ELECTRICAL REPORT

Site Visit for the above mentioned Project was done on 1st of November 2016 to analyze
and study the Existing systems in the Building and to conclude if the existing systems
have enough capacity for future extension.
The Systems which were present are listed below as per visual inspection and might
include more in detailed inspection for each area.

Fire Alarm system with voice evacuation and Emergency Lighting


Electrical Light and Power
Telephone and Data
SMATV/MATV system

Further to above in the inspected area no CCTV, Public address (also confirmed by
maintenance team), or Access Control system was found.

Fire Alarm System:

Simplex 4010 Fire alarm Control Panel was found as shown below at the clouded area,
As per the Maintenance Person same panel is used for Gym and Restaurant area.

1. Same Panel can be used for the extension area points. As per recommendation of
supplier and re programming to be done
2. Another Panel with more capacity of supporting more points can also be used if
required as per supplier recommendation.

Electrical Light and Power:

The Gym and Family club (restaurant area) are fed from Same LV panel MDB-3 from the
substation room. The sMDB for Gym and Family club area are feeding to further small
Final Dbs for final branch circuits as shown below.

But as the extension area for restaurant and Gym might only increase about 50 KW
connected load and demand on transformer might increase by 35KW (considering
Normal light points, sockets, AC, water heater). But as described above there is no
information at all regarding as built system drawings or Panel schedules hence it is not
safe to assume that this load can be accommodated in the 10 % margin given by the
authority to load the transformer.

Another Observation was made that the substation location is far from the SMDB
locations hence forth is would be practically the worst choice to dig the roads and
Landscape area in between these two to either lay down new cable for new SMDBs or
even to modify the existing cable.

The study also further showed that already some extra circuits have been added to the
existing network via smdb-FC (for kitchen). All spare circuits from smdb have been
utilized for SMDB-FC but for SMDB-Gym still 3 spares are available. There is no
authentic information for Final Dbs for spare circuits as it needs detailed study.
Conclusion:

1. In design stage Point locations to be shown with load list and predicted
additional load after design layouts are done, And Contractor must in any case
make the as built for the SMDB s for Gym and FC area also for each Final DB to
check spare available and to check how much load is available at the current
stage and how to accommodate the additional load either all on one SMDB Gym
or using spare or additional circuits in the Final DBs (This might also cause to
change the Final DB itself by using more circuits DB) Also the equipment in
laundry are not operational at this stage hence forth care to be taken for
selecting low power and as much less equipment as possible as it might be a
danger for consuming all load space.
2. Highly energy efficient devices must be used to ensure as less additional load as
possible.
3. Authority approval must be obtained after making the as built for any additional
circuits or any modification to the current system.

Telephone and Data system:

Due to non-availability of Person having the key to the Telephone room it was not
possible to visualize it, but it is safe to say that current system is enough for additional
5-10 Telephone data points that might come.

SMATV/MATV system:
SMATV box was found in both areas and it is safe to say that existing service panels are
enough to feed additional points, because for the worst case we might only need to
change the devices inside the SMATV box for more outputs.
