Making net-zero energy buildings is a big undertaking, that will


involve generations of future designers and builders, each on a journey
of re-thinking their understanding and beliefs of how to make buildings
more energy efficient and sustainable. Building a new project, and putting all the energy responsible pieces together, totally relies on a firmly
committed client and a cooperative and integrated project team. This
client and project team share the understanding and values of long-term
life-cycle performance.
To achieve net-zero buildings, every last drop of efficiency has to be
squeezed out of the building design, orientation, enclosure and energy
systems. This relatively inexpensive technology needs to be modelled
on a longer term financial model, using a 40 or 50-year life-cycle
perspective.

At first, I thought the bumper sticker was a clever trick to make people
like me become deeply lost in thought (perhaps giving the driver a
tactical advantage). Very soon, though, I came to realization that the
bumper sticker speaks the truth about a lot of things, especially the
sustainable building design and construction industry.
One truth is that we need to continuously question our knowledgeif
we dont, we may fail to make progress. The happy reality is that thinking
changes and beliefs continuously develop.
Our society and our lives are energized by advancements in science.
Breakthroughs typically follow reversals of commonly held beliefs. We
learn and advance by evaluating and re-thinking. I think that what we
commonly believe is necessary to finish the thought Dont believe what
you think is the first step in thinking outside of the box.
Advances in building science have been pretty slow to take effect
in the construction industry; this is partially due to incorrect thinking
and a general lack of understanding. A glaring example would be the
industry-wide lack of knowledge or concern about thermal bridging in
building enclosures. Buildings in North America account for more than
40 per cent of total energy consumption, more than any other sector
of the economy and significantly more than the transportation industry.
Making buildings more energy efficient appears to be a simple, direct
and reasonable way to reduce human impact on the environment.
Much of what we need to know about sustainable building design, we
know already. We may know what is requiredbut doing so is a little bit
like knowing how to lose weight and get fit. It requires an hourly, daily,
monthly and yearly commitment.

We need to examine and re-think how we normally detail slab/floor
edges, structural and framing thermal bridges, canopies and balconies,
parapets, curtain wall and spandrel framing, in addition to how all the
parts go together to create inspiring, healthy and wonderful places to
work and live.
Everything we believe should be based on observation, knowledge
and science. Design professionals need to study and understand past
accomplishments and be certain that progress is based on actual performance rather than optimism and misguided/unfounded beliefs. We
should rigorously examine, test and monitor the energy performance
accomplishments of our design projects, so that progress is based on
science and fact.
If we are to make progress, we need to make mistakes, study them
and learn how to avoid repeating them. If we are to learn from our mistakes, we must keep our minds open and not necessarily believe what
we think. The Architecture Canada 2030 Challenge projects shown in
this issue illustrate some of the achievements of Canadian clients, architects, engineers and project teams that believe sustainable, energy efficient, 2030 architecture really matters.

Jai dabord pens que cette affiche sur le pare-choc dune voiture tait
une astuce pour que les gens comme moi se perdent profondment
dans leurs penses (ce qui donnerait peut-tre au conducteur un avantage stratgique), mais jai trs vite ralis quelle disait vrai bien des
gards, particulirement en ce qui concerne le secteur de la conception
et de la construction des btiments durables.
Il est vrai que nous devons continuellement cultiver le doute si nous
ne le faisons pas, nous risquons de ne pas progresser. Heureusement,
la pense et les convictions voluent sans cesse.

Les progrs de la science dynamisent notre socit et stimulent nos


vies. Les perces scientifiques sont souvent le fruit dune rflexion qui sest
loigne des croyances usuelles. Nous apprenons et nous progressons
lorsque nous valuons nos connaissances et que nous les envisageons
sous un nouvel angle. Je pense quil faut dabord avoir des croyances pour
que le slogan Ne croyez pas tout ce que vous pensez nous amne
sortir des sentiers battus.
La science du btiment a volu plutt lentement et cela est d en
partie une pense errone et une incomprhension gnrale. Un bon
exemple pour illustrer cette affirmation serait le manque de connaissances sur les ponts thermiques dans les enveloppes des btiments ou le
peu dattention quon y porte. En Amrique du Nord, la consommation
nergtique des btiments correspond 40 % de la consommation
totale dnergie. Le secteur des btiments est plus nergivore que tout
autre secteur de lconomie, et beaucoup plus que celui du transport.
Lamlioration de lefficacit nergtique des btiments semble donc une
faon simple, directe et raisonnable de rduire limpact de lhomme sur
lenvironnement.

Nous possdons dj la plupart des connaissances ncessaires


la conception de btiments durables. Nous savons ce quil faut faire
mais quand vient le temps de le faire, il semble bien que ce soit autre
chose. Cest un peu comme pour la perte de poids; on sait tous ce quil
faut faire pour maigrir, mais latteinte et le maintien du poids souhait
requirent un engagement de tous les instants.
La ralisation de btiments consommation nergtique nette zro est
une grande entreprise qui mobilisera des gnrations futures de concepteurs et de constructeurs. Tous devront repenser leurs faons de faire et
se questionner constamment pour concevoir et construire des btiments
encore plus conergtiques et durables. La ralisation dun btiment
consommation nette zro repose sur une solide dtermination du client

Pour crer un tel btiment, il faut maximiser lefficacit de la conception, de lorientation, de lenveloppe et des systmes nergtiques du
btiment et ne ngliger aucun dtail. Cette technologie relativement peu
dispendieuse doit tre modlise selon un modle financier long terme
tabli partir dun cycle de vie de 40 ou 50 ans.
Nous devons examiner et repenser nos faons usuelles de concevoir
les rives des dalles et des planchers, de prvenir les ponts thermiques
de lossature, de concevoir des auvents et des balcons, des parapets,
des murs-rideaux et des murs-tympans et nous devons aussi examiner et
repenser comment tous les lments dun btiment sassemblent entre eux
pour crer des lieux de travail et de vie inspirants, sains et merveilleux.
Toutes nos convictions devraient tre fondes sur lobservation, le savoir
et la science. Les professionnels du design doivent tudier et comprendre
ce qui sest fait dans le pass et sassurer que le progrs repose sur une
performance relle plutt que sur des prvisions optimistes ou sur des
ides fausses ou non fondes. Nous devons examiner, tester et contrler
avec rigueur la performance nergtique de nos projets, pour que le
progrs soit fond sur la science et sur des faits probants.
Nous ne pouvons progresser sans faire derreurs, mais nous devons
analyser ces erreurs pour ne pas les rpter. Nous devons faire preuve

on September 29, 2009, according
to the buildings manager.

Because the building is operating better


than projected, were having to change things to
adapt to its exceptional performance, explains
Tom Akerstream, who is also an Architect.
For instance, he originally thought the window blinds would have to be closed late in the
day to reduce the amount of heat gain during
the winter months. Were closing them by early
to mid-afternoon, or else the building will start
overheating, even when its -35 C outside.
A sophisticated building management system coordinates ventilation, heating, lighting
and solar shades and responds to changes
in climate, use, environment and operational
requirements throughout the day.
As expected, the 64,800-square-metre
headquarters for the Manitoba electrical and
gas utilityregistered with the CaGBC hoping to
attain Leadership in Energy and Environmental
Design (LEED) Platinum certificationhas
exceeded its goal to achieving a 60-per-cent
reduction of the Model National Energy Code
for Buildings (MNECB). Manitoba Hydro Place
also known in Winnipeg as the Hydro Tower
is performing at nearly 70 per cent below the
MNECB. An Energy Use Index of 85-kilowatt
hours per square metre annually, makes it
North Americas most efficient passive-energy
office tower.

building, providing it with maximum fresh air.
Meanwhile, a geothermal system supplies the
heating and cooling to the radiant concrete ceiling slabsslightly increasing the temperature,
by a degree or two, in the winter and decreasing
it, by a degree or two, in the summer.
There is no re-circulating air in this building, which makes people very happy, says
climate engineer Thomas Auer, a managing director of Transsolar in Stuttgart, who
devised the energy concept for Manitoba
Hydro Place.
Whenever I go there, the most important comments I hear from employees are
that theyve never worked in a building that
had such great air qualityeven on a hot summer day. And when they leave work, they do
not feel super-tired or have a headache and

office building uses approximately 385 kWh/
m2 every year, while energy-efficient office
towers operate around 250 kWh/m2 per year,
according to Akerstream. Our buildings performance is beyond exceptional and the
building is extremely comfortable.
He explains that recent tests revealed that
the building receives 100-per-cent fresh air
every 20 minutes in the winter, every 15 minutes in the summer and every 10 minutes during the spring and fall.
The buildings two 18-storey towers converge at the north and splay open to the south
to capture maximum sunlight and strong
southerly winds unique to Winnipegs climate. German-based climate-engineering firm

He points out that the buildings occupants can control their own environment by
using operable windows, lighting and shading devicesalthough the windows cannot be
opened when the outdoor temperature drops
well below freezing.
Manitoba Hydro Place has also defied the
odds based on its location.
The coldest city with a population over
500,000 on the planet, Winnipeg temperatures can shift by more than 70 degrees
between the winter and summerand still
Hydro Tower stands apart in terms of sustainability, says Auer.
There are many energy-efficient, highrise buildings in the world, but most of them
are in much milder climates.
The extremes in temperature in Winnipeg
make this building very unique.
The equally unique energy-efficient
design of Manitoba Hydro Place, which is
situated at 360 Portage Avenue, invokes a
360-degree shift in the approach to creating
a state-of-the-art building, says Akerstream.
Its not even on the same page as a
typical building, and represents a paradigm
shift in terms of where were heading in
designing and constructing fully sustainable,
carbon-neutral buildings.
The Manitoba Hydro Place project, which
began in 2002, was a massive integrated
design undertaking involving architects
and engineers from several firms, including
Kuwabara Payne McKenna Blumberg (KPMB)
Architects of Toronto, which handled the design;
Winnipeg-based Smith Carter (the architect of
record) and Prairie Architects Inc. of Winnipeg,
which coordinated the integrated design
process.

allemande Transsolar Energietechnik GmbH,
spcialiste de lingnierie climatique, a conu
lespace lintrieur de lembrasure comme
un double mur, divis en jardins dhiver de six
tages qui agissent comme capteurs solaires
et conditionnent lair de ventilation, comme
sils taient les poumons de limmeuble
quils approvisionnent en air frais. Par ailleurs,

un systme gothermique assure le chauffage et le refroidissement par rayonnement


laide de tuyaux enfouis dans les dalles en
bton du plafond. Ce systme permet daugmenter la temprature dun degr ou deux en
hiver et de la baisser dun degr ou deux en t.
Il ny a aucune recirculation dair dans cet
immeuble et les gens en sont trs heureux ,
explique lingnieur climatique Thomas Auer,
directeur administratif de Transsolar Stuttgart,
qui a conu le systme nergtique de Place
Manitoba Hydro.
Chaque fois que je me rends dans cet
immeuble, les employs me disent quils

A final energy performance reportconducted as part of the Leadership in Energy


and Environmental Design (LEED) requirements that earned the centre the distinction of
becoming the first eastern Canadian building
to achieve Platinum certification in 2008
found that it used 79 per cent less energy
and had utility costs 76 per cent lower than
buildings of identical size and design, based
on benchmarks set by the Canadian Model
National Energy Code for Buildings.
Its annual energy intensity (equivalent
kilowatt hours per square metre) ekWh/m2)
was 151 ekWh/m2, or nearly three times lower
compared to a similar building, according to
a 2008 report prepared by Kitchener-based
Enermodal Engineering.
The centre has maintained that high level
of sustainability, says Santiago Knzle, a principal with Toronto-based Montgomery Sisam
Architects Inc., which designed the building.
Its a wood-frame building that highlights
you dont really need to do anything high-tech
or extremely extravagant to achieve a high
level of performance, he explains. You can
do it with regular, every-day materials, some
common sense and the willingness of the
client to try things like composting toilets.

bring the 2030 Challenge to a
community level

In working to meet the 2030


Challenge, it is not only necessary
to look at what can be done with
individual buildings, but to strive
collectively towards implementing
more sustainable systems and
infrastructure at district, neighbourhood and city-wide scales.
Since change at this scale can
have a tremendous impact, the
CaGBC continues to look at green
building and sustainable development through the lens of the communities and the cities to which
they belong.
This is where the LEED for Neighbourhood
Development (LEED-ND) rating system comes
in. LEED-ND, which was first piloted by the
US Green Building Council (USGBC) in 2007,
is intended to guide and assess sustainable
community development by integrating the
principles of smart growth, new urbanism
and green building, and encouraging developments to strive for greater environmental and
social responsibility.
Key features of the rating system include
requirements to minimize impacts on
sensitive lands and to select locations for
development that, in combination with the
neighbourhoods design and infrastructure,
encourage more sustainable modes of trans20 ARCHITECTURE CANADA

portation and a reduction in vehicle kilometres


travelled.
Many aspects of the LEED building rating systems (e.g., LEED for New Construction
and LEED for Homes) are also included, with
an emphasis on extending the application of
sustainability approaches beyond the building
scale, to the neighbourhood scale.
The latest version of the rating system,
LEED 2009 ND, currently has 10 Canadian
projects underway. In order to make the rating system easier to interpret from a Canadian
standpoint, the CaGBC (through the help
of USGBC) also recently made Canadian
Alternate Compliance Paths (ACPs) available
in both official languages.
The Canadian ACPs could not have come at
a better time, as this rating system will become
more and more relevant. Omar Dominguez
would agree. He lives in Vancouvers vibrant
Commercial Drive neighbourhood, close to his
job in downtown Vancouver. He either cycles or
takes transit to work, and many people in his
neighbourhood do not own cars. Because of
this, the local car share program is very successful. As Omar puts it, I love that I can walk
out and, if I need it, find a car-share vehicle
parked within a few blocks of my home, and
just hop in and go. He also loves the community spirit, block parties, and having all the
shops and services he needs within walking
distance.
There are many neighbourhoods like
Commercial Drive in cities across Canada.
These neighbourhoods werent designed to
be models of sustainability, but many could
now be regarded as such. While the unique
character of an older neighbourhood like

Cest dans cet objectif qua t lanc le systme dvaluation LEED pour lamnagement des
quartiers (LEED-AQ). Dabord pilot par lUS Green
Building Council (USGBC) en 2007, LEED-AQ vise
orienter et valuer lamnagement cologique
des communauts en intgrant les principes de
la croissance intelligente, du nouvel urbanisme et
du btiment durable et en favorisant des amnagements qui visent une plus grande responsabilit
environnementale et sociale.
Ce systme dvaluation comporte notamment
des exigences pour minimiser les impacts sur les
terres cosensibles et pour choisir des emplacements qui, de concert avec lamnagement et
linfrastructure du quartier, encouragent des modes

de transport plus viables et une rduction du


kilomtrage parcouru par les vhicules.
Il comporte galement bien des aspects des
systmes dvaluation des btiments LEED (p. ex.,
LEED pour les nouvelles constructions et LEED pour
les habitations) tout en insistant sur limportance
dtendre la porte des principes de la durabilit
et de les appliquer lchelle des quartiers.
Au Canada, dix projets en cours de ralisation
sont inscrits la dernire version du systme
dvaluation, LEED ND 2009 de lUSGBC. Pour
faciliter interprtation et lutilisation de ce systme
au Canada, le CBDCa (avec laide de lUSGBC) a
rcemment publi dans les deux langues officielles
un document intitul Systme dvaluation LEED
2009 pour lamnagement des quartiers avec les
mthodes de conformit de rechange du Canada.
Le document naurait pu tre publi un
meilleur moment, car ce systme dvaluation est
appel tre de plus en plus pertinent. Nul doute
quOmar Dominguez abonderait dans le mme
sens. Cet homme habite dans le quartier anim
Commercial Drive de Vancouver, proximit de son
lieu de travail au centre-ville. Il sy rend en vlo ou
en transport en commun et comme plusieurs de ses
voisins, il ne possde pas de voiture. Dans un tel
contexte, le programme dautopartage connat un
franc succs. Jaime bien le fait de pouvoir me
dplacer pied la plupart de temps et, au besoin,
davoir facilement accs un vhicule stationn
quelques rues de chez moi , dit-il. Il apprcie
galement lesprit communautaire, les ftes de
quartier et laccs pied tous les commerces
et services dont il a besoin.
Il y a bien des quartiers comme celui de
Commercial Drive au Canada. Ils nont pas ncessairement t conus pour tre des modles de
durabilit, mais plusieurs dentre eux peuvent

These new ACPs especially benefit


Canadian projects that are building with the
LEED-ND rating system as a guideline right
now. In Montreal, for example, there is a LEEDND project called Les Bassins du Nouveau
Havre a 23-acre infill redevelopment project
located close to downtown, along the Lachine
Canal. This mixed-use development will include
both market-rate and affordable dwelling units,
with a focus on units large enough for families
with children. The location and design of the
project encourages modes of transportation
other than the automobile, while construction
will be according to LEED-ND criteria for green
infrastructure and buildings.
Mark Laroche, President and CEO of
Canada Lands Co. (which owns the land for
Les Bassins du Nouveau Havre) and a CaGBC
Board Member, says LEED-ND is a great system to use as a basis for undertaking these
types of community developments.
We have found LEED-ND to be an excellent measuring stick for the sustainability of
our projects, he says. It is also a very practical tool for producing a high quality neighbourhood design. By striving for LEED-ND
certification with our projects, we ensure that
Canadian communities are at the forefront of

Those toilets, along with low-flow faucets


and showerheads and waterless urinals have
reduced the need for potable water by 20 per
cent compared with similar structures. An onsite septic system for grey water eliminates the
need for sanitary sewers, while nearby ponds
capturing storm water eliminates the need
for storm sewers. In terms of water conservation, the Restoration Services Centre reduces
consumption by 60 per centthe same percentage realized in reduced natural-gas use.
Meantime, the buildings east-west orientation
maximizes the benefits of its north and south
exposures, while its north-facing windows provide plenty of natural light. Every occupant
is within five metres of an operable window.
They basically dont need to turn the lights on
during the day, explains Knzle.
Fresh air is delivered at the floor level where
people occupy the building, using less energy,
compared to the traditional way of distributing it from the top, which requires much higher
velocities of air, according to Knzle, who adds
that the double-height office space allows the
stratification of warm air at the ceiling while
the fresh air remains at floor level.
The fresh-air delivery system is also almost
silent. In fact, its so quiet that it has inadvertently raised an acoustical privacy issue.
Voices travel much farther, so that you
can hear people much better than in a normal
office environment where a ventilation system
produces background noise, says Knzle.
But the employees dont mind because their
work has them spending most of their time outdoors anyway.
The greatest feature of the Restoration
Services Centre, in Knzles view, is its legacy.
I have done many tours of this building since it
opened, and its exactly in the same shape as
it was at the beginning, he says. They havent
even changed the paint colours.
Its a simple building that has achieved
incredible goals that stand the test of time
and its one of the buildings Ive designed that

besoin douvrir les lumires pendant le jour ,
souligne larchitecte.
Les locaux occups sont approvisionns en
air frais au niveau du plancher, ce qui rduit la
consommation dnergie par rapport au mode
usuel de distribution partir du plafond, qui
exige un dbit dair beaucoup plus lev, selon

presque silencieux, tellement en fait, quil a
soulev un certain problme de confidentialit.

ordinaire o le systme de ventilation produit
un bruit de fond, souligne Santiago Knzle.
