STANDARD AMENITIES TO BE PROVIDED BY LANDLORD

General Requirements:
All the walls to be brick masonry type with proper and smooth finish plastering works.
Shutters provided should be greased properly
Shutter dimensions should be 3M height & 2.5M width.
Clear usable height of the warehouse should be minimum of 25 ft, basis this the other
parameters need to be designed (CLEAR HEIGHT REVISED TO 7.5M FROM
PREVIOUS HEIGHT OF 6.0M )
Proper plinth arrangement to be made in the warehouse with a minimum of 600 mm
above the road level
Shutters once closed, there should not be any gaps between the floor and the shutter
Proper cross drainage to be provided with proper trappings and manholes for the
complete warehouse
Gutter system should be provided to ensure water is properly collected in them and
discharged in to the drainage system
Pipes used for drainage should be good quality PVC type
A security cabin to be provided at the main entrance to warehouse with proper window
and door arrangement.
Security cabin should be of RCC type, properly finished and plastered
Main gate made of steel to be provided, which can be sliding or collapsible type based on
site conditions. Gate to be painted with anti corrosive paints.
Ground level of warehouse to be atleast 6 above the public main road or the surrounding
areas.
Generator platform of minimum 2 ft to be provided with proper PCC bed and smooth
finish. The height should be raised to 4 ft and above if the area is prone to water logging.
( HEIGHT OF DG PLATFORM 2 FEET FROM INTERNAL ROAD LEVEL )
Generator room with proper change over panels structure, which are accessible by
security to be provide, the room to be of fabrication type with lock and key arrangement
and shelter at top. ( A common Electrical Control Room & Open DG Platforms are
planned. DG rooms cannot be made covered. Erection, Installation of DG Set in Asian
Scope. Working Mains to be Provided in our scope )
Shelter to be given anti rust treatment. N.A.

Compound wall should be of minimum 7 ft height with proper fencing of barbed wire to a
height of 2. 5 ft.( Height of wall from inner road is 6 feet & is 8-0 from outer road. Barbed
Wire Fencing is not included in present design )
Common street lights of metal halide type to be provided with proper casing concealed
wiring system covering the complete warehouse and main switch panel at the security
mains.( Type of fitting : Metal Halide / CFL / LED not yet confirmed but concealed casing
would be ensured )
Street lights should be of minimum 80 watts.
Workmen toilets to be provided with one Indian WC & 2 Urinals.
Staff toilet to be provided as below:
o

2 Urinals & 1 Western WC & wash basin for Men

1 separate washroom facility with wash basin for Ladies

Over head water tank of capacity 5000L for toiletries to be provided

Proper water proofing to be done to ensure there is no seepage of water

( A common toilet block is proposed in the complex. Separate Toilets not considered in present
planning )
Septic tanks to be constructed underground for the washrooms provided with proper water
proofing to ensure there is no seepage.
Restroom facility for drivers with bathing area and urinals and fresh room to be provided.
( this can be merged with the above point, if required)
( Not included in present scope. Would not be possible to accommodate in existing layout)
Internal sewer should be provided with proper inspection chamber
All internal roads to be of minimum 5 meter wide and properly finished with cement
concrete or tar road ,such that they can take load of heavy vehicles coming and going.
( Internal Roads are planned to be done in Interlocking Pavers which will be designed to
cater for intended traffic load )
Adequate loading/unloading platforms to be provided for trucks/tempos
Loading platforms to be protected by cantilever type canopy structure of minimum 3m
span. This has to be accounted during the erection of PEB structure itself
Loading platforms should have proper protection to ensure they are not damaged by
vehicles parking for loading or unloading
Internal lighting should be of enclosed CFL type and having minimum illumination of 100
lux.( We will provide Points for suspending Light Fittings as per AP requirement and
layout. Electrical Light Fitting in Asian Paints scope )
Before installation of the lights AP team to be consulted, so that if racking is done the
lights should be installed as per rack installation

Underground water storage tank with 20KL capacity to be provided.

Underground tank of capacity 50KL for water storage for Fire hydrant installation
Overhead fire water tank of 20 KL capacity to be provided with proper outlet connectors,
which would be used in case of a fire.
All windows should be protected with MS grills.( NO OPENING ARE PROVIDED IN
WALLS )
Flooring:
Flooring should be industrial type flooring or VDF type
Thickness of flooring should be atleast 150mm thick
( FLOOR THICKNESS UPDATED TO 150 MM FROM PREVIOUS 100 MM )
Proper groove cuttings should be provided at regular intervals of the flooring which will
act as expansion joints and reducing cracks in floors
Load bearing capacity of the flooring should be minimum of 6 ton per sq.mtr
The flooring agency should provide certification for the above load capacity
Flooring should be smooth and no dust emerging out from the finished surface
Roofing & Ventilation
Roofing structure should be of latest galvanized type with minimum of nut and bolt
fixtures- Kirby Structure
All materials such as columns, foundations, truss materials to be used should comply
with the BIS norms & codes
All steel or metal structures should be given pretreatment for weather resistance like rust,
moisture etc & painted with good industrial specifications paints.
Skylights to be provided on roof as per prescribed norms or one per 1000 sq.ft
24 turbo ventilators to be provided for proper ventilation of warehouse
Turbo ventilators should be one for every 2000 sq.ft of warehouse area.
Cross ventilation should be provided on the walls at height of around 10 ft from the floors.
( Wall openings are not considered in present design. Provision for exhaust fans can be
done )
Roofing materials should be of light color so that they do not absorb the heat.
Proper gutter system should be planned while installation of the roofing.

All electrical hardware materials ( MCB, wire, panels. Lights, switches etc) should be
adhering to ISI norms and should be of reputed brands which are flame proof and dust
proof
Good quality workmanship should be displayed in installing the wires, switches, lights etc.
All wires should be properly concealed and moved around in cable trays or in flame proof
cables along the walls
No wires should be loosely hanging around in the warehouse premises
Minimum connected load should be 30 KVA for basic amenities like lights, computers
,printers
One common master switch for all the points to be provided near the security area as a
precautionary measure.
Electricity meter to be provided outside warehouse but near security visible area.
Electricity meter should be covered and weather protected and visible with proper lock
and key facility
Provision for space for erection of RF tower should be finalized before start of warehouse
construction.
If warehouse is a lonely structure or located at the highest point from the surroundings
then a lightning arrestor need to be provided at the topmost structure of the warehouse
with proper grounding as per IE rules
For all internal lights installed, proper zoning should be done, such that all lights do not
operate when the lights are switched on
