POSITION DESCRIPTION
Position Title:

Primary Objective of Position


Maintain the entire hotel facility, including the physical building structure, all mechanical, electrical, HVAC
systems, and related equipment in accordance with energy conservation and preventative maintenance programs.
Ensure the upkeep of guest areas to maintain an attractive hotel.
Essential Functions
-

Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical
structure(s) of the hotel, all mechanical, electrical, HVAC systems and any other related equipment.
Verify completion of all routine maintenance on public spaces, meeting rooms, ballrooms, outlets, back of
the house spaces, and grounds. Verify completion of all repairs, replacement, and renovation projects to
offices and associate work areas.
Adhere to all corporate-required purchasing policies and controls, including, but not limited to, all outside
contractor bids, budgets and schedules. Follow prescribed safety procedures for personnel and equipment
by the company and ASHA.
Maintain effective Energy Management and Preventive Maintenance programs and conduct special training
for other operating departments on the safe and efficient use of equipment and energy in the hotel.
Inform the General Manager and hotel department heads on a regular basis regarding the specific and
overall condition of the building structure(s), related systems, and equipment offering prudent, cost
effective proposals for maintaining these systems. Access and input information into a computer and
generate reports.
Take every opportunity to amaze the guests
Assist in hiring training, supervising and disciplining department staff and all other staff under direction of
the Engineering Department, such as painters, upholsterers, and groundskeepers.
Assure adherence to all applicable Tecton SOPs

Other:
Regular attendance in conformance with the standards, which may be established from time to time, is essential to
the successful performance of this position. Associates with irregular attendance will be subject to disciplinary
action, up to and including termination of employment.
Due to the cyclical nature of the hospitality industry, associates may be required to work varying schedules to reflect
the business needs of the hotel. In addition, attendance at all scheduled training sessions and meeting is required.
Upon employment, all associates are required to fully comply with Tecton rules and regulations for the safe and
effective operation of the hotel facilities. Associates who violate hotel rules and regulations will be subject to
disciplinary action, up to and including termination of employment.
Supportive Functions:
In addition to performance of the essential functions, this position may be required to perform a combination of the

following supportive functions, with the percentage of time performing each function to be solely determined by the
manager based upon the particular requirements of the hotel:
- Supervise necessary repairs and maintenance throughout the hotel.
- Prepare technical data, bidding, project work, alterations, and repairs for properties. Must have basic
knowledge of building codes.
- Actively train in fire prevention, environmental health and safety, and engineering systems. Attend all
meeting regarding hotel operations, i.e. department, fire, safety, health and quality improvement.
- Oversee daily and weekly payrolls. Prepare departmental manpower schedules. Oversee water treatment
programs.
- Attend morning walk-arounds as required.
- Participation in the Manager on Duty program

Physical Demands

Most work tasks are performed indoors. Temperature generally is moderate and controlled by hotel
environmental systems; however, must be able to work in extreme temperatures like freezers (-10 degrees
F.) and boiler rooms (+110 degrees F.), possible for one hour or more.
Must be able to sit at a desk for up to 5 hours per day. Walking and standing are required the rest of the
working day. Length of time of these tasks may vary from day to day and task to task
The worker is subject to noise: there is sufficient noise to cause the worker to shout in order to be heard
above the surrounding noise level.
The worker is subject to vibration: exposure to oscillating movements of the extremities on whole body.
The worker is subject to hazards: including a variety of physical conditions, such as proximity to moving
mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or
exposure to chemicals.
The worker is subject to atmospheric conditions: one or more of the following conditions that affect the

Machine operators: (without inspection), Mechanics, skilled trades people. Works with lathes, drill
presses, power saws and mills where the seeing job is at or within arms reach. Also, mechanics and
skilled trade people and those who do work of a non-repetitive in nature such as carpenters, technicians,
service people, plumbers, painters, mechanics, etc.
Must be able to exert well-paced ability in limited space and to reach other locations of the hotel on a
timely basis.
Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.
Must be able to lift up to 20 lbs on a regular and continuing basis.
Must be able to lift up to 50 lbs frequently.

Qualifications
Bachelors degree or related technical school degree preferred. Five to seven years in a major hotel, hospital, or
building, including four years in a supervisory capacity.
Licenses or Certificates
Ability to obtain and/or maintain any governmental required licenses, certificates or permits. Must possess, or have
the ability and experience to acquire, a first class operating engineers license in boilers and air conditioning as
required. CPR certification.
Grooming
All associates must maintain a neat, clean and well-groomed appearance per Tecton Standards

Primary Objective of Position


Keeps hotel facilities (heat, power, air conditioning, and refrigeration) in optimum operating condition by
performing preventative maintenance and repairs on hotel power plant machinery
Essential Functions
-

Conduct walk-throughs and visually assess the safe and efficient maintenance and operation of the physical
structure(s) of the hotel, all mechanical, electrical, HVAC systems and any other related equipment.
Will assist with routine maintenance in public spaces, meeting rooms, ballrooms, outlets, back of the house
spaces, and grounds.
Maintains heating/ventilating/air conditioning equipment in optimal operating condition by performing
routine maintenance and repairs.
Replace filters and bearing.
Repairs motors and shafts as necessary
Adjusts air conditioning air pressure as necessary
Prevents costly machine breakdowns by lubricating equipment as needed.
Operates, maintains and repairs boilers to provide desired heating throughout the hotel
Maintains appropriate level of water chemicals in boilers closed and open systems
Insures that hotel is supplied with adequate power by reading and operating gas, water, and electrical
meters
Records utility meter readings and monitors daily usage
Works in a safe manner and maintains cleanliness and order in hotels power plant areas.
Keeps adequate level of supplies required for hotel maintenance and notifies supervisor of equipment and
supply requirements.
Calls to attention of supervisor any maintenance or operating problems which affect the security of
operating condition of the hotel.
Cooperates with insurance underwriters and/or the fire department in regular inspections of the hotel
Contributes to hotels preparedness during fire emergencies by participating in the hotel fire team
Handles master keys in accordance with Tectons standards for the overall safety and security of the hotel.

To maintain the hotels customer and heart of house areas in accordance with company standards by
performing preventative maintenance and repairs as necessary.
Essential Functions
-

Will handle routine maintenance in public spaces, meeting rooms, ballrooms, outlets, back of the
house spaces, and grounds.
Maintains rooms in optimal operating condition by performing repairs as needed
Understands the room preventative maintenance program
Prepares preventative maintenance cart for use each day
Repairs televisions, phones, clock radios, etc.
Replaces or repairs damaged bathroom fixtures and executes general plumbing as needed
Maintains the overall appearance of the room; replaces broken mirrors, hangs fixtures, does touch
up painting, etc.
Troubleshoots rooms heating/ventilating/air conditioning systems
Uses both power and hand tools regularly in a safe, efficient manner
Performs preventative maintenance throughout other areas of the hotel as well as, including both
the front of the house, interior and exterior
Maintains the condition of the hotel lobbies and restaurants
Repairs furniture and decorations as necessary
Repairs carpet, marble and tile
Repairs and maintains kitchen and laundry/housekeeping equipment
Repairs/replaces windows and mirrors
Maintains exterior of building and grounds as necessary
Attends schools or seminars to remain current on proper techniques
May be asked to perform routine pool operations (CPO certification required)
Maintains operating equipment in working condition by performing routine equipment checks
and repairs
Maintains and assists in the cleanliness of individual work area
Demonstrates familiarity with the hotels safety systems and takes corrective action on any

Reports any hazards or injuries in the department and takes immediate action to correct.

Perform general repairs in and around hotel as needed.
Essential Functions

Under direction of the Assistant Chief Engineer or Chief Engineer, perform general repair and maintenance
of any and all equipment found in and around the hotel. Specific work areas will be assigned as needed to
each associate, based on skill level and experience. Accurate record keeping on assigned tasks is required.
Ensure that all safety systems are operable.
Adhere to applicable Tecton Standard Operating Procedures

Primary Objective of Position


To maintain the exterior of the hotel in excellent condition by performing all necessary cleaning services to the
hotels grounds and garage/parking areas
Essential Functions
-

Maintains hotel grounds in accordance with hotel standards and Tecton Standard Operating Procedures
Provides lawn care to grass areas as necessary by removing debris, mowing, seeding and edging
Uses grounds keeping equipment in a safe, efficient manner
Maintains and repairs lawn, snow, and other outdoor equipment
Maintains and adjusts irrigation sprinkler heads as needed.
Maintains the parking lot/garage including all pavement, lighting, stairs, elevators and elevator landings
Repairs cracks in cement as needed
Provides proper lighting to parking lot by replacing light bulbs as needed
Maintains safe lot by replacing stair railings and removing ice and snot as needed
Maintains proper signage (or makes recommendations) dignifying pedestrian walkways and rig hog way
Keeps sidewalk steps and paths clear of snow and ice
Maintains signs and street lighting outside hotel in working order replacing light bulbs and broken glass as
needed
May act as pool and spa maintenance, handling all pool chemicals in a safe manner (CPO certification
required)
Keeps all flags and banners in clean and repaired conditions
Assists with cleaning engineering/storage areas when called upon to do so.
Demonstrates familiarity with the hotels life safety systems and takes corrective action on any
maintenance or operating problems which affect the security or operating condition of the hotel.
Maintains operating equipment in working condition by performing routine equipment checks and repairs
Reports any hazards or injuries in the department and takes immediate action to correct.

Other:
Regular attendance in conformance with the standards, which may be established from time to time, is essential to
the successful performance of this position. Associates with irregular attendance will be subject to disciplinary
action, up to and including termination of employment.
Due to the cyclical nature of the hospitality industry, associates may be required to work varying schedules to reflect
the business needs of the hotel. In addition, attendance at all scheduled training sessions and meeting is required.
Upon employment, all associates are required to fully comply with Tecton rules and regulations for the safe and
