Project Statement
The client has a new flagship hotel that he wants to incorporate office spaces into. The hotel has several
floors, but the client only wants to use the first two for these office spaces. The main level will feature the
co-working spaces right off of the lobby. The second floor will feature the executive offices, marketing, sales
and catering, corporate booking reservations, accounting, meeting spaces and information technology. This
will all be accessible by the central staircase, as well as, the elevators in the lobby.

The square footage per floor is 30,240, which brings the total square footage for the project to 60,480. The
client wants a very sophisticated, contemporary, and minimalistic aesthetic. The office spaces are very busy
and require a lot of employees, so creating an atmosphere that is calming is crucial. Natural light will be a
key factor here too to improve the health of those working here for long periods of time.

The project must include the following spaces:

Shared spaces, such as conference room, reception area, unisex restrooms, two small meeting rooms.

Sales and catering/corporate booking

Information technology

Design Concept #1
This design concept will be very laid-back and
relaxing to counteract the hectic work
environment of this office space. The
aesthetic will be very light, airy, and coastal
to give a feeling of being at the beach. With
photographs of the beach, this will help tie in
the whole design and direct a central theme
for this space. The furnishings will be soft and
inviting. The color palette will be soft whites Sofa (Figure 2)
and blues. There will be asymmetrical
balance to stay with the laid-back theme. Chair (Figure 3)

Design Concept #2
This design concept will be contemporary,
sophisticated, and minimalistic. The color
scheme will feature whites and greys with
metallic accents. The furnishings will be low
in height to make the spaces feel more open
and breathable since these spaces will hold a

lot of employees. Contemporary artwork will
be placed in each room to create a rhythm
within this space. Asymmetrical balance will
help give the design a more relaxed feeling.

Design Solution Statement

The new layout of the interior spaces for this office space is very
functional and practical. The sections are divided into categories
by which function they serve. There are two main sections of office
spaces that are joined by a corridor on the second level. There will
be acoustical wall panels provided when further noise reduction is
needed, such as the conference room and executive offices. The co-
working spaces will be filled with natural light by expansive
windows to allow for a positive work environment.

Code Analysis
Stair risers Code 1009.3 Stair treads and risers, states, Stair risers shall be 7 inches maximum and
4 inches minimum. The riser height shall be measured vertically between the leading edges of adjacent
treads (Centurygrp.com).

Stair treads Code 1009.3 Stair treads and risers, states, The tread depth shall be measured
horizontally between the vertical planes of the foremost projection of adjacent treads and at a right angle
to the treads leading edge. Winder treads shall have a minimum tread depth of 11 inches measured at a
right angle to the treads leading edge at a point 12 inches from the side where the treads are narrower
and a minimum tread depth of 10 inches (Centurygrp.com).

Handrails Codes 1012.2, 1012.5, 1012.6, and 1012.7; Handrail height, measured above stair tread
nosings, or finish surface of ramp slope, shall be uniform, not less than 34 inches and not more than 38
inches. Where handrails are not continuous between flights, the handrails shall extend horizontally at
least 12 inches beyond the top riser and continue to slope for the depth of one tread beyond the bottom
riser, except handrails within a dwelling unit that is not required to be accessible need extend only from
the top riser to the bottom riser. Clear space between a handrail and a wall or other surface shall be a
minimum of 1.5 inches. Projections into the required width of the stairs at each handrail shall not exceed
4.5 inches at or below the handrail height (Routt.co.us.).

has to be interesting and inviting.
To create a focal point, a bubble
light fixture was selected to add
some whimsy and visual interest to Metal & glass handrail (figure 2)

design seems to float above the
floor. This creates a very
contemporary look without being
too cold. The bright colors will help
