Project : TEST KITCHEN

Location: Level 3 - Nguyen Trai Stores


Scope of works This is The LUM SUMP Package for Design Build
1. Design package:
Design all issue (ID , MEP , Kitchen equipment coordination) base on the PHs
draft layout .
Drawing include in 4 sets for construction drawing (ID, MEP), approved
before construction.
2. Renovation of existing Marketing store to become Staff room
- Move existing facilities
- Painting wall/ ceiling
- Install Air conditioner ( move the old machine from MD room)
3. Construction :
2.1 Preliminary works
- Demolition works ( demolish brick wall)
- Re-install the door
- Cover construction areas with plastic sheet during construction period
- Remove the waste material and transport to the pit
- Daily cleaning and industrial cleaning before hand over for operation
teams.
3.2
ID works
- Wall finishing works :
Wall 1: Temper glass with gypsum board on top/ painting two faces,
temper glass door with HAFELE hardware, including clock.
Wall 2: wall tile ( full height) , including covering the existing window
Wall 3: wall tile ( full height)
Wall 4 : wall tile ( full height)
- Slab finishing works:
Floor tile ( including chipping the existing tile and all new mortar layer)
Stainless steel Skirting
- Ceiling works :
Dark painting to concrete soffit slab
Painting for all piping / duck works / cable tray
Repair the connection at lobby areas.

Others : all coordination issues which may concern to finishing works


such as : drill hole , chipping , plastering , fixing or connecting with
existing finishing elements .
Re-paint all defects which may happen during construction without
variation cost.

3.3
MEP works:
- HVAC:
Supply and install new Air condition 5 HP. Daikin
Ventilation system with Exhaust fan/ fresh air fan and all piping works

Connect with exhaust hook , exhaust hook install by MEP


contractor( supply by others)
- Electricity :
Connect with electricity system and 1 separate distribution board with
electric meter
(Contractor to investigate the connection points)
All cable tray and wirings to connect all MEP/ IT system
- Water supply:
Connect with existing water tank and piping
Supply all piping works
- Waste water :
Connect with existing Waste water piping
Supply and install Garbage filter for 2 sink.
Supply all piping works
- Fire Alarm System: to connect from existing system with 2 detectors;
supply 2 air fire extinguishers.
- Lighting: supply and install lighting following Kitchen standard.
- GAS system:
All system which relating to Safety Gas using ( detail as attached
file) .The contractor is request to check the actual condition to supply
and install .
Certificate for safety is included.
4. Equipment ( supply and install by others) :
The main contractor is requested to coordinate with equipment data to check
and erect location of socket / connection point
5. General requirement:
- This is the Lum sump contract, all design/ BoQ must be approved base on
the total Amount proposed by contractor.
- The contractor is request to have good cooperated with the PH to adjust
the design drawing/ BoQ so that all construction cost within approved
Budget.
- The contractor is request to have carefully site investigation and add more
items which contractor confirm that it may be variation issues and amend
in the BoQ.
- All construction activities must be cooperate strictly to avoid the effect
business activities / neighbor building / or store staff and Operation teams.
- The Contractor Project manager / chief engineer must be experience in
F&B field and good coordination roles.
All chipping/ drilling / welding activities must be check and approve
before process the works.
- All the procurement issue (in out material out of store) must be checked
by PH supervisor with work permit.
- Working hour must be approved by Store manager before processing the
works

- The contractor have to cleaning construction areas on daily and cleaning


immediately where is caused by the contractor during construction or
transportation.

Project Milestone :
Design / BoQ / Sample material: 2 weeks, commencement date is
planned on 15/07/2015, finished on 30/07/2015.
ID Construction : 2 weeks , finished on 15/08/2015
Kitchen equipment installation and testing/ commissioning : 1 weeks ,
finished
