ABSTARCT
This report presents the review of design for electrical installation at proposed Regent
Residencies, No 71, Watarppola Road, Mount Lavinia. The drawings are given to us for
construction. This consists of 32 numbers of apartment units and it has Ground floor car park
area, Management and Maintenance office in Mezzanine floor and apartment units in First
floor to Seventh floors.
This design report comprises of mainly
1. Lighting Layout, Power Layout, and Single Line Diagram.
2. Calculation of above design such sizing cable, protection devices, Selection of
Emergency Generator set etc
Comparison is made between actual design and new design based on calculation.

1. CHAPTER 1: INTRODUCTION
This report presents the review of design for electrical installation at proposed Regent
Residencies, No 71, Watarppola Road, Mount Lavinia. The drawings are given to us for
construction and can be referred in Appendix 1. This consists of 32 numbers of apartment
units and it has Ground floor car park area, Management and Maintenance office in
Mezzanine floor and apartment units in First floor to Seventh floors.
The architectural design provides for maximum natural light and ventilation with provision
for artificial lighting and air conditioning to suit tenants requirements. Two luxury lifts
provide for vertical transportation. Two well positioned large fire escape staircases of the
building provide safe evacuation passages in the event of a fire.
An adaptable community area is provided at the mezzanine level with space allocated for
community functions, entertainment, a gymnasium and condominium management rooms
well as gents and ladies toilets. Drivers waiting room with toilets is also provided with a
separate entrance from the enclose car park. Provision has been made for a roof terrace with
a BBQ area equipped with water and toilet facilities. The condominium management
committee could decide to enclose this space with a marquee to provide a large entertaining
area and a garden/walking/jogging area. The rooftop can be accessed by the elevators.

I prepared my own design accordance with IEE wiring regulation 17 th Edition


(BS7671:2008), relevant IEC standards, and regulation of Ceylon Electricity Board.
.This design report comprises of mainly

5. Selection of Emergency Generator set
6. Transformer (Bulk Supply) Selection
7. Single Line Diagram
After completion of calculation and design, I made a comparison between actual circuit
diagram and my design. The new design is attached in the Appendix 2.
1.1. Objective
The objective of this project is to review of design for electrical installation at proposed
Regent Residencies, No 71, Watarppola Road, Mount Lavinia. Following designs were
carried out to complete the electrical system design in the above building according to IEE
wiring regulation 17th Edition, IEC, and Local regulation. After completion of calculation
and design, I made a comparison between actual circuit diagram and my design.

1.2. Power Supply


The development will be taking the 400V electricity supply from Ceylon Electricity Board
(CEB). The electrical supply voltage will be for distribution throughout the apartment
common area via 1 no. 400A (4P MCCB incomer) LV main switchboard. The individual
tenants will be supplied through CEB LV metering directly. The cable will be either
XLPE/PVC or PVC cables of copper conductors.
For the purpose of this Installation, the low voltage electricity supply will be 400/230 volts
+/- 6%, 3 phase, 4 wire, 50 Hz +/-1% system with deviations/fluctuations as normally
declared by the local authority.

1.3. Exclusion
In the review, I have not considered the review of lighting design, cable management
system such as tray ,ladder or conduit as well as earthing and lighning protection system.
Therefore, scope is limited to review of sizing of cable and protective devices.

Note : The acceleration current is 46 A.
According to maximum voltage drop percentage from private LV supply,

Therefore, Cable selection is acceptable.
Similarly all the cables and Protective breakers sizes are calculated in the Table.2 and
Table.3.

Voltage Drop percentage= ((1.5 mv/A/m x 25m x 35.95A )/1000)*100/230=0.23% (<5%).
According to maximum voltage drop percentage from private LV supply,

Others 8%.
Note : These voltage-drop limits refer to normal steady-state operating conditions and do
not apply at times of motor starting.
The value of 8%, while permitted, can lead to problems for motor loads; for example:
In general, satisfactory motor performance requires a voltage within 5% of its rated
nominal value in steady-state operation,
Starting current of a motor can be 5 to 7 times its full-load value (or even higher). If an 8%
voltage drop occurs at full-load current, then a drop of 40% or more will occur during
start-up. In such conditions the motor will either:
- Stall (i.e. remain stationary due to insufficient torque to overcome the load torque) with
consequent
over-heating
and
eventual
trip-out
- Or accelerate very slowly, so that the heavy current loading (with possibly undesirable
low-voltage effects on other equipment) will continue beyond the normal start-up period
Finally an 8% voltage drop represents a continuous power loss, which, for continuous
loads will be a significant waste of (metered) energy. For these reasons it is recommended
that the maximum value of 8% in steady operating conditions should not be reached on
circuits which are sensitive to under-voltage problems (Reference: Schneider Electric)
Therefore, Cable selection is acceptable.

Therefore, Cable selection is acceptable.
1. Cable Management System
All Cables are unarmoured and incoming cable to Main switch board is XLPE and other
PVC insulation. The cables are laid either 500mmx100mm metal cable ladder with lid. All
the trunks ,cable trays, ladders shall be provided with hangers, supports, clips, structural
steel angles, channels or other members, wall bracing masonry piers etc. shall be rigid in
construction with regular intervals as per the manufacturers specifications and accordance
with BS 4678.
The duct opening arrangement is made to take the cable rise along the floor. The cable
calculation is given Table 3 Cable Schedule.
2.2. Protection Equipment
2.2.1. Breaker and Protective Devices
200A 4 pole MCCB (25kA) is selected as main breaker and the type B MCB is selected
with a 9kA fault level capability. 200A automatic transfer switch is used in between CEB
supply and 150 kVA emergency generator. 32A 4 pole MCB is selected for Apartment DB
directly fed by CEB. 32A two pole MCB are used in Common DB (Type A & B). 6A
MCBs are selected for lighting circuit and 20A MCBs are selected for socket outlet. All
other protective device selection can be referred in the table. The earthing system is TT
configuration so, the earth fault relay (1-300 mA adjustable ) at Main DB and 40 A 30 mA
double pole RCCB at other DBs are selected to protect against earth faults.

According to my load estimation, the electrical Maximum Demand for the project is
estimated to be individual tenants are 30A 3 phase and land owner supply is 200 A.
Generator size for common area would be 150 kVA.
According to IEC diversity factors for apartment block, we can consider diversity factor of
0.44 for 32 Numbers of apartments.
Therefore,
Bulk supply for Apartments =32 Apartments x 30 A Load x 0.44(10% Extra) = 466 A
Bulk supply for Common Area= 164A (10% Extra)= 180 A
Total Bulk Supply from CEB= 180+466= 666 A
In kVA= 3 646 0.4=448 kVA

4. CHAPTER 4: ANALYSIS AND COMPARISON: EXISTING AND

NEW DESIGN
After completion of calculation and design, a comparison is made between actual circuit
diagram and new design. The summary is tabulated below table 03. The deviations are
highlighted in the remarks columns. The selection generator size and main breakers in the
main DB are not adequate in the existing design according the load calculation. The new
cable sizes are proposed based on calculated demand.

According to the actual design lighting circuit breaker is 10 A and it is wired with 1mm2.
New design considered reducing breaker capacity to 6A limited to maximum two circuit in
a conduit in order to protect the 1mm2 cable. Otherwise, it is compelled to increase the
cable size to 1.5mm2 with 10A MCB. In addition to that, 20A socket outlet breaker AC
wiring and 20A ring circuit shall be laid in conduit as a single dedicated 2.5mm2 circuit and
No other circuit will be allowed in this conduit.

5. CHAPTER 5: SUMMARY AND CONCLUSION


5.1.Conclusion
This report presents the review of design for electrical installation at proposed Regent
Residencies, No 71, Watarppola Road, Mount Lavinia. This consists of 32 numbers of
apartment units and it has Ground floor car park area, Management and Maintenance office
in Mezzanine floor and apartment units in First floor to Seventh floors. The existing design
can be referred in Appendix 1.
The design is showed in Chapter 2. The selection of generator and main breakers in the
main DB are not adequate in the existing design according the load calculation. The new
cable sizes and breaker size are proposed based on calculation which can be referred in
cable schedule Table 3 and Table 4. After completion of calculation and design, a
comparison is made between actual circuit diagram and new design. The deviations are
highlighted in the Table 5 in chapter 4. The new design is attached in Appendix 2.
