Storm water management/Heat island effect:

A large portion of the ground plan forms the roof on top of the programme
space above and below grade.
Sunken gardens , courtyards , ponds and planted mounds create a
circulatory system to regulate and redistribute storm water throughout the
site.
Types of pavements used are Local river stone , crushed gravels , open
joint stone pavers, grasscrete and compressed sand pavers are used.
This will retain a lot of rainfall before secondary gutters redirect overow
into a series of ponds and wetlandsthat are planted with marsh grasses and
lotus.

it responds to a very specic physical context, the
development's economic context was far less easy to
predict. As a result, the building was designed with
inherent exibility; even now, with the structure
essentially complete, the client remains unsure as to
the precise allocation of space. Four potential
accommodation types, however, have been
identied.A hotel occupies space at the northeastern end of the site, where the elevated gure
descends to the ground, with a condominium at the
centre of the principal range. An element called
SOHO comprises larger-scale live-work units and
Vanke's own ofces occupy the two-pronged range
at the plan's south-western extreme.

The building has a green roof with solar panels and use local material Bamboo.
A micro-climate is created by cooling ponds fed by grey water system.
Glass faade is protected against the sun and wind by porous louvers.
Renewable materials:
Bamboo highly renewable material easily available in china.
Used for doors , oors and furniture throughout the ofce instead of using raw materials or
exotic wood.

The full height glass curtain walls brings daylight deep into all the interior space and the latest high performance
glass coating are used.
These coating have several advantages over conventional coatings because they have higher visible light
transmittance which ensures better natural lighting and extreme low solar heat transmittance.
Save energy by cooling loads.90%of interior spaces have direct view to the exterior.
A secondary layer of preforated aluminium louver is hung from glass to create a double skinned faade.
the interstitial cavity created by these two layers creates a convective stack-effect
Drawing cool air through the underside of the building and hot air at the top of the structure near roof.
The preforated louvers provide extensive primary sun protection in closed condition.
They reduce up to 70% of solar heat gain at its peak load yet still provides 15% of light transmittance through the
preforations.
In ofce portion of the project , the operation of the exterior louvers , interior shades , air conditioning and lighting
systems are co-ordinated by a series of interior exterior sensor which balance ambient light level , solar heat gain
and ambient temperatures for maximum energy efciency.
Individual control for lighting and shade operation in most ofces.
Public path covering the entire building connecting the hotel to the apartment zones up to the ofce wings.

The building appears as if it were once oating on a higher sea that has now subsided.

Regional connectivity:
Two public transportation stops are located with 500m of the site.

Considering to compost organic compound to be used as fertilizers for the
landscape. Linking these together is 'a semi-public path' that threads its way up
through the building's linear plan, providing a sequence of contrasting spatial
experiences.'Along this path visitors will experience constantly shifting
treatments of light.Bluntly refers to as a 'monolithic tube', it is this path that
brings specicity. When close to the base, the path is lit from below. When
close to the perimeter and roof, the path is lit from the side and the top.
And, when locked in the middle of the section, denition is given in a more
sculptural way, creating a conduit that the architect rather vaguely
describes as 'the tunnel of morphing typologies'. Where this condition
exists, the inuence of Holl's MIT building is clear, with interaction
between levels promoted through the carving out of cavernous, eccentric

Sustainable site:
The building is situated on reclaimed land that forms part of the municipal storm water
management system.
The lagoon functions as bio-swale i.e retention pond connected to several adjacent creaks.
The aim was to redesign the municipal hardscape bulkhead into a soft edge planted estuary.
The landscape maintains native ecosystem , minimize run-off,erosion,and environmental
damage associated with the convention modes of development.
The project is both a building and a landscape dedicated interwining of sophisticated
engineering and the natural environment.
By raising the building off the ground plane an open publicly accessible park created new
social space In a closed and privatized community.
Site area is approximately 60,000sqm of which 45000sqm is planted.
The total planted area of the project is roughly equal to the site before development.
The airspace between a new public garden and a site-wide height limit of 35m, an 80,000m
extrusion was proposed to sit on eight concrete cores. Employing steel cable-stay bridge
technology to achieve the interstitial spans, the Vanke Centre's regular cross section forms a
buckled gure that sits on a south-west to north-east orientation.
Five subsidiary arms extend from dening tapering courtyards and addressing the site's
south-westerly coastal views. The decision to suspend the accommodation above ground
serves two principal purposes. In response to the climate it provides shelter and shade from
extremes of rain and shine allowing the region's coastal breeze to permeate the entire site.It
also liberates land for the undulating landscape garden, into which are buried restaurants,
hotel service and support spaces and a 15,000m conference centre.

Each of the 26 faces of the building has been calculated based on solar heat gain
throughout the year and its louvers are ne-tuned to the orientation of the sun.
Some louvers are xed horizontally some have apertures of different sizes and
some are dynamically controlled by sensor opening and closing according to the
sun.
