GENERAL REQUIREMENTS

General Nature And Scope Of Work

1.01 SCOPE
A.

The work covered by these Specifications together with the Plans and other
related Contract Documents calls for the complete construction of the
PROPOSED JAIME HILARIO INTEGRATED SCHOOL - LA SALLE located in
Banawang, Bagac, Bataan. The Contractor shall provide all items, articles,
methods, plant, labor, equipment, appliances and materials and perform all
operations that may be necessary, proper and incidental to complete the
works, including Architectural works, structural works, electrical works,
plumbing works, fire protection works, gas piping works, mechanical works,
painting works, application for permits, clearances, utility tapping (electrical,
water, drainage, gas & telephone), cleaning and protecting the premises.

1.02 SITE
The Contractor shall accept the site as is. He shall remove existing property walls
and repair the damages, if incurred to the adjacent structures.
1.03 PROJECT ENGINEER OR ARCHITECT
The Contractor shall engage under him, a registered Engineer or Architect to
supervise his work. The Project Engineer or Architect shall remain at all times in
the construction site.
1.04 TAX
The Contractor shall pay for all taxes required by the Revenue Law.
1.05 ACCIDENT INSURANCE
The Contractor is hereby required to take precautionary steps in protecting his
works as well as his employees including the Architect during inspection tour. He
shall maintain a fire insurance policy for his employees and the Architect. The
Contractor shall be liable to all fire and accident claims and other related claims
arising from the injuries and damages that may be occurred in the vicinity of the
construction site.

1.06 FIRE INSURANCE
The Contractor shall protect his work. He shall maintain a fire insurance policy with
amount fully covering the work as it progresses.
1.07

FINAL CERTIFICATE OF OCCUPANCY


The Contractor shall pay and secure the final Certificate of Occupancy. However,
the said certificate shall not be considered as an acceptance of the fitness and
properness of the building.
The Project Representative shall, upon his final inspection found the work
satisfactory issue the final Certificate of Acceptance.

1.08 TIME OF COMPLETION


The Contractor shall finish the works and turn-over to the Owner in the prestipulated stretches of time to be decided before the Award of Contract. Failure to
complete the proposed project on time shall cause the Contractor to pay the
Owner an amount equivalent to one-tenth of one percent (1/10 of 1%) of the
agreed Contract Amount per day of delay for damages done to the Owner as the
liquidated damage.
1.09 GENERAL CONDITIONS OF THE CONTRACT
The execution of this Specifications, Plans and other related Contract Documents
shall be subjected to the rules and regulations as provided in the General
Conditions of the Contract.
A.

The Plans and Specifications shall be interpreted only by the Architect. The
Contractor are enjoined to confer with the Architect on items he failed to
understand before submitting his bid. No excuses shall be entertained for
misinterpretation on the Plans and Specifications after the award of the
Contract. All work as deemed provided by the Architect shall be carried out
properly by the Contractor.

B.

The Plans and Specifications are complimentary to each other, whatever is not
mentioned in one but mentioned on the other shall be considered as if
mentioned on both and shall be carried out properly by the Contractor.

C.

Any inconsistency or discrepancy existing between the Plans and


Specifications shall be brought immediately to the attention of the Architect
who shall decide the correct version of the two.

D.

The Contractor shall consult with the Architect on portion of the work not
mentioned in the Specifications and not illustrated on the plans. He shall do
no work without proper instruction or detailed plans from the Architect,
otherwise he shall be responsible for the inacceptance of the work done
without details. In such case, the Contractor shall make good the work at his
own expense.

E.

No alteration or addition shall be allowed without the consent of the Architect,


even if such change is ordered by the Owner. The Contractor shall bring the
case to the Architect. Request for approval of such changes, alteration,
deviation of work shall not be done without the consent of the Architect.

F.

The Plans and Specifications are tools of services. Therefore, they shall
remain the property of the Architect and shall be returned to the Architect
immediately after the work is completed.

G.

One set of clean Plans and Specifications shall always be kept at the job site to
be available to the Architect or his representative upon his request during the
construction period.

H. The Architect shall issue five (7) sets of Plans and Specifications for permit
application; and two (2) sets of Plans and Specifications for construction for
use by the Contractor.
