A. INTENT AND APPLICATION OF THE PROVISION OF THIS SECTION


1. Hereunder is a short list of materials specifications for ease in identifying important items in
the Specification. This section will supplement / complement items in the Schedule of
Specification.
2. Notify that Architect immediately for clarification in case of discrepancies in this Section, the
Plans and detailed specification.
3. Any request for substitution of materials or equipment other than that specified in the
contract Document shall be submitted to the architect for approval, and shall be accompanied
by a written document proof of difference in price, if any. The Architect will not allow any
substitution of materials or equipment without prior notice.

B. SITE WORK
1. Existing site consists of Grass, unsuitable materials.
2. Removal or improvements below and above grade necessary to permit construction and other
work as indicated.
3. EARTHWORKS: all excavation, grading and filing inside and outside of the Building limits or
as shown.
a. Soil Materials:
One (1) part escombro, two (2) parts lastillas for all filling jobs done in not exceeding
150 mm thick, 95% compaction, up to the elevation as per plan, 100mm thick gravel fill,
thoroughly tamped for slabs on fill.
4. Dewatering system components to prevent surface water and subsurface water from flowing
into excavations and flooding project site and surrounding areas shall be provided for the
account of the contractor.
5. Soil poisoning of the entire area, plus one meter (1.00 meter) on each perimeter.

C. CONCRETE AND REINFORCED CONCRETE


1. All provisions of the latest NATIONAL STRUCTURAL CODE FOR BUILDINGS and the
AMERICAN CONCRETE INSTITUTE'S BUILDING CODE REQUIREMENTS FOR
REINFORCED CONCRETE shall be made a part of this specification.
2. SAMPLES AND TEST : All steel bars, cement, gravel and concrete samples and fees to be
borne by the contractor.
3. For a schedule of concrete and reinforced concrete, refer to the Construction notes on
Structural Plans.
4. MATERIALS :
PORTLAND CEMENT: ASTM 150, Type 1 Rizal, Republic, Island brand only.
GRAVEL : G-1 crushed 20mm in size for slabs, walls, and columns, 25mm for
foundation works and footings.
SAND : S-1 washed, clean.
WATER : Clean, free from oily or other materials which would impair the strength of
the bond.
REINFORCED BARS (EBARS) : Billet steel, intermediate / structural grade; ASTM- A15 deformed bars, gauge16 G. I Tie Wire.
FORMS : 3/8" thick Ordinary Plywood for all exposed and unexposed concrete surfaces.
FORMS COATINGS : Forms shall be coated with FORMACOAT R-21 only.

D. CEMENT AND MASONRY WORKS


1. CONCRETE HALLOW BLOCKS: 150 mm thick for all exterior partitions with embedded
pipes; 100 mm thick for interior wall partitions unless otherwise noted.
2. ALL CONCRETE HALLOW BLOCKS shall extend up to the bottom of the beam or slab.
3. REINFORCEMENT : Deformed steel, Structural grade, 10 mm diameter bars at 800 mm on
center, vertical bars at every third course for 100 mm thick concrete hollow blocks, and 12
mm diameter bar for 150 mm thick with bar spacing the same as the of 100 mm thick
concrete hollow block.
4. REINFORCED CONCRETE STIFENER COLUMNS & LINTEL BEAMS: For concrete
hollow block wall with a span or height of more than that four (4) meters as follows:
4.1 STIFFENER COLUMNS: 100mm X 300mm (For 100mm thick CHB) / 150 mm X
300 mm (For 150 mm thick CHB) reinforced with4-12 mm diameter vertical bars
with 10mm diameter ties at 250mm on center.

4.2 LINTEL BEAMS: Thickness varies per concrete hallow block wall x 350mm
reinforced with 4-12mm diameter continues bar (top, bottom) with 10mm diameter
stirrups 4 at 100, rest at 250mm on center.
4.3 All shop front openings, window type air conditioning openings are to be provided
with lintel beams.
5. ANCHORS: For anchoring, all CHB to concrete columns at the sides and to beam and lower
and upper portions.
6. ANCHOR/ MASONRY: to structural members with spiral ties embedded in masonry joints and
attached to structures and spaces as per spacing of masonry reinforcement.

E. MOISTURE PROTECTION
WATERPROOFING: Application shall be strictly as per Manufacturer's Specifications.
1. INTEGRAL WATERPROOFING
a. SEALOCRETE: mortar plasticizer for all exterior plastering works above Ground floor
level.
2. WATER REPELLANTS: All exterior masonry finishes to be protected with Silicon 75 water
repellant; application as per Manufacturer's Specifications.
3. MEMBRANE WATERPROOFING: All toilets and bath shall be three (3) ply Membrane and
all floors and walls/ flashing exposed to the weather shall be five (50
Ply membrane)

F. METALS
a. METAL FABRICATIONS: for steel windows, stair handrails, curb nosing, steel trench grating
by AMIGO STEEL INC/ and or equivalent.
b. METALS FABRICATIONS
i. Provide CURB NOSING with anchors spaced not more than 150mm from each curb
nosing end, 150mm from corners, and 600mm on center.
ii. STEEL AWNING and BAY WINDOWS: 31.75mm (1-1/4" Deep. No. 5173 heavyduty brass handles with double washer Hinges.
iii. STEEL GRILLE: 1/4" square bars at 100mm on center, fully welded.
c. ALUMINUM FABRICATIONS
i. SLIDING DOORS/ WITH FIXED GLASS: 2- 1/2" aluminum Frame.

G. WOOD
a. SCHEDULE OF LUMBER and PLYWOOD WORKS:
i. YACAL: sun dried, for all wood plates and other lumber in contact with concrete
ii. GUIJO: sun dried, for door jambs, door edging, window frames, headers and other
openings with door frames.
iii. TAGUILE Baseboard: kiln dried, free from defects.
iv. TANGUILE: red, kiln dried, wood slats, wall and ceiling panelling, drop boards,
cabinet works, closets, drawers, shelves and other finishing woodworks unless
otherwise specified.
v. TANGUILE PLYWOOD: 5.5mm thick local C grade, 3-ply, type 2 glue.
vi. MARINE PLYWOOD: 5.5mm thick local C grade, 3-ply type glue , for all plywood
exposed to water and weather.
vii. APITONG: wolmerized with WOLMAN preservative Salts solution composed of
sodium fluoride, dinitrogenol arsenate.
viii. SEASONED LUMBER: shall be with 19% maximum moisture content only at time
of seasoning.
ix. KILN DRIED Lumber: shall be with 15% maximum moisture content only at the
time dressing.
x. FRAMING LUMBER and other ROUGH CARPENTRY: shall be lifted closely, set
accurately to the required lines and levels and shall be secured in place in a
rigid substantial manner. Framing members shall be free from defects and care
shall be of good quality and free from defects and care shall be taken such that
the splitting of the member avoided.
xi. All woods shall be of good quality and free from defects.
xii. Submit sample of each wood shape for ARCHITECT'S approval prior to fabrication.

H. DOORS AND WINDOWS


1. WOOD DOORS:
a. NARRA Panelled Door for entrance doors at 0.90m x 2.10m with 3" x 6" Door Jambs.
b. HALLOW CORE FLUSH DOORS:

Wood door Sash: finished thickness of 44mm Tanguile KD framing


consisting of an end stiles bottom and top rails of solid pieces 31mm x
120mm lock jointed to each other with at least (3) intermediate rails of
solid single pieces.

b.2

VEENER FACING: 5.5mm thick Tanguileslice cut plywood on both


faces with 0.99mm x 44mm tanguile edging all around.
- 5.5mm thick Marine plywood for doors exposed to water and weather.
Apply Thompson's Thoro Water seal, colored.

Provide Wood block where the lockset is located.

3. PVC DOORS WITH LOUVER TYPE for all toilet.

I. FINISHING HARDWARE
The following hardware sets are finished for whatever assistance it may afford the contractor.
Verify plans, Specifications on hardware quality required. Should any particular item omitted, provide
such door or item hardware same as required for similar purposes.
1. LOCKSETS shall be cylindrical SCHLAGE brand/ or equivalent brand.
a. Submit keying schedule for approval; stamp key with identification.
2. DOOR HINGES shall be Stanley brand:
a. Loose Pin Butt Hinges
a.1 Hinges in non ferrous metal to match finish of locks in respective Openings:
ferrous hinges prime coated
a.2 Non-ferrous hinges for all exterior, kitchen areas. Toilets and Bath.
3. DOOR CLOSERS shall be Yale brand
Schedule:
40 series, Heavy duty, Surface mounted type, Regular arm, Silver Bronze finish.
4. MISCELLANEOUS HARDWARE: All other necessary hardware such as latch bolts, catch
locks, chain door fasteners, door stops, wall stops and holders, push plates, handles, etc., shall
be of type, size and design suitable for the purposes of as approved by Architect. (see schedule
of doors and windows)
J. GLASS AND GLAZING
1. PUTTY: Imported, good grade to be tests prior to installation for Steel Doors and Windows.

2. GLAZING CLIPS for steel windows, shall be zinc coated steel or non- Ferrous metal and shall
be typed, sizes and shapes which are suitable for the uses which they are intended.
3. SCHEDULE
a. 6mm thick single glazing, clear glass for steel casement and awning windows.
b. 1/4" thick clear mirror with aluminum rim on 3/16" plywood backing for all toilets
mirrors.
c. 6mm thick single glazing, clear glass for aluminum doors with fixed glass.

K. FINISHES
1. FLOOR FINISHES:
a. Plain Cement Finish: for all concrete slabs as indicated on the schedule of finishes.
b. Vitrified Unglazed Tiles: 200mm x 200mm vitrified unglazed Mariwasa colored /
white tiles with 20mm thick mortar seething be complete with all trimming to be done
same with all other Toilets.
c. Non-slip Angle Nosing: 25mm x 45mm polishing brass for all Riser and change of
elevation- at roof deck.
d. Wood Parquet: All bedrooms except multipurpose room.
e. Wood Plank: 2"x 12" Mariwasa for Living Room, Dining Room & Kitchen area.
2. WALL FINISHES
a. INTERIOR WALL FINISHES
a.1 Plain cement Plaster Finish: 10mm thick on vertical concrete or masonry
walls and for all concrete hallow block walls, painted finishes.
a.2 Vitrified Glazed Tiles: 200mm x 200mm vitrified glazed tiles Mariwasa
colored/white complete with all trimmings; 20mm thick mortar setting bed.
Wall tiles for toilet shall be extended up to the ceiling.
a.3 Tiles Adhesive and Grouting: by ABC grout, the application shall follow
manufacturer's Specifications.
b. EXTERIOR FINISHES
b.1 Plain Cement Plaster Finish: 10mm thick on masonry walls and for all
concrete hollow block walls, painted finish, not otherwise noted.
b.2 Rubbed Concrete Finish: for the rear side elevations (firewalls), painted
finish.

3. CEILING FINISHES
a. Plywood Ceiling:
a.1 5.5mm thick ordinary plywood ceiling on 50mm, s2s, Apitong frames at
400mm on center, joint puttied and painted for living, dining, kitchen areas
or as indicated on plans.
a.2 5.5mm thick Marine plywood ceiling on 50mm, s2s, Apitong frames at 400
mm on center, joint puttied and painted for toilets, balconies, eaves and all
exposed to weather.
b. Provide moldings at all plywood ceilings, painted finish.

L. PAINTING AND VARNISHING


1. MATERIALS: Boysen paints, or approved equivalent. Prior to final application, samples are
to be submitted for Architects Approval.
2. APPLICATION: All applications and method used shall strictly follow the Manufacturer's
Instructions and Specifications.
3. SURFACE TREATMENT: All surfaces including masonry walls shall be thoroughly cleaned,
puttied (masilia) sandpapered, rubbed and polished, masonry walls should be
treated with CONCRETE NEUTRALIZER.
4. SCHEDULE OF PAINTING AND VARNISHING FINISHES
a. Masonry Wall Cement Surfaces: All in Three (3) coats
b. Doors. door jambs, cabinets and closets: Putty and seal, spray with Boysen automotive
lacquer spray.
c. Steel and Metal Works: two (2) coats red lead primer and two (2) coats Quick Dry
Enamel.
d. Exterior Walls: Topcoat by Boysen Paints.
e. Varnish Finish: for door panels.
5. EXTRA COATS shall be applied to achieve satisfactory finishing works. Follow as per
Architect's instructions.
6. WATER SEAL or WATER REPELANTS as specified under moisture protection.
7. Verify Plans for details and location indicator.
