval unlikely scenario, because the
leadership team can lose credibility and his/her job is at risk.

the market and global

These require many
years of specialization

Building specialization

Interviewers should
work like facilitators,
and have leadership
skills.
That will help Customer
to assign resources
and set dates.
Record these
commitments in MOMs
action items columns.
Otherwise, the data
collection will drag and
exhaust all funds with
little or no results.

Interviewers should show

flexibility in approaching
projects as not two
assignments are the same.
Transferring knowledge
from one field to another,
from one building type to
another bldg. type is
essential for a successful
planner.
This job was doing planning
for an organ donor
processing facility by
professionals working
mostly in planning biochemical labs. Through
knowledge transfer, the
planning phase was a
successful one, and moved
the project forward.

90% financial confidence level if design team
does not meet the corporate goals, the project
leader is replaced, lowers his / her
performance evaluation, and can lead to a
position change and up to dismissal.

CORPORATE STANDARD DETAILS:
Construction Details are not part of a planning job,
however a good planner must have the final
product in mind think of this as needing to solve
all problems to complete the project from A-Z.

THEY ARE AVAILABLE FROM LARGE CUSTOMERS

WITH IN HOUSE ENGINEERING CAPABILITIES.
THESE ARE MADE AVAILABLE TO A&E FIRMS FOR
USE, AFTER ENG CONTRACT IS SIGNED.
STANDARD DETAILS ARE VERIFIED BY
CUSTOMERS IN MANY YEARS AND MANY
FACILITIES AROUND THE GLOBE,
THEY ARE REVIEWED AND ACCEPTED BY
CUSTOMERS SUPPLIERS WHO ARE GIVING
WARRANTIES AND SERVICE AGREEMENTS.
A&E NEEDS TO VERY THEM ALL BEFORE
ENDORSING AND USING ON PROJECTS.
MANY STANDARDS ARE OLD, BECAUSE
CUSTOMERS ENGINEERING GROUPS DO NOT
STAY IN TOUCH WITH CONSTRUCTION PROGRESS
AND TECHNOLOGIES ADVANCEMENTS.
A&E NEEDS TO INFORM CUSTOMERS OF NEW AND
VERIFIED SYSTEMS AVAILABLE THAT COST LESS
AND PERFORM BETTER.
