Object Description
Shared studio apartment, 23 sqm, a combined bedroom/living room with a bunk bed, a small kitchenette
and bathroom with shower and toilet. Heating, hot water, electricity and Internet (not wifi) are included in
the rent.
Prior to occupation, the dedicated apartment may be subject of exchange to one of similar size, location
and facilities.

Eligibility
While renting the accommodation the tenant's eligibility for student housing will
be assessed. The landlord will give one month notice of termination of the rental
contract if the tenant discontinues her/his studies at Stockholm University.
Cancellation
The accommodation is rented per semester and the tenant will not receive a
rent reduction if she/he moves in later or moves out earlier than the dates
stated on the rent contract.
Extension
If the tenant is continuing their studies at Stockholm University for one more
semester she/he will be able to extend their rent contract at a later date.
The first rent payment for the autumn semester must be paid before June 24th,
2016. The second rent payment for the autumn semester must be paid before
October 9th, 2016

Rent payments
The terms and conditions which applies to this rent contract is stated below.
By accepting the accommodation offer on the website, you agree to comply with the conditions in the rent
contract as well as the terms and conditions. The contract is signed with an electronical signature and you
will hence not sign a rent contract in paper form. By accepting and signing the rent contract, you are
enforced to make all the rent payments during your tenancy.
Please note: When landlord is mentioned in the contract, if not otherwise stated, it refers to the Housing Office at
Stockholm University.

Duplicate key
The landlord has the right to keep duplicate keys to the accommodation. The tenant does not have the right
to duplicate the keys. The tenant is only allowed one set of keys to the accommodation.
Lost keys and lock changes
The tenant is responsible for the keys to their accommodation. If the keys are lost the tenant must
immediately report this to the landlord so a lock change can be arranged. The tenant is not allowed to
make a lock change on their own. The tenant is responsible for the cost of the lock change of SEK
5000,00. This applies to all tenants no matter how the keys were lost or if they were stolen. If the
tenant has an accommodation insurance this will usually cover the cost of a lock change, however, the
tenant must check with their own insurance company.
Notice of termination
The accommodation is rented out per semester and the tenant will not receive a rent reduction if she/he
moves in later or moves out earlier than the dates stated on the rent contract.
Extension of the rent contract
Only tenants who are continuing their studies at Stockholm University as an exchange student or a
master student with a scholarship through the Stockholm University scholarship scheme for the next
semester, will be able to extend their rent contract for one further semester. For an extension during
the spring semester, the tenant must apply for an extension before October 15. For an extension
during the autumn semester, the tenant must apply for an extension before April 15.
*If the tenant does not notify the Housing Office in due time, an extension of the rent contract
cannot be guaranteed. An extension request is made at your My Accommodation page.
Please note that the accommodation only can be rented for two semesters. You can hence only
extend your rent contract for one semester.
Start Date
The rent contract's start date is stated in your rent contract. This is the earliest day the tenant can sign the
rent contract and pick up the keys. For information regarding where and what time the keys are handed
out, please check the Housing Office website or the offer letter earlier sent to you.
End date
The rent contract's end date is stated in your rent contract. The keys to the accommodation must be
returned to the Housing Office Key Desk at Stockholm University (Sdra Huset, floor 3, entrance B
at Campus Frescati) before 18:00 the day your rent contract ends.
The tenant is responsible for the keys being returned on time and at the correct location, no exceptions.
Failure to return the keys on time will always result in a penalty fee of SEK 5000,00 (the cost of a
lock change) there are no exceptions to this rule. The landlord will also make an official complaint to
the tenants' home University and/or their department at Stockholm University. The tenant must lock the
door to the apartment and close all windows when they depart. If the door is left unlocked or any windows
are left open the tenant will be required to pay a mandatory fee SEK 925,00.
General regulations
The tenant may not keep pets of any kind in the property.
If the tenant has any problems with pests or vermin in their accommodation she/he is obligated to inform
the Housing Office immediately. Please note that if a decontamination of the accommodation is necessary
the landlord has an insurance that will cover the cost. If a tenant does not report problems with pest or
vermin they will be required to pay a penalty fee of SEK 3800,00.
The tenant has a personal responsibility to keep the door to the accommodation locked at all times and any
windows closed. The landlord takes no responsibility for anything that may happen if the tenant has not
looked the door or left any windows open.
The tenant is not allowed to keep any personal items (such as bicycles, shoes, bottles, garbage bags etc.)
outside the accommodation in the common corridor. This is for fire safety reasons and according to
Swedish law. If the tenant breaks this rule she/he will first receive a warning and then they will be forced
to pay a fine of SEK 1500,00 every time they leave something in the corridor. There are no exceptions to
this rule.
The tenant must follow all the rules and regulations that are described on the information sheets provided
by the landlord. This includes regulations such as those pertaining to the joint responsibility for keeping
the communal areas clean and other shared facilities (including the garbage room). She/he must also
observe the ban on smoking inside the building, including the accommodation and any communal
areas.
