Ive heard many people say:
I cant invest in property because its too expensive. I dont have hundreds of thousands of rands
just lying around.
But heres the thing: You dont need to be rich to start investing in property. In fact, most people can
afford to invest in a second property even if they owe money on their current home loan.
You see, its possible to buy a new rental property with as little as R10,000!
All you need to do is make sure you follow the right strategy to suit your pocket!
You see, no matter how much (or little) cash you have, theres a property investment thatll suit your
pocket.
Lets have a look at the options:

Your budget: R5,000 R10,000


The best option: Go for a new property development! - Its an almost no cash
down option to investing in property!
A friend of mine recently bought an apartment in a new development.
And he only had to put R2,000 cash down on a R400,000 property!
Because the property was newly developed, he didnt have to pay a cent in costs and got a 100%
loan from the bank.
He put a tenant in the property on day one and started making money immediately!
WOW!

Your budget: R25,000-R50,000


The best option: Find and buy undervalued property to create positive equity from
day one!
I recently bought a one-bedroom loft apartment for R20,000 less than its first owner bought it from
the developer two years ago What a bargain!
But when I had a valuation done on the apartment, its real value was closer to R100,000 more than
what I paid for it. That means, from day one, this undervalued property increased in equity value by
R100,000!

Opportunities like this come around if you know where to look, but they tend to require a larger
deposit than new developments.
In this example, I paid R50,000 deposit on the property.

Your budget: R50,000 R150,000


Your best option: The best bargains lie at the auction house but make sure you
have the cash!
The very best bargains lie with bank repossessed properties. Ive seen properties sell for 50%
discounts to their market value even more at auction.
But the number one thing to remember at auctions is that you need to pay a 10% deposit on the spot
if your bid is successful. You also need to have your loan approved for the amount you bid, as you
wont have months following the auction to pay for the property.
You can make the most money in the shortest time from properties on auction. But you need more
cash to start out with, as well as more knowledge about property values and the process of getting
financing.
Although I recommend this as a great way to make money from property, I suggest you start with
newly developed property or finding undervalued property first. That way, you can get the hang of
managing property, finding good properties and getting financing before you put a lot of your own
money on the line at an auction.

Your budget: R100,000 R250,000


Your best option: An age-old recipe for success: Buy it broken and fix it up
Buying a house in need of some TLC and fixing it up, is a great way to increase the value of a
property you bought at a low price.
Ive seen a rundown house sell for R880,000 and, after about R100,000 in repairs and restorations,
it sold for R1.2 million!
But remember banks these days dont like giving loans larger than the value of the property.
So youll have to cover the costs of fixing up a property by yourself, and this can run into the
thousands. So again, I suggest you only do this when youve already built up a track record of
investing in easier properties and grown your cash a bit!
Its that easy!
So you see, its possible to invest in property with no cash down although when you do, youll
have to be more patient with returns.
On the other hand, you can put down more money and see your profits shoot up faster but with
higher risk of course.
So now you know what strategy youd like to use, and how much money you need to start out with.
