followed by the General Contract of the project. In the event B&B Builders is chosen as the General
Contractor for the project, B&B will follow these plans unless otherwise requested by the owner in

implemented to supplant Architectural set in order to secure Building Permit, and with all applicable

Porch Caps Minimum 6 slab with thickened edge or frost wall as required, with rebar doweled into
foundation and columns.
Crawlspace VentingNo Vents. Crawlspace is to be conditioned space.
Foundation Walls - All walls and footings are to be built to plans and engineering. Window bucks to be 3
larger than R.O. of windows (Inside dimension) see drawings on plans- Verify size with Superintendent.
Install Conduit for electrical panel inside concrete wall. Conduit supplied by the Electrician. Waterproof
positive-side of all portions of foundation walls that will be buried with roll on foundation coating. Provide and
install 5/8 J bolts 4 o.c. and within 12 each way on corners or per Engineering. Install J bolts 3 from
exterior face of wall except where brick ledge then 3 from interior face of wall. Foundation is to be square,
plumb, and true to a line with a maximum allowable variation tolerance of 1/4 in 10 (max of 3/4 overall). Top
of walls should be finished such that when placing a 10 straightedge, resting on a high spot and held level
and placed anywhere on the surface, there is not any gap that exceeds 1/4. Neither shall there be more than
1/2 difference from the lowest and highest spots on the wall throughout the entire job. All other metal
embeds and hold downs to be located and installed (provided by GC).

Building Excavation - In preparation for concrete, all elevations, grading, form layout (with clearance) and
proper concrete truck access are to be verified before the excavator leaves the site. Whenever possible this
verification should be completed with the appropriate B&B supervisor. Improper excavation may result in
charges to cover additional costs incurred by B&B and/or the concrete sub-contractor.

402 Exterior Concrete


Design: 4,000 psi compressive strength, max of 6 slump. Air Entrainment of 5 percent maximum. Do not
use excessive super plasticizers, calcium chloride or non-chloride accelerators. Slope concrete pads
minimum 1/4 per foot away from structure. Top of pads is to be minimum 3 below bottom of door thresholds.
Concrete slabs are to be covered with burlap and kept wet for at least 12 hours if the temperature is above 85
degrees. Include at a minimum a 4 x 6 x 4 A/C pad if none is shown on plans. Exterior concrete slabs to be
4 thick unless noted otherwise on plans or below. With Control Joints every 10and at other areas as
deemed necessary 1/3 depth of slab (max of 144 sf). Sidewalk control joint spacing to match width. Dowel
steps, and porches into foundations on 16 centers with #4 rebar. All slabs perpendicular to concrete walls
not sitting on footer shall be doweled into concrete wall with #4 rebar at 2 O.C. with 1 bar ran perpendicular
to wall 12 off wall. Excavator is to prepare site to +/- 1", all final grading to be provide by concrete
Subcontractor. Exterior door landings are 7 max. below top of door threshold.

Backfill - Shall be with material free of organic material, construction debris and large rocks (12 D. or larger).
Pile excess material, 30 (min); away from building (verify location w/ Superintendent). Min of slope per foot
for Min. distance of 10. Grades shall be arranged to direct surface water away from all foundation walls.

Concrete Driveway - Slope concrete pads minimum 1/4 per foot away from structure. Concrete slabs are to
be covered with burlap and kept wet for at least 12 hours if the temperature is above 85 degrees. 4 thick
slab with Control Joints 10 X 10 grid.

Top Soil - to be stripped and stockpiled at a location approved by General Contractor. At the end of the
project include final grading and placement of onsite topsoil. (Does not include berms for landscaping.)
Remove a minimum of 6 of soil from the top of entire building envelope including concrete pad areas.

Driveway Prep - Rough prep is to be done at time of backfill. Remove 8 of existing soil and replace with an 8
pit-run base, using onsite material. 3 of 3/4 crushed to be installed on top of pit run. Slope concrete pad prep
minimum 1/4 per foot away from structure unless noted otherwise.
Utility trenches Are to be completed no later than time of backfill and are to be coordinated with onsite
Superintendent.
Water and Sewer lines
Septic system is to be provided and installed including permit & everything 2 outside of foundation. Water
trench to be dug and backfilled, water line provided and installed by well company. Trenches backfilled w/
clean dirt (6 encasing). If not shown on plans include a price allowance for 50 and a price per foot for any
additional required.
Power / Phone/ Cable Trenches - Dig and backfill all power, phone, and cable trenches (install bedding if
required). Include coordination and installation of conduit for Power and Phone. The conduit will be provided
by the electrician. If not shown on plans include a price allowance for 100 and a price per foot for any
additional required.

602 Framing Material


Floor System - 3 square plate washers to attach plate. Floor Joist Rating L/480 (GREEN). Floor
Sheathing- Advantech TandG and PL400 or Titebond Construction Adhesive.

702 HVAC Specifications


HVAC equipment to be from an approved manufacturer only including the following; Bryant, Carrier, Payne,
Lennox, American Standard and Reem. Gas lines ran to all specified locations (Cook top, Fireplace, garage
unit heater, BBQ stub out are the minimum). No continental fittings on any gas lines. All supply ductwork and
joints to be sealed and inspected (Energy Star). Ducts in unconditioned spaces are to receive R8 insulation
(Energy Star). Returns can use areas such as joist space. Ductwork for kitchen exhaust fan supplied and
installed including fresh make up air. There must be an inline mechanical damper installed in this ductwork at
the exterior wall. Ductwork for gas water heaters is to be supplied and installed. Install Gas Ranges. Include
line item price for fireplace and chimney piping. Include line item price for fireplace and chimney pipe
installation. Submit a maintenance and operation manual for homeowner at time of final inspection. Furnaces
need to be operational once drywall begins for temp heating. Provide 12 extra filters per furnace at this time.
Do not use the small temporary thermostats (bulb style). Submit Equipment specifications to be used on the
job, including thermostats, at the time of bid. Complete all work in Mechanical room in a way that all walls can
be finished and the ceiling will be exposed. System is to be designed and sized to work with the specified
grilles and registers. Cleanup daily; including all wood shavings from drilling holes in all stud bays.

Ductwork for mechanical systems should be sealed tightly with mastic and at least pass a level of duct
tightness of 5-7% of the floor area; e.g., a 1,000 square foot house could have up to 50-70 cfm of leakage in
the ductwork. These levels are easily achievable with a moderate sealing effort.

Walls - Wall plates to be STD and BTR if 2x4 and #2 and BTR for 2x6 and larger. 7/16 OSB sheathing.
Studs, #2 and BTR, 16 O.C. Use LSL Studs at all walls 16 or higher. Tyvek housewarp with Seams taped
and installed by Tyvek certified installer per mfg recommendations.

Registers and Grills - Register and return numbers and sizes to be designed for specified grilles. Wall and
ceiling registers to be drop-in adjustable metal registers painted to match. Carpet floor registers to be white
drop-in adjustable metal registers. Return Grilles to be surface mounted wood registers installed at floor
painted or stained to match base (paint and stain by painter). Wood and Tile floor registers to be black or ORB
drop-in metal registers by Dcor Grates or Hart and Cooley. Cabinet Toe Kick registers to be integrated
into toe kick by cabinet maker

Stairs - Rim Board Stringers. Sturdy Step for treads and 7/16 OSB riser. If wood or tile (3/4 OSB tread
and riser w/ no overhang)

A/C System - 14 Seer (Energy Star) A/C condenser with Low Ambian Kit and Sump heater so unit can cool
house below 68 degrees.

Roof - Sheathing, 5/8 OSB w/clips. Trusses, with lowered gables for out-lookers (5 ) and Heels raised
with higher end cut of 1-1/2 depending on roof pitch and top chord material 5-8(R12-R21). Trusses to use
2x6 tails. Truss hold-downs as per truss callout

Dryer vent and piping - Vent to outside with hard piping. Vent pipe to be slightly sloped to the exterior. Use a
Dryer-box for venting. Dryer-box to be located so dryer fits near the wall. Gas piping ran through Dryer-box.

Crawl space - Area to be rough graded (+- 3).

401 Building Concrete

everything in this spec.
2- Applicable building codes, specific plan and/or engineering details, schedules and notes supersede these
General notes and specifications.
3- Subs are to comply with all manufactures recommendations
4- Include all inclusions, exclusions and time frame for completing work in all bids.
5- Provide and Install all items mentioned or listed in applicable section(s)
6- Submittals required for all equipment and must be approved by B&B and owner before anything can be
installed on the project.
7- Upon completion of project an Operation and Maintenance manual is required as well as a written warranty
for everything supplied.
8- A Pre construction walk before work begins to address any job specific questions is strongly recommended.
You are responsible for any and all site conditions.
9- All subcontractors are to schedule and coordinate all inspections for their portion of the work.
10- All cutting of material is to be done outside of the home once finished floors are installed or walls are
painted.

16- Daily Cleanup is required. (On Fridays each sub working that week needs to provide one laborer for group
cleanup in the afternoon. If you will not be available for the weekly clean-up you are to coordinate with B&B
Builders for your own weekly clean-up. If no-one is provided B&B will do so at a fee to the Subcontractor.)

Exterior Concrete Pads - Slope concrete pads minimum 1/4 per foot away from structure. Top of concrete
pads if adjacent to doors are to be minimum 3 below top of door threshold. Fill to be mechanically
compacted or on undisturbed soil. Prep to include 2 of crush.

601 Framing Labor Specifications


Include all required labor, nails, powder actuated fasteners and equipment. Square up framing on top of
foundation walls (dont just go w/ the concrete). Layout plates prior to attachment. Notify and coordinate with
General Contractor if any adjustments are needed. All nails that attach to pressure treated lumber are to be
galvanized per ASTM 153. Stair Stringers should be spaced out from wall 1-1/2. Glue joist in all hangers.
Include installation of all structural beams, timbers and/or logs, including a "kerf" cut for drywall (remove all
pencil marks). All hold-downs installed per plans and engineering. Fire blocking on any wall over 10 and all
stairs and elevation changes in ceilings per code. Shear blocking (all sheathing should be fastened to solid
wood and block all seams). Double trimmer and double king stud on all spans over 6 or per structural. Build
the frame of all decks (doesnt include installing the finished decking). Continue all point loads down to
concrete. (squash blocking). Install Truss hold-downs as per truss callout. Trusses to be installed per truss
drawings (including all bracing). Space wall sheathing per manufacturers recommendations. Install
Housewrap per manufacturers recommendations. Install exterior doors and Windows per manufacturer
specifications (see window installation in Section 803). When there are two door openings at inside corners
they need to be an equal distance from the corner. Build stairs from garage to house per code. Cleanup daily.
(Sweep and stack all excess material and clean out crawlspace). Deck surface to be minimum 3 below top of
door threshold. Install sturdy step on treads and risers in all stairs (use glue). Draft stops framed in
Fireplaces at ceiling height. Install rough framing level, plumb, and true to a line to a maximum allowable
variation tolerance of 1/4 in 32 horizontal and 1/4 in 10vertical. Walls Level - Walls shall not bow more than
1/2" out of line within 32 horizontal measurement. Floors Level - The floor should slope no more than 3/8 in
20. Floors Square - The diagonal of a triangle with sides of 12 and 16 shall be no more than 3/8 more or
less than 20. Walls Level - Walls shall not bow more than 1/4" out of line within 32 horizontal measurement.
Shim all joist to level floor with plastic shims. Full height backing for sheetrock nailing (do not use ladder
backing). Sort all studs and reject any bowed or warped material. No headers on non-bearing walls
(GREEN). Ensure that windows are centered on exterior walls. Install backing for siding at soffit. All gables to
be framed will be lowered and framed with out- lookers. Sheet garage walls between house and garage.
Sheet Exterior walls behind tubs. Studs at rake walls to be cut at angle of rake. Walls 16or higher are to be
framed using LSL studs. Sheet the backside of all attic knee walls (for insulation backing). Blocking and
Backing for all Building specialties. (Locations are to be provided by general contractor). Chimney should
have top framed with a small hip to allow water to shed away from pipe opening(s). Frame basement window
openings in cold walls with Rim board as one large jamb extension. Urethane hard to reach areas. Add
framed curb at all locations where stone is above the roof. Install curtain blocking at all windows. Frame
shower curbs with a 1/4 inward slope. Install 2X6 in walls at edge of tub or shower pan for tile termination.

B&B Builders & the drafter do not guarantee the completeness or accuracy of these plans. The Owner/
Contractor/ and Sub Contractors are responsible for independent review of these plans and assume all risk

Set all doors level and plumb. (Dont just go with the framed walls). Exterior doors to be installed and
waterproofed per manufacturer and Tyvek recommendations. Exterior doors to be installed with a preformed
plastic sill pan sloped to drain to the exterior. Do not mechanically fasten exterior doors through the fiberglass
flange fasteners must be through manufactured holes. Screw all doors when setting doors with at least 1
screw behind stop at every hinge. Set and trim all interior doors. Install all door hardware after paint (including
door stops). Trim all windows to specs and verify windows are foamed before installing casing. Window
returns foam between framing and extension jambs. Remove all drywall mud from window and door jambs
prior to installing casing. When splicing do not use pieces smaller than 24. Glue all splices. Keep joints in
casing as far from eye level as possible. Build and install all paint grade custom closet shelving and wood
rods. Sand the face of all shelves. Build all stair railing and install skirt board. Install hand railing on all
interior stairs, landings, and lofts to code. Install garage hand rail to code. After paint and cabinets install all

All work to be template to ensure tight fits to cabinetry and walls (no more than 1/8 gap). All areas where
granite meets another surface (i.e. backsplash against wall, top against cabinetry and etc) are to be caulked
with a paintable caulk tinted the color of adjoining surface. Submit drawings that specify all seam locations for
owners to sign off on before any fabrication should take place, number of seams should be minimized. Verify
that the specified slab can be "grain" or "book end" matched when either is specified. Include price of slabs at
time of bid so owners can look at alternatives when looking at slabs. Fissures are acceptable but, cracks are
unacceptable and will be replaced at the expense of the solid surface contractor. Include cut out for sinks,
faucets and etc. Subcontractor is to verify that the sub top material will support the solid surface and any
additional reasonable weight (i.e. the weight of a person standing on the solid surface). The Subcontractor will
be responsible to replace cracked solid surface materials. Dimensional tolerance shall be within 1/8 in length

All wood sub floors to receive 1/4 cement board as an underlayment. Tiling Contractor to include grout,
mortar, and backer board etc. as part of the installation price. Tiling contractor to include a tile material
allowance for the tile material only at the sf price listed below. Verify Tile and Pattern locations prior to install.
If raw wood is installed in the home make sure to tape off before grouting or working around it. Any water or
grout that gets on raw wood will have to be replaced or stripped down at the cost of the tile contractor. Floor

Family Room Wet Bar to Have a Formica Top

Cracks will appear as little lines in the surface of the slabs (very visible in a material like Verde Peacock) and
could even be of a different color than the majority of the stone (think of those crazed white lines sometimes
appearing in Antique Brown). Sometimes they could be fused like in Antique Brown and other times they could
be open, as is the case in the Verde Peacock example. They could often also go right through the body of the
slab like in Crema Marfil, for instance. If you look at the light reflection across a fissure, you will never see a
break - i.e. there will be no change in the plane on either side of a fissure. A crack on the other hand is a
problem... If you look at the slab at an oblique angle in the light, you will note the reflection of the shine on the
surface of the stone. A crack will appear as a definite line through the reflection and the reflection will have a
different appearance on either side of the line - there will be a break in the plane. Reject slabs with cracks.

917 Carpet
Prepare floor surface for carpet as required. Fill and sand joints, holes, bumps and cracks in concrete and
wood subfloors as needed. Prep floors so carpet tapers to meet adjoining surfaces. Submit Carpet Seam
Layout. Pull and re-hang doors in new condition. Trim all loose and long fibers at all seams and edges.

The Cabinet contractor will be responsible for cabinet design. It is recommended that in addition to complete

desired by the owner is desired but was not supplied and a design checklist was not used, it may become the
cabinet contractors responsibility to make the requested changes at no cost to the owner or B&B Builders.
Design checklist should be submitted to the G.C. along with design drawings. Sample doors in each color
and door style shall be submitted to the G.C. for owners approval. Finishes are not to be applied without an

Wood Flooring Contractor to arrange order and delivery of all material. Flooring Contractor is responsible for
checking moisture level once the floor has been delivered. The flooring contractor shall check and verify the
moisture level before installing the floor. Ensure that wood flooring is acclimated and at the correct moisture
level for specific wood species. Floors to receive one coat of stain one coat of oil based sealer and one coat
of a water base clear sealer. Final coat of finish to be applied after all other trades work is completed.
Submit an 18x18 picture framed sample with the stain and finish coats applied for approval. Use Skip
Trowel Glue Down if plank widths are over 5 wide or when on concrete. Pre-made stair nosing should be
