DESCRIPTION OF THE PROJECT:

The project shall be a :


PROPOSED 2 STOREY
project with an approximate floor area of 126 sqm .
II.

RESIDENTIAL

SCOPE OF SERVICES:

C D G Architects,Engineers and Project Consultants shall be engaged to provide architectural


and engineering design services for the project as described and defined herein. The scope of
services has been outlined to reflect each phase of our design effort:
A. SCHEMATIC DESIGN PHASE CONCEPT DESIGN
1. Ascertain Project Program Requirements and review together with the Client the
project parameters like Building Target Efficiency and guidelines in terms of
developmental suitability to local conditions as well as standards for the
implementation of the project.
2. Assist the Client in preparing the work program to identify the events and activities for
the project and the schedule / time period for its execution.
3. Prepare a conceptual design study and layouts for the proposed project based on the
agreed set of criteria, drawings will include :

a. Schematic Plans and Implementation of the Interior works and renovation.


b. Furniture Design and Fabrication
c. Multi view - Perspectives / Elevations Massing and Density Studies
d.Area Tabulations and Gross Floor Area Computations, including efficiency
ratios and figures to determine the feasibility of the project site
e.Outline Specifications
f. 3-D Computer generated models of the concept design for accurate visual
representation of the design enabling the client to experience and visualize the
project to aid in making important decisions.
g.Budgetary Estimates
h.Preliminary Utility allocations and specs
i. Determine & Prepare Project Design Criteria
4. Review and Revise the Concept with the client as necessary and Finalize the
schematic design for approval to the client.
B. DESIGN DEVELOPMENT PHASE:
1. Based on the approved schematic design, C D G shall prepare the following design
development documents:
ARCHITECTURAL:
Floor Plans
Interior Elevations
Cross & Longitudinal Sections
Outline Specifications
Detail Drawings and Schedules of Doors / Windows / Finishes
ELECTRICAL / PLUMBING & SANITARY / HVAC / FIRE PROTECTION
Legends, abbreviations, symbols
Fire Protection Plans
Electrical Plans
Riser and Single Diagrams
2. Conduct Design Coordination meeting with other trade consultants SMEPF
( Structural / Civil, Mechanical, Electrical, Plumbing & Sanitary, Fire Protection ).
Provide Base Plan, Sections and details for the Consultants.
3. Propose value engineering recommendations and construction methodology to
provide cost efficient designs to add value to the project. This shall also include
studies for the life cycle and running cost of the building utilities and in general to
assess the effects of incorporating GREEN Building Technology / Sustainable
Development / Environmental and Low Energy Consumption and Emissions
Strategies and Designs to the Project.
4. The Architect will coordinate with the client to ascertain budget, schedule, update the
work program to determine the most efficient and economical method of execution of
the project most advantageous to the client.

C. CONTRACT DOCUMENT PHASE:


1. Based on approved design development documents, C D G shall prepare the
complete construction drawings and documents, including necessary details,
technical specifications, schedules, analysis and computation for permit purposes,
contractor bidding and for construction of the following scope of work:

Complete Architectural Drawings for Construction


Electrical Drawings (Lighting, Power Distribution, Telephone,
Detection/Fire Alarm and other auxiliary systems)
Technical Specifications including General and Outline for Construction
Tender Documents

Fire

2. CDG will coordinate with other trade consultants SMEPF ( Structural, Mechanical,
Electrical, Plumbing, Sanitary and Fire protection ). Provide Basis of deisgn and base
plans & other details to fully design the SMEPF systems.
3. CDG will assist in the evaluation of the bid estimate submitted.
4. CDG shall furnish the Client the required documents to process and secure all the
necessary government permits for the Project with respect to its architectural and
engineering design. The actual processing of the required permits shall be the scope
of the Contractor, CDG will only assist in providing the necessary technical drawings
and documents for the application.
5. CDG shall coordinate all the drawings and specifications to assure that all necessary
work to complete the project as per plan will be covered by different contractors and
that the scopes of work per discipline are clearly defined in order to avoid
adjustments or extra work orders during actual construction.
6. CDG shall prepare drawings and specifications for site works for the particular
portions of the site, within the immediate surroundings of the building / buildings
designed by CDG.
D. CONSTRUCTION PHASE
1. CDG upon the request of the client ,shall make available- Site Architects to visit the
site as necessary but not less than once per week, in order to coordinate issues and
concerns that may arise at the site and to evaluate quality of work, and to determine
if work is proceeding in accordance with the contract documents.
2. CDG upon the request of the client, shall prepare a report to the Client any observed
delay in the progress of work, its possible causes, and any work defects and noncompliance to the contract documents. CDG, however, shall not be held responsible
for the contractors failure to carry out construction work in accordance to the contract
documents.
3. CDG shall check and approve material samples, shop drawings and other
submissions for conformance with the information given in the contract documents,
color, material schedules. Such reviews shall not relieve, however, any contractor,
subcontractor, supplier, or any other third party from responsibility for any deficiency
and for the responsibility to coordinate with other trades work.

4. CDG shall prepare construction bulletins pertaining to any work adjustments and
change orders and shall require the contractors to submit any written guarantees to
the client as may be necessary.
5. At the completion and turnover of the project, CDG shall conduct final inspection,
prepare evaluation reports regarding the quality of work of the Contractors and issue
certificates of substantial and final completion of the project.
III. SERVICE FEE:

Schedule of payments due by the Client to the Architect for services rendered for each
Package shall be as follows:
30 PERCENT DOWN PAYMENT UPON SIGNING THE CONTRACT
REMAINING BALANCE WILL BE BY PROGRESS BILLING, BASED ON
ACTUAL CONSTRUCTION PROGRESS
*All amounts should be payable to Arch. Charles Alain Matiling and Arch. John Ambrocio
***** The Fee Proposal above are fixed for a validity of 2 weeks for the execution of the project
after which will be subject for negotiation to be agreed by both parties.
V.

PROJECT SCHEDULE :

The preparation of Schematic Design will require 2 weeks


The preparation of Design Development drawings will require 1week
The preparation of Construction Documents and detailed working drawings will require 1 week.
Construction Schedule will require 16 weeks depending on site and weather conditions
VI. OTHER CONDITIONS ON SERVICES :
The following services are not included in the above quoted Architectural Services. They will be
provided if authorized / confirmed by the owner in writing and shall be subject to additional or
separate compensation to be agreed by both parties:
a. Making revisions in Drawing, Specifications or other documents after approval of the
Design Development Documents or when such revisions are inconsistent with the written
approval or instructions previously given, or required by the enactment or revision of
Codes, Laws, or Regulations subsequent to the preparation of such documents or are
due to other causes not solely within the control of the Architect.

b. Preparation and evaluation of attendance and payrolls, payment and review of suppliers'
billings, analyses of managing and operating cost and other related services.
c.

Services after turnover of contract or after final acceptance of the substantial completion
of the project by the Client, or providing supervision or inspection services extended more
than the provided time allotted for the completion of construction.

d. Construction Management - Exhaustive and full-time construction supervision and


management ( at least 8-hours per day) is not included in this Proposal and is subject for
a separate Agreement.
e. Travel and accommodation expenses for any trips outside Iloilo, Land/Road) long
distance telephone, delivery, courier services / postage and other communication
expenses to and from outside Iloilo, which may be required by the Client or may be
necessary to coordinate with the Clients other consultants.
f.

Environmental Impact Study for environmental clearance purposes.

VII. CLIENT FURNISHED SERVICES AND INFORMATION :


A. The Client shall provide the Conceptual / Design Development requirements and other
pertinent information that will assist CDG in establishing and determining the projects
program, quantification & qualification of space requirements and interrelationship of
project components. He informs CDG of any special equipment and systems, preferred
materials and construction methodologies, milestone schedule, budgetary limitations and
other pertinent data.
B.
The Client shall also furnish at his expense, certified surveys and other
information on the project site showing property boundaries, grades, lines of streets and
pavements, location of existing building and other improvements adjacent to the project
site, contours of land, available services and subsoil conditions and soil-bearing
capacities.
C.
It is further understood that the Client will assign, at his expense, a full time
construction management team to initiate coordination between different trades, to
ensure implementation of quality assurance programs, to monitor and report on
contractors progress as well as to make recommendation on cash flows schedule, among
others.
D. The Client shall also retain specialty consultants as may be necessary to provide
services such as geo-technical, site surveying, technology ( including building
management systems, information network and telecommunications), landscape design,
interior design and other specialties.
VIII. SUSPENSION OF SERVICES :
Should the Client decide to temporarily or permanently stop the completion of the plans and
specifications, a written notice should be issued by the Client. In such event, CDG shall be
entitled to compensation for the phases of service or portions thereof performed prior to the
effective date of termination; the amounts shall be based on the percentages of fee allocated to
each as described in Item V Terms of Payment.

IX.

OWNERSHIP OF DOCUMENTS :

The original copies of all drawings, specifications, computer data and other documents pertaining
to these projects shall be maintained by CDG.
Copies of these drawings and specifications that are provided by CDG and paid for by the Client
shall be his property. He shall have the right to use the design drawings for purposes specific to
this project ( such as to issue, transfer, sell, etc.) without additional compensation to CDG.
