as adding another bedroom or extending
the footprint of the home, should be mentioned.
A real estate appraiser is a certied,
licensed professional who will do his or
her best to determine the value of your
home. The appraisal provides banks with
information that can tell loan ofcers if the
house is worth the loan amount. Expect to
pay a fee for the appraisal, which is generally included in your closing costs.
The appraiser gathers information for the
appraisal report from a number of sources,
but the process often begins with a physical inspection of the property, both inside
and out. He or she also will compare your
home against a few others in the neighborhood, which are known as comparables, or
comps. Appraisals will be based on recent
prices of comparable properties as well as
other factors.
Apart from the improvements done to
the home, there are other ways to get a
higher appraisal amount. The appraiser
may consider the overall maintenance of
the home and property. It is wise to consider curb appeal and ensure the home is
clean and maintained when the appraiser
arrives. Minor repairs or common maintenance can impress the appraiser. Removing
clutter and cleaning up the homes interior
can make the home appear larger, possibly
increasing its value as a result.
It may be worth it to invest some more
money into the property before having an
appraisal done. A study sponsored by the
National Association of Realtors says wood
oors, landscaping and an enclosed garage
can lead to a more favorable appraisal.
An appraiser will spend roughly 30
minutes in a home. Try to give that person
space to do his or her job. Following the
appraiser around during an inspection can
raise a red ag that something is wrong
with the house that you do not want to be

Q: I hear a lot about pre-qualifying for a home loan how do I even start that process? Also, Ive heard that one should shop around for
the best rate, but does that mean anything other than just calling banks/credit unions and asking what their home loan rates are?
A: Great question! The very rst thing you should do is assess your nancial situation. How much do you have saved for a
downpayment or do you need/want a 100% loan, what monthly payment are you comfortable with? Start reading about the different
kinds of loans available (VA,
V FHA, USDA, conventional, for instance). Each of these carry different requirements not only in your nancial
status, but also in the kind of home you can buy.
Once you have a handle on that, getting a pre-approval letter for a loan is the next step in your home buying process. Note here:
getting pre-qualied is merely a quick assessment by a mortgage banker or broker saying that based on what you have told them, they
think you can buy a home in this price range. But since the nancial crisis of 2008, lending standards have tightened up dramatically,
and most sellers wont consider an offer without a pre-approval letter.r This is given by a lender after verication of assets, credit, and
income. They will determine your debt-to-income ratio and approve you for a specied amount at a specied rate.
So, you will want to get that pre-approval letter rst. A good place to begin is with your bank. But you should also speak to a local
trusted Realtor who can give you more information about which lenders perform well, and which ones dont. That means, are they
attentive to the process? Do they offer the kind of loan that would be best for you? Do they close on time? And, yes, you should shop
for rates but be aware that published rates are usually for the best qualied customers and your rate will probably vary. So you really
wont know what your rate will be until you have actually been pre-approved by a lender.r We suggest you talk to three lenders, and
then pick one that appears to value your business, and has a good reputation in the Realtor community for good customer service.
Then you can start looking for your home!
One quick note: Once youve been pre-approved for a loan, dont do anything that will change your nancial situation. Even if you are
surprised that you are qualied for a home of a much higher price than you actually want to buy. Dont go buy furniture on time, dont
quit your job or even change jobs if you can help it and for goodness sake, dont go buy a new car! This will change your debt to
income ratio and you may not be able to get the loan.
