Building Area - 25,000 sqm , with socpe for expansion


(excluding mezzanine or multi-level office space within the structure), as permitted by site characteristics.
Approximately 60 to 65% of the land area to be covered by the building footprint. To be aligned with regulations.

B.03

Building Structure
Pre-engineered building (fabricated by a supplier such as Kirby, Blue-Scope, Phenix, etc.) Site-Fabricated structure
is not permissible. The above list of vendors is indicative and not directly recommended by KN.
The structural framing system consisting of columns, beams (rafters, purlins), lateral components (braces, shear
walls) etc.,to meet the roof loading design requirement including: live and dead load, collateral load, basic wind
speed and pressure, seismic load (based on seismic zone) etc. and meeting the Aamerican Standard codes.
The roof load (total Live, Dead and Collateral Load) capacity shall be able to withstand the load of the sprinkler
system, the suspended cable trays for IT, electrical equipment, furture ducting for air-conditioning / ventilation
system meeting a minimum of Roof live loads and Collatral loads - 25 kg/ Sqm. This collatral load shall be over and
above the live load and dead load consideration of the PEB structure. The roof purlins shall be able to support the
suspended load of the sprinkler branches.

Wall panels
Provide Civil Exterior walls up to 5 mtr on dock wall , 3 mtrs height on other walls, from the finished floor level of the
building.
Sheet cladding shall be done above the wall in with Galvalize sheeting.

The building should provide 11.5 m clear height (free of any structure, pipe-work, lighting or any fixed obstruction).
Ridge shall be 13.7 mtrs. Roof slope to be 5%.

Foundation is designed for Ground Floor with storage height at least 10.8 mtrs at Eaves. Ridge height 13.7m
(follow NFPA or local fire regulations whichever is higher).

Column spacing

Column spacing 17.2 m (fixed) x 24 mtrs (can alter if requried).

Skylights

3 to 5% of roof area. However prefer skylight strips instead of individual panels. Developer to ensure that there are
no leakages and that the material used is compatable to the roof sheets.
