/ Re-Development Project
Proposal

Situated off Marcus Garvey Road and about 300 meters and 500 meters
respectively from Uchumi Ngong Road and Yaya Centre, lies this piece of
land that is perfect for redevelopment; the location of the property also gives
it easy access to local council services and utilities. The land measures 1.93
acres (approximately 180m by 60m) and currently has a colonial three-
bedroom bungalow with the majority of the compound under vegetation and
a brook at the lowest point of the plot.

The neighbouring area is largely residential with:


• A newly constructed office block opposite the plot; and
• A 80-apartment complex adjacent

The Concept:
Both the urban population and the number of towns in Kenya have increased
enormously over the last 35 years. (However, housing production has
remained far below the targets in the five-year national development
plans and even further below actual demand for housing. According to Hon.
Soita Shitanda the Minister for Housing, “the average annual housing
demand is estimated at 150,000 units but only an estimated annual average
supply of 35,000 is produced.”

With demand this high, it cannot be met any time soon. What we are
proposing is the redevelopment of this property on George Padmore Road.
In this project we will employ modern building technologies and
environmentally friendly practices. We shall put together a team of experts,
architects, engineers, quantity surveyors and interior designers.
Building Technology:
Using modern construction technology, Structural Insulated
Panels (SIPs). SIPs are high performance building panels made by bonding,
under extreme pressure, cement fiber boards onto both sides of an
expanded, rigid polyurethane foam core. Using this technology, one saves
on time and construction cost. Some developments using SIPs have had a
saving of up to 20% of total construction cost. The structural characteristics
of SIPs are similar to that of a steel I-Beam and have been classified as a
flood-resistant, construction material. The other great advantage of SIPs is
speed of construction. Because of prefabrication at the factory, the panels
are simply assembled on site. Electrical and plumbing chases are provided
in the panels. SIPs is a totally green product.

Green Energy:
Our project is environmentally conscious and will be employing solar energy
for all the water heating in the developed units. Street lighting and lighting
in public area’s will be powered through solar and wind energy. Photo
Voltaic power will also be put in the individual units that will be constructed.
The photo voltaic systems will be offered in two forms, as a back up system
and as a non essentials system.

Recycling:
Water buttress will be used to store harvested rain water, which will be used
to service the compounds public areas (grass and several water points).

On George Padmore Road Re-Development, between 80 – 100 units can fit
on the property, where, market prices for developments in that location
range as follows:
1 bedroom Kshs 7.5 million
2 bedroom Kshs 12.5 million
3 bedroom Kshs 13.5 million
4 bedroom Kshs 15.5million

Land Price:
George Padmore Road, 1.93 acres (0.78 hectares), the asking price is Kshs
220 million.
