the equity of their homes by renancing an
existing mortgage, while others may apply
for home equity loans. Taking the latter approach may require certain steps, including
an assessment of how much the home and
property is worth.
Home appraisals compare your home to
neighboring properties to determine your
homes current market value. Homeowners
can facilitate the process by having certain
information readily available for the appraiser. When preparing for appraisers, homeowners should consider and collect the
following information:
If your home was built on the largest
lot in the community.
If you have made significant upgrades
since it was last appraised, such as
installing a new roof or siding. Do
not overlook smaller renovations,
like extra insulation added or sealing
drafty windows, which can increase a

homes value.
Proof that you have used sustainable
resources or if you participated in any
energy-savings programs.
Naturally, any expansion projects, such
as adding another bedroom or extending
the footprint of the home, should be mentioned.
A real estate appraiser is a certied,
licensed professional who will do his or
her best to determine the value of your
home. The appraisal provides banks with
information that can tell loan ofcers if the

When it comes to renovating a home,
homeowners expect to spend money. No home
renovation or home improvement project is free,
but some are less costly than others.
The addition of a half-bathroom is a
popular project among homeowners, and it
wont necessarily break the bank. If converting
existing oor space into
a half-bathroom, such a
renovation can cost as little
as a few thousand dollars,
making the addition of a
powder room one of the
few home improvement
projects where the value
added to the home exceeds
the cost of the renovation.
Before deciding to add a
half-bathroom, it helps to
consider some of the pros
and cons of the project.

Pros

Convenience: A halfbathroom is often added


on the homes main oor or in the basement or
attic. This makes it more convenient for guests
to use the restroom during a dinner party or
when coming over to watch the big game in a
basement home-theater area.
Problem-free: Half-bathrooms are smaller
because they dont have a shower or bathtub.

mold and mildew are not as big a concern as

living area, building a new home is an exciting, yet often
agonizing, experience. The reasons for building a new

following advice to prospective homeowners with their
eyes set on building a dream home to call their own.

features. Building on the cheap could prove disastrous
in the not too distant future, so dont sacrice on quality
when building a new home.

* Look for a builder with a solid reputation. A builders


reputation speaks volumes, but it doesnt have to speak
for istself. Thats because a builder who has spent years
providing personal service, innovative design and quality
workmanship will no doubt have a host of happy former
customers ready and willing to offer their input. If during
the interview process a builder appears reticent to share
his work or experiences with previous customers, this
should be a red ag. Reputable builders will be proud of
their work and more than willing to show it off.
* Find a builder who is exible. YYou will be paying to
build your home, not the builders home. A builder should
be exible and ready and willing to meet your needs, no
matter how unique they might be.
* Look for a builder who does more than build. A good
builder should do more than just build. A builder should
provide a network of qualied professionals to make
the process go more smoothly.

include real estate and building consultants, interior
designers, architects and engineers. Such connections
can provide peace of mind and will also illustrate that a
builder is both respected in the community and is intent

Home additions: Up or out?


Homeowners hoping to expand their homes are faced with
a number of choices. One of the rst they will have to make
is which direction to take their expansion. Homeowners can
choose to expand horizontally, increasing the footprint of
their homes, or vertically.
Professionals urge prospective remodelers to consider
the pros and cons to each expansion option, including which
direction to build.
One of the rst considerations is land space. Building horizontally will cut into yard
space that you may have already earmarked for a pool, shed or another feature. Proximity
to neighbors and the dimensions of your property will also help to determine if expanding
horizontally is a good idea.
Building codes and neighborhood requirements also must be considered before making
any renovations. Some municipalities may have rules in place that govern renovations.
Add-ons may not be allowed to exceed certain height limits, nor may structures be built
within a certain number of feet of property lines.
Homeowners who choose to build upward will have to contend with work crews and
other staff being in their homes. Raising the roof may require vacating the premises
at a certain point. Also, extensive renovation work will be needed on the lower level of
the home, whether its to shore up the structure, clean up after the renovation or repair
ceilings, drywall and other components where levels meet.
It may seem easier to expand outward, but this requires laying additional foundation
for the new building structure. Bringing in digging equipment and masons can be costly.
When you build vertically, such foundation work may not be necessary if your home is
structurally sound and can bear the weight of the addition.
Building out typically involves the least disruption to your life and the existing space.
Homeowners should keep in mind that any renovation will require permits or variances. In
addition, if the project increases the value of the home, home insurance costs and property
taxes may rise. Only after all considerations have been weighed should a project begin.

Maintain Proper Upkeep


Chlorine derivatives are the primary sanitizing agent

to the Centers for Disease Control and Prevention,
chlorine is one of the most commonly manufactured
chemicals in the United States. Chlorine is used in
cleaning products to kill harmful bacteria as well as
in the sanitation for industrial waste and sewage. In
high amounts, chlorine can be poisonous. Burning
and irritation can occur when the skin is exposed to
liquid chlorine. According to the U.S. Environmental

Protection Agency, chlorine can be very harmful
to any living organism in the soil or water that is
contaminated by it. Chlorine in the atmosphere can
contribute to the destruction of the ozone layer.

The best way to keep chlorine use under control is


to carefully stay on top of pool maintenance. Algae
blooms or dirty water will require concentrated
treatment with chlorine. In contrast, pool water that
is maintained will necessitate only marginal levels of
chlorine to maintain cleanliness. Routinely test water
levels to ensure everything is in order. It can only take
a day or two for pool water condition to spiral out of
control.

Consider Newer Alternatives


Ozone and ultraviolet light are two other methods
recognized by the EPA
P for sanitizing water.
Homeowners considering the installation of a new
pool can look into these alternative ltration systems.

naturally contains chlorine, and through a chemical

eliminating the need to handle dangerous chemicals.

Reduce Evaporation
Depending on the size of a pool, it will require several
thousands of gallons of water to ll. Water

expensive commodity and not one to be wasted. Yet,

leaving a pool exposed to the sun will result in water
evaporation. A solar cover or pool blanket can help
keep water from evaporating. Some estimates say that
covering the pool can reduce evaporation by 90 to 95
percent. Not only will a cover keep water in, but it will

also slow down the degradation of chlorine and other


chemicals sanitizing the water. Chlorine breaks down
more quickly in sunlight.

Minimize Energy Costs


Running a pool requires increased energy
consumption. Filters and cleaning systems can drive
up electric bills. Plus, those who heat their pools often
nd that the venture is quite costly. Energy bills rise
dramatically to fuel electrical pool heating systems.
Pool lters should run a certain number of hours each
day, usually between 10 and 12 hours. They should
not be running constantly unless there is a serious
issue that needs cleaning or the system is designed for
constant ltration. Energy rates tend to decrease in the
evening, so this may be a smarter time to run the lter.
A solar cover does more than just prevent evaporation.
It is an inexpensive and environmentally

powered
method of heating pool water. The cover will intensify
the rays of the sun and transfer the added warmth to
the water. It will also help lock in the heat and may
prevent a certain measure of debris from entering the
water, thus cutting down on ltering needs.
