JOE BERKO ON REAL ESTATE FINANCING CRAZE:

WILL ISRAELI BONDS OUST EB-5 VISAS?

38-UNIT JOURNAL
SQUARE PORTFOLIO
($8.2M)

Since the 2008 crash, domestic capital has been scarce, sitting at just $3 billion in 2009 after
hitting a whopping $230 billion in 2007.
Naturally, EB-5, an investment program allowing foreigners to essentially buy green cards
in exchange for a $500,000 investment, along with the creation of 10 U.S. jobs, became a
goldmine for real estate developers, with everyone from the World Trade Centers Silverstein
Properties to Extell Development taking a hit of the crack cocaine of real estate financing.
(Seriously. Insiders really call it that.) Read full story.

CMBS: HERES WHAT

THE MARKET LOOKED LIKE
IN Q3
The CMBS market, which saw issuance
plunge to a four-year low during the second
quarter, rebounded in the third quarter with
$18 billion of issuance. However there remains a long trail ahead as the $18 billion of
issuance during the latest period compares
with $22.1 billion of deal volume during the
same period a year ago. So even though some
15 deals are in the forward pipeline, issuance
for the full year will fall well below last years
$95.1 billion of volume. Read full story.
