NOTICE OF JOB OPENING


Position: Building Maintenance Worker 1

(37.5 Hours/Week CWA Union Position)

Principle Duties and Responsibilities:


Position Summary:
Maintains the cleanliness and security of the town's building, and performs service and repair maintenance on
building facility and plumbing, heating and electrical systems. Provides support to library service programs and
meeting room groups. Related work as required or as situation demands.
Principal Responsibilities:
1. Performs routine maintenance and service on all electrical, plumbing, HVAC and utility systems within
facility.
2.

Performs finish maintenance tasks such as plastering, spackling, painting, basic carpentry and light
construction and building repair.

3.

Performs a variety of cleaning duties such as sweeping, vacuuming, washing or waxing floors and stairs,
shampooing rugs, cleaning doors and windows, dusting furniture and fixtures.

4.

Orients and trains part-time custodial staff in the performance of above cleaning duties.

5.

Monitors and maintains indoors drains, sinks, traps and floor drains, treating with enzyme compound as
needed.

6.

Cleans, maintains and repairs rest rooms, and insures that plumbing and septic system are in working
condition. Collects monies from sanitary supply vending machines and forwards to the Records Supervisor.

7.

Collects and empties trash, recycling, dumpster loads; monitors and ensures that dumpsters are routinely
emptied. Delivers kitchen recyclables as needed.

8.

Changes and replaces light bulbs and ballasts; performs minor electrical repairs; sets parking lot light timers,
checks all electrical systems twice daily.

9.

Lubricates, repairs and maintains book trucks, referring extensive maintenance to outside contractor as
indicated.

10. Moves and rearranges furniture, materials and equipment as directed. Shifts and stores delivered items to
appropriate division or storage area.
11. Sweeps, shovels snow, de-ices and salts outdoor walkways and areas in inclement weather. Clears
emergency exits and shovels flat roof.
12. Removes debris from outside landscaped areas around building; responsible for maintenance of exterior ramp
and benches, and seasonal landscaping such as mulching, trimming and planting.
13. Ensures that adequate janitorial supplies, cleaning products and maintenance tools are available, submitting
orders when necessary.
14. Operates a variety of cleaning and maintenance equipment: snow blower, weed-whacker, chainsaw, vacuum
cleaner, and shampooer; performs routine maintenance on these.

15. Performs routine security check of the building at opening and before closing. Checks alarm systems. May
monitor building and group use during after-hours meetings.
16. Monitors chemical treatment of Air Conditioning loop and tower and perimeter baseboard heating system;
and storage of treatment chemicals by vendor.
17. Prepares and sets up chairs, tables, AV equipment and special needs for Meeting Rooms.
18. Routinely replaces HVAC filters, fuses, belts, monitoring thermostats, breakers and heat pump resets.
19. Monitors exterior drains, gutters, down-spouts and drainage systems. Monitors and disinfects interior water
cooler.
20. Secures estimates, price quotes, facility advice and systems advice, via phone, computer and in person.
21. Cleans, maintains and stocks caf vending machine area.
22. Meets, tours and monitors technicians, contractors and vendors.
23. Monitors all building systems daily. Provides emergency assistance with vehicles, systems, building issues,
etc.
24. Inventories supplies and tools and submits order annually.
25. Travels off-site to pick up, deliver or secure goods as directed.
26. Attends monthly Staff Meeting and makes routine Maintenance Report.
27. Performs annual Facility and Safety Walkthrough of building and grounds.
28. Paints parking lot annually, replacing needed sign posts and signage.
29. Replaces batteries to emergency door push bars, clocks, and video cameras.
30. Assembles and repairs equipment and furniture as needed.
31. Breaks down boxes, storage containers and packing materials and recycles.
32. Shifts and stores all book donations to the Janiece Greenberg Room; assists in the set-up prior to Book Sales.
33. Daily consults computerized calendar for personnel coverage and Meeting Room usage. Consults mailbox
throughout day for staff maintenance requests and special project direction.
34. Consults maintenance manuals, checklists and equipment upkeep schedules.
35. Raises and lowers flag, banners, posters, decorative items, etc.
36. Performs occasional on-call duty (nights, weekends, and holidays) for snow removal or emergencies.
37. Is identified as EMERGENCY CONTACT PERSON on Police and Emergency Contact List.

Qualifications and Requirements:


Ability to use telephone, computer and Internet. Ability to read, interpret and apply instructional manuals. Ability
to follow instructions on the labels of chemical supplies. Ability to use hand tools for building repairs, carpentry
and maintenance. Must be able to perform a wide variety of physical duties without any difficulties. Working
knowledge of the principles and practices of carpentry, painting, plumbing, wiring, and the operation and use of
heating ventilation and air conditioning systems (HVAC). Any equivalent combination of education and
experience. Vehicle and Drivers License.

Education:
High School Diploma or GED desirable, supplemented by two or more years' experience in the custodial and
maintenance field, preferably in a supervisory capacity. A CORI check will be conducted for all employees prior
to hiring and at subsequent intervals.

Salary: $18.40/Hour

Location: J.V. Fletcher Library
