SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, VIOLETA MENDOZA DIENER, of legal age, Dual citizen, widow and with
residence and postal address at Frankfurt, West Germany do hereby name,
constitute, and appoint, my sister GLADYS S. FELICITA, of legal age, Filipino,
married, and a resident of Purok 4, Brgy. Bantigue, Ormoc City, Philippines, to
be my true and lawful attorney-in-fact, for me and my name, place and
stead, to do all the following acts and deeds:
1. To file the proper petition/case before the proper court of the City
of Ormoc, Province of Leyte, Philippines for the issuance of
duplicate owners certificate of Title for TCT No. 26570 which I am
the registered owner, and to sign the petition and other
documents related to the filing of said petition/case;
2. To sign and execute proper petition, affidavit including Verification
and Certification of Non-Forum Shopping related to the filing of
every pleading, petition, memorandum, or motion before any court
of law, as well as to sign and interpose appeal, petition for certiorari
or appeal memorandum whenever necessary;
3. To enter into compromise agreement and/or amicable settlement in
my name and stead, attend pre-trial conference and perform all the
provisions mandated under Rule 18 of 1997 Rules of Civil Procedure,
in connection with and related to my aforesaid action/s brought or
to be filed for or against me concerning the same subject matter,
with full authority to delegate this power to another person or
4. To present evidence for and in my behalf until said petition/case is
terminated;
5. To get and claim the Transfer Certificate of Title (TCT) to be
issued by the Registry of Deeds for the City of Ormoc in my
favor covering said parcel of land.
HEREBY GRANTING unto my representative full power and authority to
execute and perform every act necessary to render effective the abovementioned power, as though I, myself, have so performed it, and HEREBY
APPROVING ALL that she may do by virtue hereof with full right of
substitution of his person and revocation of this instrument.
