Letter to the Community


Dear Residents,
The Iconbrickell Master Association Inc. strives to bring the
finest to our community by working to uphold the high
standards that you expect with luxury living.

2015, Pistorino & Alam focused on the next steps and


started the complex process of drafting the scope of work
and placing the project out to bid.

In this regard, the Board of Directors deemed it necessary


to move forward with the repair and replacement of our
communitys iconic 15th-floor pool deck. As members of the
Board of Directors and as unit owners as well, we believe
the renovation project is in everyones best interest, and we
took all steps possible over the past several years to assure
a quality and efficient renovation. We were able to bring the
project to this point with the help of an experienced group of
highly qualified engineering and construction professionals.

After several months of reviewing the scope of work


and discussions with interested contractors, the Master
Association performed due diligence and selected a
responsible licensed and experienced contractor, Complete
Property Services Inc. (CPS), as the contractor for the pool
deck project. Once CPS was selected in 2015, the Master
Association hired Kimley-Horn and Associates Inc., a
consulting engineering firm with 49 years of experience, to
oversee the project and ensure the scope of work is properly
carried out. Pistorino & Alam, CPS, and Kimley-Horn make
up the team of experienced, licensed and qualified engineers
and construction professionals that we believe will result in a
quality restoration of our communitys 15th-floor pool deck.

Prior to the turnover of the Master Association, the Master


Association, under the control of developer related entities,
became aware of multiple issues regarding the 15th-floor
pool deck. In August 2012, Pistorino & Alam Consulting
Engineers Inc. recommended etching the existing porcelain
tiles on the pool deck as an interim solution to address the
slick surface issue, and the replacement of the pool deck
as a permanent solution to address the multiple defects
recognized. The recommended etching, as proposed by
Pistorino & Alam, was implemented by the Association.
Additionally, as a second interim solution to address the
slick surface issue, non-slip mats were placed on the pool
deck. After the interim solutions were put in place and in
consultation with the Associations qualified engineers, it was
concluded that the replacement of the pool deck was the
only sustainable long-term solution to address the multiple
defects recognized.
Pistorino & Alam performed additional investigations
of the pool deck throughout the remainder of 2012 and
through 2013, meeting with various contractors and tile
manufacturers to discuss the existing conditions and various
repair options. After thorough analysis and review, as a
permanent solution Pistorino & Alam recommended to the
Master Association that all existing tiles at the pool deck
and tiles at the perimeter of the pool curb, along with the
existing waterproofing below the pool deck surface, must
be removed and replaced. In the latter part of 2013 through

No one is looking forward to the inconveniences and


loss of amenities this project will bring in the short run,
but the replacement of the pool deck will ultimately
allow our community to remain at the forefront of luxury
condominiums in the Miami area.

The board is pleased to provide this newsletter on a recurring
basis to inform the community of details surrounding the
project. In addition, we are scheduling Town Hall meetings,
where residents will be presented with the most current
information about the project and provided an opportunity
to ask questions to the members of the project team. We will

Iconbrickell is moving into its pool deck
renovation with a team of experienced
building professionals at the wheel.
The Master Association hired two high
ranking engineering companies, each with
49-year track records of excellence and
integrity, and a construction firm, which
comes with 32 years of experience and a
portfolio of successful projects, to lead the
project from the planning stages to
final finishes.
Pistorino & Alam Consulting Engineers
Inc. evaluated the existing condition
of the pool deck and prepared
construction plans for the repair. Visit

The projects scope of work includes the


replacement of all existing tiles throughout
the pool deck, waterproofing and drainage
improvements, and upgrades to lighting
and landscaping. These and other details
will enhance the functionality of the outdoor
space.

The Spa, Water Lounge and Fitness


Center will remain open during the
construction period.

Kimley-Horn and Associates Inc. will


manage the project, keep daily logs, oversee
compliance and report to the Master

At completion of the renovation unit owners
will find numerous improvements, including
the conversion of the reflection pool into a
childrens wading pool. Fans of the popular

observation deck will be pleased to find


additional steps and security railings.

Once construction commences, it is


anticipated that the entire pool deck will be
closed to residents and guests through Fall
2017. The general contractor and engineering
firm overseeing the project will make all
practical efforts to minimize the total time of
the pool deck closure.

Please note that the Spa, Water Lounge and


Fitness Center will remain open during the
construction period.
The pool itself is sound and without
defect; however, it will be closed during
the renovation. The demolition, repair
and replacement of the pool deck will
make the entire area dirty, dangerous and
uninhabitable.

All walking surfaces will be replaced with


ceramic tile imported from Italy, as seen on the
right, that meets the projects durability and slip
resistance criteria while simulating the look,
pattern and colors of the existing pool deck.
