GENERAL SPECIFICATION
1.

GENERAL CONDITIONS
a. Scope of Work
The work to be executed under this contract shall include the furnishing of all materials, labor and equipments necessary
for the complete construction of the proposed building in accordance with the drawings and specifications.
b. Drawings:
The drawings and specifications are intended to explain other mutually, and anything shown or called for in one and not
in other shall be executed as part of the contract as though both are shown and specified. Figured dimensions in the
drawings shall govern; large scale drawings shall take precedence over the small scale drawings.

Backfilling and Compaction

Backfilling materials shall consist of approved site-excavated materials and shall be free from brush, roots and other
undesirable materials which shall be detrimental to compaction requirements.
Compaction should be done layer by layer of 300mm thick by machine compactor.

SITE WORKS

The work shall include staking out of building, establishment of lines, and benchmarks. Excavation work that includes shoring,
bracing, and providing storm drainage from site. Includes backfilling, grading, and protection of property including the work
force.
3.

EXCAVATIONS

Excavations shall be to the depths indicated bearing values. Excavations for footing and foundations carried bellow required

5.

MASONRY WORKS

Concrete hollow blocks shall have a minimum plaster on both sides of 25mm and shall have a nominal size of 4x8x16 inches.
All concrete hollow blocks be stored not less than 28 days (includes curing period) strength shall be attained before delivery
and installation.
Install 75mm M2 panels for exterior walls like fire walls with minimum plaster on both sides of 25mm from first plaster
(ribocada).
Reinforcements shall not be less than 10mm in diameter and shall not be installed more than 600mm for vertical and
horizontal spaces.
Mortars shall be mixed properly before application.
Mortar for concrete blocks - Proportions of mortar for work shall be proportioned by volume as follows:
Portland Cement ---------------------- 1 part
Hydrated Lime ------------------------ 0.2 part
Sand -------------------------------------- 2.8 part
Concrete grout fill - Concrete grout fill in hollow blocks called for on the plans as either grout or consist of approximately
60% sand and 40% of 3/16 to 3/8 gravel. The maximum slump shall be 18 cm. Care shall be taken so that mortar does not
drop into cells that are to be filled with grout. All cell concrete shall have a minimum compressive strength at 28 days of 210
kg./cm. squared (3000 psi.). The aggregates shall s to be filled with grout shall be cleaned and inspected before filling to
insure that they are clean. Cells shall be filled in lifts not less than 120 cm. nor more than 240 cm. Pours ill lifts shall stop at
mid heights of blocks to form a shear key.

6.

CARPENTRY AND JIONERY WORKS


a. General
Lumber shall be approved quality of respective kinds required for various work, well seasoned thoroughly dry and free
from large, loose or unsound knots, sap, shakes or other imperfection impairing its strength, durability and appearance.
Framing lumber shall be of the rough dimensions shown on drawings. All exposed woodwork shall be smoothly dressed
and well sand papered. All joints and connections shall be glued, in addition to nails.
b. Substitution of Lumber:
Any lumber equally good for the purpose intended maybe substituted for the kinds specified, subject to the approval of
the Architect. Provided, however, that in the substitution of a cheaper kind of lumber than specified, deduction in the
contract price, equal to the difference in the cost of the two kinds of lumber will be made. Manila market prices, of the
date upon which authority for said substitution is granted, shall be in the basis of said deduction in prices.
c. Workmanship:
All works under this section shall conform to all the specification and requirements for good workmanship.
Lumber shall be of approved type, well seasoned, dry and free from large and loose knots, shakes or imperfections that
may impair its strength, durability and appearance.
All ceiling boards shall be x4x8 marine plywood nailed to 2x2 ceiling joist with evenly spaced 7-8 inches apart.

7.

HARDWARES

Finishing hardware, suitable to the service required to fully equip in the most satisfactory operative, condition shall be
furnished and installed, completely for all doors, windows, closets, built in cabinets, drawers, lockers and other operating
members throughout the project.
Where the exact types of hardware specified are not adaptable to the finishing type or sizes of members requiring the
hardware, suitable types having as nearly as practicable the same operation and quality as the corresponding individual types
specified shall be furnished.
8.

PLUMBING WORKS

The work shall include the following:

Installing all plumbing fixtures shown in the drawing and described in the specifications.
Installing the water distribution pipes to all the fixtures in the building.
Installing the water meter from the inch service pipe connection or water main, installing soil pipes, all pvc pipes
and fittings.
Connecting house sewer to the nearest storm sewer main respectively or to the septic tank.
Installation of gate valves to control water supply to overhead water tank
Lavatories, sinks, water closets, and floor drains shall be supplied with complete accessories before installation. All
fixtures shall be provided with individual vents.

All plumbing works shall be done in accordance with the Plumbing Code of the Philippines and the City Local
requirements.
9.

ELECTRICAL WORKS
a. Work
Furnish and provide all items, articles, materials, operations or method listed, implied, mentioned or scheduled on the
drawings and/or including all labor, materials, equipments necessary or required for their completion.
b. Scope:
Complete electrical system, service entrance application and installation of electrical meters, fixture mounting, electrical
computations and riser diagrams subject to Architect's approval. Furnish all fuse, wires, boxes, conduits, circuit breakers
and make tests.
c. Wiring Methods
All wiring shall be in concealed Moldflex uPVC Flexible Conduits including those in the double walls and inside ceilings,
all underground conduits shall be properly waterproofed.
d. Size of Wires:
No wire shall be smaller than B & S #12 for all circuits with a run or less than 100 feet. For circuits with a run more than
100 feet, minimum size shall be B & S gauge # 12 only. Use B & S gauge #8 for room air conditioning circuits.
Use B and S gauge #8 wire or larger as per design of electrical range circuits.
e. Limits of Outlets:
No more than fourteen (14) outlets shall be allowed per circuit of 30 amperes
f. Telephone System:
Strict compliance and requirements of the local Telephone Companies. Complete telephone connections and outlets in
rigid underground conduits from entrance.
g. Fire alarm System:
Strict compliance with provisions and requirements of the local fire department. Fire alarm system complete with
imported switch and bell apparatus on all required locations.
h. Electrical Fixtures:
Electrical fixtures, lights, water pumps, heaters, lamps, bulbs, fluorescence, chandeliers, shall be furnished by the owner.
Mounting and installation of fixtures shall be done by the contractor.

10. FINISHING WORKS


All painting, varnishing, and staining materials shall meet the standard or quality specifications of manufacturers.
Paints shall be well mixed for easy brushing, spraying and roller application.
Exterior painting for concrete and masonry shall be given two coats of an approved cement on hydraulic based paint
containing not less than 65% of white Portland cement, its main constituent and the necessary amount approved lime proof
mineral pigments mixed other materials.
7 days of good drying weather between coats shall be observed.
Interior painting fog concrete and masonry shall be given two coats of the same kind of paint.
Interior painting for metal and wood shall be given two coats of the same kind of paint and be applied in the same manner
and same drying interval between coats.
Staining and varnishing shall be given two coats to provide best results.
11. FIRE PROTECTION
a. Work
The fire retardant applicator shall provide all materials, labor, tools, equipment and all
facilities for the satisfactory and effective treatment with fire treatment with fire retardant solution or paint for the wooden
components of the said project.
b. General Conditions
The fire retardation in this item refers to the treatment of all wood, plywood, woodworks, acoustical boards, lumber, wood
studs, wood shavings, wooden shingles, bamboo and the like in the interior and/or exterior with proven fire retardant
chemical having Class A or B Flame Spread Rating such as the Resist a Flame fire retardant or approved equal.
Studs, trusses and other interior wooden component must be treated with fire retardant chemicals before paneling are
installed.
When colorless fire retardant chemical are applied, treatment must be done before painting on both sides of the plywood.
Care in the application must be meticulously observed in such a way that saturation and maximum penetration shall be
achieved.
In the treatments, specified rate of application, as hereunder stated, must be carefully observed. Estimated for the
needed quality of chemicals must be observed during application in order to attain maximum effectiveness.
12. WORKMANSHIP
Workmanship throughout shall correspond to the standard of best practice and work shall be undertaken by experienced
masons, steel men, carpenters, plumber, and electricians duly supervised by the architect- designer and other registered
professionals by the Professional Regulation Commission.
