Dear Valued Purchasers and Business Partners,


It gives me great pleasure to announce the appointment of YB Dato
Sri Mohd Effendi Norwawi as Executive Chairman of Encorp Berhad
(Encorp) effective 1 September 2009. On behalf of the Board,
Management and Staff, we say Welcome Back to Encorp to our
new Executive Chairman after ten years in politics. Dato Sri Effendi
of course founded Encorp in the mid-1990s, before the company
became a listed entity.
Known for his strategic vision, penchant for excellent customer service
and innovation, Dato Sri Effendi will certainly be playing a key role in
steering Encorps future strategic direction. For our customers, this can
only mean better news as we continue to improve our products and
services, and value.
Related to this, Encorp and its subsidiaries moved to new premises at
The Strand Encorp, Kota Damansara in July 2009. Apart from being
closer to our customers, the office move is important to our team as
we now have the opportunity to live the Encorp property brand which
has proven to be an excellent investment value for buyers. By literally
being in the thick of things, experiencing the brand that we built and
promote, Encorp can better serve our customers, both current
and future.
The external Malaysian economic environment continues to remain
challenging. Although Bank Negara Malaysia reported an improvement
in the rate of contraction in Malaysias Gross Domestic Product (GDP)
to 3.9% in the second quarter of 2009 compared to a contraction
of 6.2% in the first quarter, the overall picture for 2009 remains
challenging. For this reason, we laud the Governments two stimulus
packages which have helped the local construction sector. Domestic
demand is also likely to gain further momentum in the second half of
the year given the continued access to financing, a lower rate of
inflation, and a financial market that is looking up.

A Warm Welcome To Our

Executive Chairman
On 1 September 2009, Encorp
Berhad (Encorp) welcomed the
appointment of YB Dato Sri Mohd
Effendi Norwawi as its new
Executive Chairman. The
announcement was made to Bursa
Malaysia on the same day, and
made business media headlines
nationwide the following day.
This appointment marks Dato Sri Effendis
return to the Malaysian corporate scene
which he had left some time ago to
concentrate on a political career. His
experience in the corporate world includes
a 15-year stint as Executive Chairman of
the Sarawak Economic Development
Corporation (SEDC), the most aggressive
of all State Economic Development
Corporations in Malaysia in the late 80s
and early 90s.
Dato Sri Effendi also helmed Bank Utama
(now part of the RHB Banking Group)
between 1990 and 1995 as Chairman,
leading a financial and cultural turnaround of
the small Sarawak bank into a major bank in
Malaysia at the time. From SEDCs diverse
businesses and Bank Utama, Dato Sri Effendi
then went on to start Encorp, and soon after
ntv7, the private free-to-air TV channel in the
late 1990s.

On the political front, Dato Sri Effendi served


as a Sarawak State Assemblyman in the
1990s and later as Member of Parliament
between 1999 and 2004. He was Malaysias
Minister of Agriculture from 1999 to 2004,
and was appointed as Special Envoy of the
Prime Minister for Higher Education with
ministerial rank in 2004. Subsequently, in
2006 he was appointed as Minister in the
Prime Ministers Department in charge of the
Economic Planning Unit, a position he held
until 2008. He continues to serve the
Government as a Senator today.

As Encorps Executive Chairman, among


Dato Sri Effendis focuses will be setting the
Groups strategic direction. Coupled with his
vast experiences in both the private and
public sector, exciting times lay ahead for
Encorp.
With the appointment of a new Executive
Chairman, Encorp bade farewell to former
Non-Executive Chairman, YBhg Tan Sri
Datuk (Dr) Omar Abdul Rahman, who
stepped down on 1 September 2009. Tan Sri
Omar had led Encorp since February 2005,
having been appointed to the Board in 2003.

Encorp Berhad (Encorp) held a farewell dinner for the former Chairman,
YBhg Tan Sri Datuk (Dr) Omar Abdul Rahman, at the Al Nafourah Restaurant,
Le Meridien Hotel on 8 September 2009. The Board Members and Senior
Management of Encorp were present to bid farewell to Tan Sri Omar who
was the Chairman since 2005. He joined the Board in 2003.

Encorp Reports
PBT of RM26.11
million for
1st Half 2009
Encorp Berhad (Encorp) reported a Group
Profit Before Tax (PBT) of RM26.11 million for
the first six months ended 30 June 2009, a
marginal drop from the PBT of RM27.38
million achieved in the previous corresponding
period. Basic earnings per share for the six
months ended 30 June 2009 was 6.55 sen.

The Group achieved a revenue of RM108.76


million for the first half of 2009 compared to
RM127.36 miliion achieved in the previous
corresponding period. As a Group, Encorps
revenue is contributed by sales from its
property development and annuity interest
income arising from the completion and
handover of the teachers' quarters.
For the second quarter of 2009, Encorp
recorded a PBT of RM7.67 million as
compared to RM18.45 million attained in
the first quarter. The decrease in profit was
mainly attributed to the delay of the launches,
due to the unfavourable market environment,
at Cahaya Alam Encorp in Shah Alam and at
The Strand Encorp in Kota Damansara,
Petaling Jaya.

Commenting on the Groups current year


prospects, Yeoh Soo Ann, the Groups
Chief Executive Officer said, Growth and
expansion nationwide is expected to be
curtailed in 2009 given the challenging
economic environment. Encorp will not be
shielded from the effects of the continuing
downturn. Nonetheless, we have steadily
built up our strengths over the years. With a
positive cash-flow and low gearing, Encorp is
now in a good position to capitalise on our
strengths. We are confident of sustaining the
momentum with current projects that will see
us through until 2015. At the same time, we
will continue with our prudent stance to
conserve cash and control expenses and
ensure that the Group's activities are
value-driven.

Encorp Meets Shareholders


at 9th AGM
Encorp Berhads (Encorp) Ninth Annual General Meeting (AGM) was
held in Kuching on 24 June 2009. All seven Ordinary Resolutions were
passed in addition to two Special Resolutions.
At the AGM, Encorps then Chairman, YBhg Tan Sri Datuk (Dr) Omar
Abdul Rahman said, We are under the capable leadership of a
Management team that is highly experienced in moving the Group
forward firmly and steadily towards fulfilling its plans and objectives. We
shall continue to place great emphasis on productivity, efficiency and
innovation in all that we do. In the process, we continue to build on our
domestic businesses through more acquisitions and joint undertakings.
We will also explore opportunities overseas that capitalise on our
resources and expertise.

Selamat Hari Raya Eid Mubarak


Encorp Berhad (Encorp) wishes all Muslim house-buyers, stakeholders and business
partners a Selamat Hari Raya Eid Mubarak! As part of its corporate social responsibility
programme, 50% of the cost of Encorps Hari Raya 2009 cards will be donated to the
World Wide Fund for Nature (WWF) Malaysia. The card also carries an environmental
message - Save the Environment for our Future Generation - which reflects Encorps
stand on promoting continuous efforts to preserve a clean and healthy environment.

On 24 July 2009, Encorp Berhad announced
to Bursa Malaysia that its wholly-owned
subsidiary, Enfari Properties Sdn Bhd had
changed its name to Encorp Construction &
Infrastructure Sdn Bhd. The name change is
part of an integration plan to better reflect the
role of Encorp Construction & Infrastructure
within the Encorp Group.

After putting down roots in Shah Alam for nearly ten years, Encorp Berhad
has finally moved to a new home at its own niche development, The Strand

Plans for more developments at The Strand Encorp, an integrated
commercial development situated on a 45.6-acre piece of land in
Kota Damansara, are on the horizon.
April 2009 - 46 units of 3-storey business suites of Phase 2 were

Possession (VP) notification.

CURRENT EVENTS

Relay For Life KL 2009


For the second year running, Encorp Berhad (Encorp) joined some
2,000 others to participate in the all-night Relay for Life KL 2009
event organised by the National Cancer Society of Malaysia (NCSM).
Held on 30 May 2009 at Bukit Jalil, Kuala Lumpur, the 16-hour event
saw Encorps team members take turns to walk around the track as
part of a relay throughout the night until the following day, signifying
how cancer never sleeps.

The staff also set up stalls, selling an assortment of home-cooked


healthy food at its Salad Bar. Proceeds from the sales of potato salad,
coleslaw, rich moist chocolate cake, baked macaroni, fruit jelly and salad
sandwiches, were donated to NCSM.

Encorp Gives to PRIDE

Support For
Earth Hour

Continuing its support for cancer, Encorp Berhad generously


contributed RM35,000 to the Pink Ribbon Deeds (PRIDE)
Foundation gala charity dinner on 19 June 2009. Funds raised at
the event were channelled towards the establishment of the PRIDE
Centre at University Malaya Medical Centre, a palliative care facility
for terminally-ill cancer patients. The aim of the Centre is to ensure
that its patients last days are as comfortable as possible and to
provide support for their loved ones.

Giving to Poor Students


On 13 August 2009, Encorp Berhad contributed RM5,000 to the
Kumpulan Wang Amanah Pelajar Miskin (KWAPM) or the Poor
Students Trust Fund through a fund-raising campaign Karnival Tabung
Pelajar Miskin organised jointly by the Ministry of Education Malaysia,
Persatuan Suri dan Anggota Wanita Perkhidmatan Awam Malaysia
(PUSPANITA) and the Manifestation of Sarawak Cultural Arts (MESCA).
The campaign sets out to generate more support for the fund which
gives monetary assistance, uniforms, pays for school fees and provides
other support to poor families, irrespective of race or religion, who are
unable to send their children to school.

The highlight of the evening was the lighting of luminaries or little paper
lanterns with heartfelt messages in memory of those who had succumbed
to their battle against cancer and for those still fighting for it.

Not to be left out on a


world-wide event to raise
awareness on the fight against
global warming, Encorp Berhad
switched off its lights for one
hour on 28 March 2009 from
8.30 pm to 9.30 pm as part of
its support for Earth Hour.
The event, organised by the World Wide Fund for Nature (WWF)
attracted hundreds of millions of people from around the world to
switch off their lights at home and at their businesses for one hour
towards raising awareness on the need to take action on climate
change. Their combined action helped save the usage of electricity,
eventhough its only for one hour, and subsequently helped to reduce
the release of carbon dioxide into the air. Earth Hour was conceived by
WWF and The Sydney Morning Herald in 2007 when 2.2 million
residents of Sydney participated by turning off all non-essential lights.

Human Capital Development


Be a Better Employee!
Continuous development of staff is the key to building a team of the highest calibre.
Recognising this fact, Encorp put its team through a comprehensive in-house
training programme over four days at the end of May 2009. Trainers put staff
through the paces on the fundamentals of personal and company aspirations,
strategy, goals, organisational structure, rewards and development opportunities.

Encorps Aid for Azlan Iskandar


Malaysian squash player, Mohd Azlan Iskandar, currently ranked the worlds 13th best, was all smiles
upon receiving a RM40,000 sponsorship from Encorp Berhad (Encorp) recently. According to Azlan,
This contribution from Encorp spurs me to further perform my best for Malaysia in important
international squash tournaments this year. He will be participating in eight tournaments from now
until mid-December 2009 - Columbian Open, British Open, Petro Sport Open, Hong Kong Open,
World Open, Spanish Open, Dutch Open, Qatar Classic and the Saudi Open.
Encorps sponsorship was presented to Azlan by Yeoh Soo Ann, Encorps Group Chief Executive
Officer, at its new office at The Strand Encorp, Kota Damansara on 3 August 2009.

Lucky-9 Pool Tournament


For a change from the office environment, the staff took to an evening
of friendly competition at the Groups Lucky-9 Pool tournament held
on 17 April 2009. With prizes to be won, many players tried their best
to concentrate on winning, only to be won over by fun, laughter and
good food.

What A Smash!
Could there be another Datuk Lee Chong Wei amongst Encorp
Berhads (Encorp) staff? That was the question on many minds as
Encorps enthusiastic badminton shuttlers fought it out on the court at
a friendly badminton tournament on 20 June 2009 held at the Sports
Complex IJM-Cobra, Petaling Jaya. Watched on by eager family
members, the mornings tournament of friendly matches saw skill
and power smashes by the more experienced shuttlers, and fast
exhaustion by the not-so-fit.
Whatever the level of play, what was evident was the air of enjoyment
shared by all. In the end, the Mixed Double winners were Norhazila
and Mat Akher, whilst the Mens Double was won by Team B
(Crook Rangers).
