The vacation will not eliminate the easements function
of providing vehicular access to the westernmost properties along Auto Center Drive. Auto Center Drive will
maintain a width of 45-feet which is adequate for vehicular ingress and egress. This vacation is being conducted pursuant to Chapter 8320 of the California Streets and
Highway Code. A map of the proposed vacation is included in the Plat of Removed Easement available for
review in the Planning Division of the City of Claremont

located at 207 Harvard Avenue, Claremont, CA 91711.


The hearing will be held on Tuesday, July 26, 2016, at
7:00 p.m., in the City Council Chamber, 225 West Second Street. At this time, all interested persons are invited to appear and be heard.
NOTICE IS FURTHER GIVEN that the Director of
Community Development has determined that the vacation
of the subject easement is exempt from the California Environmental Quality Act (CEQA) pursuant to a Class
1 (Existing Facilities) and Class 5 (Minor Alterations in
Land Use Limitations), and Class 11 (Accessory Struc-

tures), and therefore no further environmental review is


required.

NOTICE IS HEREBY GIVEN, pursuant to the Municipal Code of the City of Claremont and the California
Environmental Quality Act (CEQA), Smart Investments,
Inc. has developed the proposed Southwest San Jose Spe-

cific Plan (Specific Plan) on an approximately 3.96-acre


site. The Specific Plan would establish land use, development, and implementation framework to allow for the
enhancement and redevelopment of a site located near the
southern end of the City.
The Specific Plan also includes the demolition of the existing 64-room, two-story motel, the demolition of a pool
and spa, the removal of a driveway entry along San Jose
Avenue, and the removal of landscaping and hardscape for
a portion of the area. The demolition of a portion of the
3.96-acre site allows for the construction of a new, fourstory hotel with 121 rooms, pool and spa, and additional
site improvement.
The Planning Commission will conduct a public hearing
to consider the Specific Plan, associated Mitigated Negative Declaration (MND), and Mitigation Monitoring
and Reporting Program (MMRP) on Tuesday, August
2, 2016. The meeting will commence at 7:00 p.m., in the
City Council Chamber, located at 225 West Second Street,
at which time all interested persons are invited to appear
and be heard. Following the Planning Commission decision, a notice will be given for a hearing before the City
Council for Final consideration of the Specific Plan. Following the City Council determination, the Architectural Commission would consider the hotels proposed visual and design characteristics.
NOTICE IS FURTHER GIVEN that with the assistance
from PlaceWorks, City staff has completed an Initial Study
for the Southwest San Jose Specific Plan in accordance
with the Citys guidelines for implementing CEQA. The
Initial Study determined there could be significant impacts
related to Air Quality, Biological Resources, Cultural Resources, Geology and Soils, Hazards and Hazardous Materials, Hydrology and Water Quality, and Noise; however,
through the incorporation of mitigation measures, these impacts would be reduced to less than significant levels. Impacts to all other study areas were found to be less than
significant. An MND and MMRP have therefore been prepared for the Specific Plan. The public review period
for the Initial Study and Draft MND commenced on
June 9, 2016, and concluded on June 28, 2016. Failure
to file objections during the above-referenced timeframe
regarding the environmental determination may constitute
a waiver of rights to object to the environmental determination at a later date.
