TRUSTEE’S DEED AND ASSIGNMENT

(Distributing Properties out of Trust)

On December 7, 2007, Mark A. Christensen Originally Creating the Trust assigned and conveyed
to M.C. Productions Irrevocable Trust, Trustee of M.C. Productions Irrevocable Trust, interest, and
properties (the properties). Exhibit “A” & “B” to this deed provides the recording information on the
deeds and assignments by which the properties were assigned and conveyed to the Trustee of M.C.
Productions Irrevocable Trust.

Grantor, named above, is the (named Successor) Trustee of M.C. Productions Irrevocable Trust.
The M.C. Productions Irrevocable Trust has terminated by the terms of the agreement creating the M. C.
Productions Irrevocable Trust. Pursuant to the terms of the agreement creating the M. C. Productions
Irrevocable Trust, upon it’s termination, the then acting Trustee is to distribute all of the properties in
the Trust agreement.

For adequate consideration, and for the purpose of complying with the terms of the Agreement
creating the M.C. Productions Irrevocable Trust, and acting under the authority and direction provided
in that Trust Agreement, Grantor, assigns, conveys, and quit claims to the Grantee, the Property the
percentage of the Trusts interest in the Properties set each Grantee’s name stated below.

For the purposes of this Deed and Assignment, the Properties are deemed to include:

1: Exhibit (A): Permanent Parcel Number: 19-0021946.000

A certain tract or parcel of land in Crawford County, in the State of Ohio, described as follows:
Situated in the city of Galion, County of Crawford and the State of Ohio, Being part of Inlot 19 of
the original and Revised Numbers of inlots in the city of Galion, Ohio described as Commencing at the
Southeast corner of Said Inlot, thence North on the East Line thereof sixty two feet; thence West parallel
with the South Line of the Said Inlot sixty six feet, thence South on the West line of said inlot sixty two
feet to the Southwest corner of said inlot, thence east along the south line thereof sixty six feet to the
place of beginning excepting a strip twenty eight feet in width off the Southside thereof.

Prior Deed Reference Volume 895, Page 835, of the Deed Records of Crawford County, Ohio.

2: Exhibit (B): Royal Fifth Wheel Travel Trailer.

1700181B1407.

It is intended, by this Deed and Assignment to transfer, assign, convey, and quit claim any and all
interests, of whatever nature or kind, real or personal, owned by the M.C. Productions Trust, to
Grantees.

This Deed may be executed in multiple original counterparts to facilitate its recording in Crawford
County, Ohio in which properties are located.

1: To execute, deliver, and record such documents, instruments, and assurances as may be
advisable, requested, or required to give full effect to the terms of this Deed and establish title to the
Grantee’s interests in the Properties.

This Deed is delivered by Grantor and accepted by Grantee without Warranty of title, express or implied,
but Grantee’s are subrogated to all warranties of the titles which Grantor is entitled to in all instruments
creating or transferring the interests In Properties to Grantor, as Trustee, and its predecessor in title.

This Deed is executed by Grantor as of the date of acknowledgement of Grantor’s signature


below, but shall be effective for all purposes as of the Effective Date stated above. Grantor executes this
Deed in the capacity of Trustee/Creator of M.C. Productions Irrevocable Trust, and on behalf of that
Trust and not in any individual capacity
GRANTOR.
Exhibit “A” & “B”: (Recording information of Deeds and Titles and Assignments)

Grantor conveys that the 2009 Property taxes have not been paid for as of the date of this filing,
therefore, assures Grantee, M.C.Productions Irrevocable Trust, and Mark Christensen will be responsible
for paying the current taxes for the year 2009.
