The February 2015 aloft Architecture & Construction Standards include the following enhancements to
the previous January 2013 version:

7.5.3 Domestic Hot Revised Text:
Water System Tankless hot water systems shall be designed for the supply of the
required hot water systems in the facility. The system shall be provided
with sufficient capacity to allow for a minimum of 70% capacity at peak
if one heater was to fail. All systems shall be provided with a pumped
digital recirculation system to maintain the required water temperature.
All guest loop feed hot water systems shall be provided with a digital
mixing valve capable of providing +/- 2F water temperature control by
the digital recirculating valve during zero system demand idling
periods along with 2F minimum valve outlet temperature
requirement. The valve shall allow for programmable setpoint range of
81-158F, temperature error level for safety shutdown, thermal
disinfection, and first level hi/lo temperature alarm display.
All public and guestroom fixtures and common spaces shall be served
by a 125F (or maximum as allowed per local code) system supplied by
the tankless hot water system reducing the temperature at the
distribution through master mixing valves, 83% minimum efficiency,
interconnected with a storage tank. The tankless water heater system
shall be sized for 100% of the required recovery.
All laundry and kitchen/food service areas equipment will be served by
a 160F and 140F system respectively. Two (2) gas-fired water
heaters, 85% minimum efficiency, will be interconnected with a storage

tank. Tankless water heating system shall be sized for 100% of the total
combined kitchen and laundry peak demand with a 160F discharge. A
high/low flow mixing valve station will be provided adjacent to the water
heaters to provide 140F hot water to all kitchen/food service areas.
The 135 and 160 storage tanks will be provided with a pumped
recirculation loop from the inlet and outlet mains from the water
heaters.
Each domestic hot water system shall be provided with a pumped
recirculation system to maintain temperatures. Balancing valves shall
be provided on all guestroom risers and at intersections of recirculation
branches. Guestroom risers shall be re-circulated at the ceiling level of
the highest or next to highest floor and shall be provided with individual
balancing valves grouped together above a single access panel in the
closet.

1 Summary
1.1 document purpose and scope
The Architecture & Construction (A&C) Standards provide minimum requirements for the planning
and design of an Aloft Hotel in North America.
A&C Standards are intended for use in the design and construction of a new build, renovation and
conversion. A&C Standards, in conjunction with the Facility Program guide the professional design
team in developing the construction documents for the project.
A&C Standards are not intended to limit the quality level or restrict the aesthetic appearance of
individual projects. Where market conditions substantially exceed these standards, enhancements
are to be incorporated as additional requirements to the A&C Standards which shall be reviewed and
approved by the Starwood A&C Department.
Starwoods Architecture & Construction Team shall clarify and interpret these standards where
project-specific situations may not be directly addressed within this document.
Regulatory and code requirements of prevailing jurisdictions are outside the scope of these standards
and shall not diminish or modify the general intent of the A&C Standards.
In the event of inconsistency or conflict between provisions of the A&C Standards and federal, state,
provincial or local regulation or code, such regulation or code (law) will supersede the conflicting or
inconsistent provision(s) of the A&C Standards. However, in any case Owner/Developer shall receive
written approval from Starwood for deviation from the A&C Standards.
Prior to using these Standards, verify with Starwoods Architecture & Construction Department that
this version is current and request any related bulletins.

1.2 architecture, design & construction process


As a framework for developing a design, Starwood has developed Design Outlooks for each Brand.
These lifestyle packages reflect the high standard of quality and design that is expected of Starwood
properties, as well as the Brands distinctive image. They will allow properties to retain regional
character while at the same time guaranteeing a consistent experience for our guests.
Extensive customer research and high quality product development goes into creating these
packages that both exceed the expectations of our guests as well as provide owners with exceptional
value and ease of ordering. By leveraging the buying power of Starwoods Brands, these complete
packages will be negotiated with manufacturers for preferred pricing and timely delivery.

1.2.1 architecture, design & construction process general


Starwoods A&C Team provides both design and technical review of the plans, specifications and
construction of model guestrooms for new hotels, conversions and renovations.
Starwoods A&C Team reviews plans and specifications of various phases of the project as described
in Starwoods Architecture and Construction Review and Approval Policy.
Starwood Hotels & Resorts and Starwoods A&C Team may retain all plans and specification
submittals.
Owner and the Owners professional design team will be paired with a Starwood Representative.
Starwoods A&C Team will monitor the projects progress using the appropriate Project Roadmap
together with periodic updates provided by the Owner/Developer.
1.2.1.1 facility (space allocation) program
Early in the process, the Starwood Representative will provide the Owner/Developer with a hotel
Facility Program. The Facility Program provides the allocation of space by type and quantity for an
Aloft Hotel.

The Facility Program calculates spaces based on the parameters of key counts and building stories.
The Facility Program remains fairly constant for the development of a new build hotel unless market
conditions require modification. The Facility Program provides modifications where required by
market.
The architect of record shall provide Starwoods Representative with an area by area variance
analysis to the Facilities Program at the conclusion of each design phase as well as at the start of
construction documents.
The Facilities Program can be modified as required by market conditions with the input from the
Owner/Developer and review and approval by Starwoods Representative.
Net Area is based on the width between the interior face of the guestroom by the length measured
from the inside of the exterior wall to the inside of the bathroom/corridor wall.
Gross Area is based on the width between the center of the guestroom wall partition to the center of
the opposite partition by the length measured from the inside of the face of the exterior wall to the
outside of the bathroom/corridor wall.

1.2.2 kick-off call and design immersion


KICK-OFF CALL
Soon after execution of the contracts, Starwood conducts a Kick-Off call with the Owner/Developer
and Owners architecture and design team to introduce the Starwood Project Manager (PM) assigned
to the project.
The objective of the Kick-Off call is to present relevant processes, procedures and policies, make the
various on-line resources available, as well as discuss the pertinent timing for different project
activities.
During the Kick-Off call, the Owner/Developer is asked to summarize the project scope and critical or
unusual conditions of the project to the team.
Communication protocols are defined during the Kick-off call for all stakeholders.

DESIGN IMMERSION
Early in the process, Starwood hosts a unique Design Immersion which introduces the
Owner/Developer and respective architecture and interior design teams to the brand and design
concepts. This immersion takes place with the Starwood A&C Team at the Starwood Corporate
Headquarters in Stamford, CT.
The purpose of the Immersion is to provide insight to brand positioning, review brand and design
requirements, as well as specific project scope and schedule.
During the Immersion, design management provides a personal communication of brand direction
(image, design standards, graphics, interiors, etc.) and new brand initiatives to the Owner/Developer,
architect, designer and project manager.
The Owner/Developer and their respective architectural and design teams are asked to present the
site conditions, project scope and preliminary budget and project schedule.
The Starwood Representative reviews the project management methods and tools for all
Owner/Developer interaction.
If a preliminary or Concept Plan has been submitted prior to the Immersion, an additional meeting
with the Owner/Developer and design team may be required.

1.2.3 review and approval policy


The Starwood Review and Approval Policy serves to define the required procedure and submittals for
all project types to ensure that a hotel is designed and built to comply with the Brand Standards. It is
issued to an Owner/Developer when contract agreements with Starwood are executed and the
project is mobilized with the A&C Project Management Team.

Summary
accessibility requirements

The hotel project is managed by a designated A&C Project Manager (PM) who is responsible for the
project from executed contract through the transition to the New Builds and Transitions Director
shortly before opening of the hotel. The PM works closely with the Owner/Developer to ensure that
important project milestone requirements and dates are met. The PM is also responsible for
communications with the Owner/Developer and for tracking of project schedules to ensure
compliance with contract dates.
The specific requirements of all the architecture and interior design submittals are identified within the
Review and Approval Policy.
The Review and Approval Policy is a useful reference tool for consultant teams in preparation of their
plan submittals. Details of the required submittals are identified according to each phase. Please
consult the Policy document to ensure that all submittal requirements are met.
There are six distinct phases a project moves through during planning/design, construction and
opening activities. Each step requires written approval from Starwood for completion of a phase prior
to moving to a subsequent phase.
Depending on the scope complexity, size and other factors, additional reviews may be required.
Consult the Review and Approval Policy.
Starwood requires the construction of model guest rooms either on or off the hotel site which shall
include all proposed FFE and OSE items for Starwoods review and approval prior to the ordering of
FFE.

1.2.4 existing property conversions


Starwoods A&C Team will conduct a field survey of an existing property or building under
construction being converted to an Aloft hotel to assess potential variances or deficiencies with
respect to Brand, Architecture & Construction and Design Guideline Standards.
The Starwood Representative shall provide the Owner/Developer with a Property Improvement Plan
(PIP) listing the variances or deficiencies and corrective actions required.
To the extent that they are available, Owner/Developer shall provide complete and up-to-date as-built
architectural, engineering and interior plans and specifications.
The Owner/Developer is responsible to comply with all Standards including A&C, Brand and
Operations.

1.3 accessibility requirements


1.3.1 general
Design professionals of record are required to design the hotel facility in accordance with the
Americans with Disabilities Act Accessibility Guidelines (ADAAG) as required by the Americans with
Disabilities Act (ADA) and in accordance with codes of prevailing jurisdictions.

1.3.2 design intent


Specific reference to accessibility design requirements are not referenced in the Architectural &
Construction Standards as the design professionals are required to ensure that the design intent of
ADAAG is met throughout the hotel or resort facility, including, but not limited to, exterior pathways,
public spaces, corridors, guestrooms, administrative areas, heart-of-house and support areas.
Design professionals of record adherence to disability regulations and codes of prevailing jurisdictions
shall not lessen adherence to the Architecture and Construction Standards.

1.4 acoustics
1.4.1 general
One of the most critical considerations in the design of the hotel or resort is acoustical performance
and ensuring a quiet and undisturbed experience for the guest.
Starwood strongly recommends the use of an experienced acoustical consultant with lodging
experience.
In geographical areas with high exterior noise disturbance (airports, railways, and heavy vehicular
traffic areas) the Owner/Developer must hire an acoustical consultant to provide a complete sound
study with acoustical design recommendations to achieve sound performance criteria.
Construction detailing for acoustical performance includes, but is not limited to acoustical caulking
and insulation, resilient channels, off-setting electrical boxes, and insulation of adjoining mechanical
systems.
Achievement of listed ratings is dependent upon quality detailing and construction in accordance with
manufacturers recommendations and tested assemblies.
An acoustic consultant is to be retained by the Owner/Developer for each project to determine the
required STC (Sound Transmission Class) ratings, Sound Transmission Coefficients, of both the
glazing assembly and the composite wall assembly. The acoustic consultant is to prepare a site noise
impact study based on noise monitoring at the site. The study is to be inclusive of all noise sources at
the survey site, including the projection of future environmental noise impact.
Provide the elements that define the brand and the guest experience.
Minimum requirements that convey the essence of the brand.
Provide signature elements having a high impact on the guest experience.
Compliance with Brand Standards is met when all applicable laws, codes and regulations are
complied with, and attainment of the Brand Standards is demonstrated.

1.4.2 Guestrooms
The following sound performance criteria apply to guestrooms, suites and related areas unless
otherwise noted.
Overall sound level objective shall be achieved through a combination of the elements or factors as
noted below.
Required daytime NC (noise coefficient) is 30 in guestroom area.

1.4.2.3 Window Assembly at Guestrooms Walls at Guestrooms
The need for efficient glazing systems in hotels is increasing due to environmental noise caused by
aircraft, highway traffic, rail transportation, roof top mechanical equipment and nearby construction.
When designing a quality interior environment excluding exterior noise is a necessity. In most
instances the window glazing and/or curtain wall systems are the weakest point in the building
envelope and therefore become integral to sound attenuation strategies and design.
In all instances a minimum of a 1 inch overall insulating glass assembly with an STC rating 35 is
required. In instances where acoustic comfort, energy efficiency, governing codes and/or excessive
environmental noise is present the STC rating is to be increased accordingly.
High exterior noise disturbance: An acoustical report and recommendations to be provided to the
Starwood Representative for review and approval.

1.4.3 public restrooms


Wall construction to achieve the following minimum Sound Transmission Classification (STC):
Adjoining Public Areas: 52 STC
Install sound-attenuation insulation batts in walls and ceiling. Sound-attenuation insulation batts shall
extend 2-0 above the ceiling or to the underside of the structure above.

1.4.4 ballrooms (if applicable)


Wall construction to achieve the following minimum Sound Transmission Class (STC):

Make certain the surface that the partition seals against is plumb and smooth. Study areas where the

Because of sound transference from division to division, double folding partitions may be required in
large ballrooms.
No pass doors are allowed within operable partitions.

1.6.4.1 Technology Profile
The purpose of this document is to consolidate and provide an overview of the property technology
components required for the operation of an Aloft hotel. It is designed to provide owners, general
managers and their respective operations teams a definitive recourse by which to understand,
order/source and implement each of the technologies installed in the property.
This document highlights the systems required to run all functions for the successful operation of an
Aloft hotel including, but not limited to;
o Underlying property technology infrastructure description and components, such as
WAN, LAN, HSIA, Security and Firewall, etc.

2 Guestrooms
2.1 overview
Chapter 2, Guestrooms provides information for the guestroom, bathroom, components, and
supporting corridors.
Guestrooms Chapter provides design concepts, planning, and specific details arranged first by
general guidelines followed by Architectural, Mechanical, and Electrical Sections established to guide
the architects and engineers.
A section on finishes and furniture and equipment provides the architect with information to
coordinate with the interior designer who will be working from the FF&E Specifications prepared
specifically for the aloft brand.

2.1.1 design concepts

2.2 planning
The Facility (Space Allocation) Program establishes the guestroom type, mix, quantity, and total
square footage for properties. At the design development submittal phase, the architect shall provide
a guestroom matrix identifying the type, mix, number and location of standard, connecting, and
accessible guestrooms at each floor. The guestroom diagram should also identify connecting door
locations and room numbers.
Provide guestroom numbering that allows for guests to easily locate their room. Typically, the
numbers start with 01 and 02 at one end of the building and continue with odd and even numbers
running down opposite sides of the corridor, consecutive numbers directly across from each other.
Numbers are skipped as needed for building elements such as elevators or stairways. Room
numbers should align vertically from floor to floor. The architect shall provide a numbering scheme for
ease of communication and operational turnover at the schematic design phase.
Provide unobstructed guestroom views. Limit views of unsightly areas such as roof areas, rooftop
mechanical equipment, receiving and trash areas.
Locate elevators near the center of the floor to minimize travel distance to the farthest guestroom and
to facilitate future expansion. The passenger elevator lobby should be separate and distinct from the
guestroom corridor.
Standard Guestrooms for Aloft include the king and queen/queen. Each Aloft hotel includes
accessible and connecting rooms.
While the facility program establishes the final guestroom configuration, a general guideline for room
mix is:

Accessible guestrooms should be distributed throughout the hotel and provide a range of options
available to other guests such as location, bed type, and size. In addition, accessible guestrooms
require connecting doors to adjacent guestrooms.
Provide a minimum of 7% connecting rooms, connecting king and queen/queen rooms, or as
approved by Aloft Architecture & Construction Department. Connecting doors shall be located at walls
adjoining in the entry vestibule and not near the headboard wall
Aloft guestrooms provide a smoke-free environment.

Net Area is based on the width between the interior face of the guestroom by the length measured
from the inside of the exterior wall to the inside of the bathroom/corridor wall.
Gross Area is based on the width between the center of the guestroom wall partition to the center of
the opposite partition by the length measured from the inside of the face of glazing to the outside of
the bathroom/corridor wall.

2.3.2 Architectural
ENTRANCE
Entrance door and connecting door assemblies shall provide a minimum 34 clear opening and a
minimum 20 Minute U.L. Fire-Rating or as required by prevailing jurisdictions.
Entrance and connecting door frames are one-piece welded 16-gauge hollow-metal steel anchored
securely to framing and filled with insulation for sound attenuation.
Entrance door and connecting doors are paint-grade solid-core wood with painted faces and edges,
3 - 0 wide x 8-0 high x 1-3/4 thick.
Refer to Aloft Prototype Drawings for hardware information.
Primary locking device with automatic dead-bolt function.
The following safety and security equipment are in place and fully functional in all room-entry doors at
all times:
o Primary locking device is a battery-operated electronic card-key RFID VingCard
Bluetooth system lock with lever handles, a minimum 5/8 latch, and a dead-bolt with a
1 minimum throw measured from the edge of the door, retractable by a single knob.
o Secondary, non-keyed, locking device with blank plate or dummy handle. U-bolt (no
chains or slide bolts) or Securichain - brand is acceptable as a secondary locking
device mounted at 48 A.F.F.
o A 1-1/2 pair of hinges

o Two door hardware devices are required; primary is a 1" / 2.5 cm throw, thumb
operated deadbolt with blank backplate, secondary is either a U-bolt, non-keyed door
passage set with blank backplate or a U-bolt, non-keyed, door passage set with
"dummy" handle door trim. Securichain is acceptable as a secondary locking device
mounted at 48 A.F.F.
o A 1-1/2 pair of self-closing hinges

manufacturers recommendations and tested assemblies.

2.3.3 mechanical (plumbing & hvac)

No exposed piping is permitted within a room.
Brushed nickel trap for sink.
Exposed PVC is not an approved alternate.

HVAC
Continuously exhaust room air via roof-mounted centrifugal exhaust fan.
Provide heating and cooling by multi-speed PTAC (Packaged Terminal Air Condition) sized per
climatic and room load conditions controlled automatically by digital thermostat.
Locate PTAC, with slide-out chassis, on exterior wall in fixed sleeve on sub base. Provide universal
drain kit connected to concealed condensate lines to ground.
PTAC shall be hard-wired and provide connection for remote digital thermostat.
Provide remote digital thermostat in location that is accessible and visible to guest and will facilitate
uniform heating and cooling in bath and bedroom areas, generally on demising wall near guest
entrance door. Thermostat to control temperature and speed of fan in PTAC.

2.3.4 electrical (power, and lighting)

Provide and coordinate sufficient number of power receptacles with the guestroom-furnishing plan so

Locate one telephone jack at the desk work area, with two lines to allow use of telephone and
download of data.
Provide high-speed internet access broadband solution in 100% of guestroom either wired or
wireless.
Provide recessed cable receptacle for wall-mounted flat-panel television.
Ensure Non-smoking policy information via the digital compendium. See aloft IT Profile for more
detailed information as well as all other required aloft IT standards.

2.3.6 finishes

Finish materials shall be inherently flame retardant or pre-treated and meet flame-spread and smoke-
development requirements of prevailing codes.

2.3.7 furniture & equipment

Furniture shall be inherently flame retardant or pre-treated and meet code flame-spread and smoke-
development requirements of prevailing jurisdictions.
Provide blocking where anchoring of grab bars, accessories, furniture, or lighting is required.

meters.
Ladders and/or steps equipped with hand rails are at both shallow and deep ends of the pool.

"NO DIVING" signs are prominently displayed around the pool in English and additional language

inches/10 cm NO DIVING international symbol, may be substituted for the NO DIVING markings
along the deck of the pool.

acoustically treated to limit sound transference.
The pool enclosure should have a maximum Reverberation Time (RT 60) of four seconds.

Size based on a 40-hour work week and 85 percent guestroom occupancy. Load requirements
include guestroom linen, guest laundry, and pool towels.
While not required, a professional laundry consultant is recommended to evaluate and make design
and specification recommendations where hotel may deviate from market conditions.

6 Building Site & Exterior


6.1 site
6.1.1 concepts
Hotel site design, features, landscape, and lighting, should embrace the Aloft brand essence.
o Aloft - is a hotel of new heights, an oasis where you least expect it a spirited
neighborhood outpost, a haven at the side of the road, where uncomfortable cookie-
cutter mediocrity is the norm and innovation a long forgotten luxury.
o Oasis - Aloft is an oasis for a traveler/guest. A refuge. A retreat. Most of all, a welcomed
relief.
See Aloft Prototype Drawings for placement of hotel site design, features, landscape, and lighting.
Site design, features, landscape, and lighting must be sensitive to local site conditions and
opportunities.
From the roadway entrance, to the greatest extent possible, provide a direct approach to the hotel to
give guests a positive first impression of the aloft oasis. For effect, extend entrance material in
pavement as per plans.
Provide a "sense of arrival" through an organized approach for vehicles and pedestrians, dramatic
architectural features, attractive landscaping and hardscape treatment, site and exterior lighting, well-
located directional and building signage.
Provide convenient access to the hotel front door for both vehicles and pedestrians with a minimal
travel distance to the front door from a self-parked guest car.
Separate the arrival route from parking areas and from service vehicle circulation. Screen undesirable
views and equipment from the arrival route and hotel entrance.
Create a sense of comfort and security for the hotel guest through clarity of site circulation, well-lit
parking areas and pedestrian paths, open landscape vistas, and clear directional signage.
Organize the building so that guestrooms, bar and dining areas, and function areas do not directly
overlook parking or service areas.
Locate the hotel service areas and service entrance away from the hotel guest approaches and
entrances.
If playground is present, Playground Rules must be prominently posted.

6.1.2 Circulation
General Walkways, ramps, stairs, handrails, and guardrails or elements associated with circulation
shall be designed and constructed to prevailing code requirements and compatible with the aloft style.
Walkways - Provide pedestrian walkways and sidewalks at least 5-wide with slip resistant finish in
accordance with good safety practice.
Decorative paving must be utilized at entrance/arrival court.
Ramps - Provide accessible ramps, in lieu of stairs wherever possible, with slip resistant finish in
accordance with good safety practice. Maximum slope of ramps shall be 1 to 12, (8%) for a distance
of not greater than 200 feet.
Stairs When stairs are required to facilitate change in elevation, provide a minimum of two risers
with riser height of no less than 4, but not greater than 7. Treads shall be a minimum of 11 with a
slip-resistant finish and nosing in accordance with good safety practice.

GENERAL

Provide lush landscape program throughout the property that is visually appealing and has year-
round interest.
Landscaped areas should have plant material of sufficient size and quantity to minimize bare areas
and, where possible, minimize landscape maintenance.
Provide landscape screening to block mechanical equipment and objectionable views.
Placement of shrub materials, including ground covers, shall provide a layered design scheme.
o The organization of plant materials should not only be considered at time of installation
but should also be considered when planning the long-term growth habit, pattern and
speed of the specified plant material(s)
Provide nursery-grown vegetation, normally shaped, well-branched, fully foliated (when in leaf), with
healthy well-developed root system.
Vegetation shall be self-supporting with straight trunks and leaders intact, free of insect infestations
and their eggs.
Vegetation shall be grown under climatic conditions with temperature extremes similar to those of the
hotel project for a minimum of two years prior to installation.
Vegetation is to be true to specified species and varieties, thorn-free, free from commonly considered
objectionable odors, and resistant to insects. Excessively fast growing or weak wooded materials are
not permitted.
Top-dress landscape areas with a minimum of 12 of friable, sandy-loam topsoil with an organic
matter content of 5%-8% maximum.
Topsoil shall be free of obnoxious weed seed and weed material capable of supporting vigorous plant
growth.
Mulch shrub beds completely with horticultural appropriate and locally available mulch to a depth to
suppress weed growth and retain soil moisture for at least 365 days.
Provide one-year maintenance and warranty following acceptance of landscape work.

FRONTAGE

pressure metal halide. Provide a minimum of 1 Foot Candle, an average of 2 Foot Candle, when
measured at 3 from the finished elevation. Refer to Aloft Prototype Drawings for lighting design.

7.1 overview
Chapter 7, Systems, outlines the materials and systems required for the construction of a prototypical
Aloft Hotel.
Chapter 7, while not comprehensive, overviews the materials and systems required to develop a
prototypical Aloft Hotel.
Quality level, in terms of materials and workmanship, is assumed to be at or above the level of
properties in this brand segment.
Buildings deviating from a prototypical Aloft Hotel, due to development or site conditions, require
corresponding modification, review, and approval. Items that deviate from prototype must be
submitted to Starwood on the Concession Request Log.

7.5 mechanical/plumbing
7.5.1 general
Systems to be provided under the plumbing design section shall be the following:
o Domestic cold, hot and hot water recirculation systems
o Sanitary, drainage, waste and vent systems
o Primary and emergency storm drainage systems
o Natural gas systems
o Domestic water softening system

7.5.2 domestic water system


The facility shall be provided with a dedicated domestic water service. Flow and Pressure
characteristics and water analysis should be determined for existing water service. Pending the
outcome of the flow/pressure and quality analysis, additional water softening or booster pumps may
be required.
Water softening systems will be designed per the following criteria:
o All hot water supply will be softened if the hardness is ten (10) grains per gallon or more
o Hot water supply to the kitchen and laundry systems will be softened if the hardness is
seven (7) grains per gallon or more
Based on preliminary flow test information, the main service will be divided into a low zone supplying
the public and back-of-house areas including the kitchen/food service areas and a high zone serving
the guest tower.
Each zone will be provided with multiple valve PRV stations to deliver the required flow and pressure.
All domestic water systems shall be designed for a maximum velocity of 8.0 feet per second. The
domestic water system shall be designed to provide between 35 psi to 80 psi to all fixtures and
equipment.
Control valves shall be provided for the domestic hot and cold water supply to all risers and specific
areas such as restrooms, food service areas, building separations and public spaces with lay-in
ceilings. Valves shall be located in back of house or service areas with access panels or above lay-in
ceilings. No access panels will be permitted in high visibility areas subject to guest view. The tower
riser control valves will be provided with an access panel located below the lowest guestroom vanity
or above the ceiling in the closet unless specifically otherwise noted where located in guest room.
All domestic hot water recirculation balancing valves will be grouped together above the guestroom
closet ceiling with an access panel above the rear shelf portion of the closet.
Shock absorbers shall be provided on all domestic cold water service to flush valve fixtures in
restrooms. Shock absorbers will also be provided on domestic hot and cold services to washing
machines, dishwashers and all other equipment with quick closing valves.
Automatic trap primers with multiple outlet distribution assemblies will be provided for floor drains in
all required locations. Water conservation lavatory waste type trap primers will be specified for all
available locations.
Freezeless wall hydrants will be provided near service entry locations and around the perimeter of the
building on approximately 100 foot intervals or as required by local codes. Hot/cold water hose
stations will be provided at the Loading Dock and Can Wash areas.
Reduced pressure zone back-flow preventors shall be provided within the building on the main water
service if not provided on the site service. A full size valved bypass is to be provided at the main
back-flow preventor location. Additionally, reduced pressure zone back-flow preventors will be
provided at all domestic water connections to mechanical systems, laundry equipment, water cooled
ice machines, and pool equipment and irrigation supplies if required. Kitchen/food service equipment
requiring cross connection protection shall be provided with the appropriate back-flow prevention
device.

Sub-meters will be provided on all ancillary domestic water supplied systems for a reduction
allowance of sewer rates if allowed by local utilities. Possible applications include pool supply and
irrigation supply.
Provide housekeeping pads under the following equipment:
o Domestic booster pumps
o Domestic water heaters
o Domestic hot water storage tanks
Provide water and drain connections to the Laundry EcoLab system based on the manufacturers
requirements for the actual equipment installed.

7.5.3 domestic hot water system


Tankless hot water systems shall be designed for the supply of the required hot water systems in the
facility. The system shall be provided with sufficient capacity to allow for a minimum of 70% capacity
at peak if one heater was to fail. All systems shall be provided with a pumped digital recirculation
system to maintain the required water temperature. All guest loop feed hot water systems shall be
provided with a digital mixing valve capable of providing +/- 2F water temperature control by the
digital recirculating valve during zero system demand idling periods along with 2F minimum valve
outlet temperature requirement. The valve shall allow for programmable setpoint range of 81-158F,
temperature error level for safety shutdown, thermal disinfection, and first level hi/lo temperature
alarm display.
All public and guestroom fixtures and common spaces shall be served by a 125F (or maximum as
allowed per local code)system supplied by the tankless hot water system reducing the temperature at
the distribution through master mixing valves, 83% minimum efficiency, interconnected with a storage
tank. The tankless water heater system shall be sized for 100% of the required recovery.
All laundry and kitchen/food service areas equipment will be served by a 160F and 140F system
respectively. Two (2) gas-fired water heaters, 85% minimum efficiency, will be interconnected with a
storage tank. Tankless water heating system shall be sized for 100% of the total combined kitchen
and laundry peak demand with a 160F discharge. A high/low flow mixing valve station will be
provided adjacent to the water heaters to provide 140F hot water to all kitchen/food service areas.
The 135 and 160 storage tanks will be provided with a pumped recirculation loop from the inlet and
outlet mains from the water heaters.
Each domestic hot water system shall be provided with a pumped recirculation system to maintain
temperatures. Balancing valves shall be provided on all guestroom risers and at intersections of
recirculation branches. Guestroom risers shall be re-circulated at the ceiling level of the highest or
next to highest floor and shall be provided with individual balancing valves grouped together above a
single access panel in the closet.
The domestic hot water recirculation system will be designed for a maximum velocity of 8 FPS.

7.5.4 sanitary, drainage, waste and vent systems


Conventional waste and vent systems shall be designed for all public and back of house fixtures.
A cast iron single stack Sovent system with PVC branches would be the preferred design for all
guestroom fixtures where allowed by local codes and governing authorities. Cast iron shall be used
where exposed, subject to guest view
Main kitchen/food service and laundry areas will be provided with individual combination waste and
vent drainage systems.
o All kitchen/food service areas will be designed with a standard waste system for all
clear water wastes and a grease waste system for all other food service equipment.
The grease waste system will discharge into a concrete interceptor of approximately
1500 gallons located in the loading dock/service area.

o Laundry washing machines shall discharge into a common trench drain located at the
rear of the machines. The design, capacity, lint collection devices and gratings are to be
confirmed by the Plumbing Engineer of Record.
Floor drains not receiving a continuous equipment discharge will be provided with a lavatory waste
type or automatic trap primer.
Permanent sump pumps will be provided in all elevator pits with the outlet routed to an acceptable
location for indirect discharge into a hub drain. Sump pumps located in hydraulic elevator pits will be
either oil minder type or provided with an oil interceptor on the hub drain discharge prior to
connection to the sanitary system. Portable sumps acceptable where allowed by governing authority
and local codes.
Condensate, pool, fountain and water softener backwash shall discharge indirectly to the sanitary
system.
Provide floor drains for guest laundry.

7.5.5 storm drainage system


Primary and emergency roof drainage systems shall be designed per local rainfall sizing
requirements. If no sizing criteria are available, the primary system will be designed for a 100 year
storm with a 60 minute duration and the emergency system for a 100 year storm with a 15 minute
duration.
Emergency storm drainage will be provided with a separate emergency system piped independently
to the exterior of the building or through the use of scuppers.
Condensate or other clear water wastes shall not be discharged to the storm drainage system.

7.5.6 gas systems


A natural gas system will be designed for supply to all required equipment including domestic water
heaters, mechanical equipment, kitchen food service equipment, laundry equipment and pool water
heaters.
Gas valves shall not be installed above ceilings. Valves on the gas service to kitchen/food service
areas will be located in a wall mounted cabinet with an electrical solenoid emergency shut-off valve
interconnected with the kitchen fire suppression system.

7.5.7 Insulation
The following systems and equipment shall be insulated at a minimum:
o Domestic hot, and hot water recirculation systems.
o Domestic hot water storage tanks.
o Horizontal portions of the primary roof drainage systems.
o Above ground drains and horizontal piping receiving condensate and ice machine
discharge.

7.6 mechanical/hvac
7.6.1 general
Roof top units are used to condition outdoor air for building pressurization.
Packaged Terminal Air Conditioners (PTACs) will be provided in the guest room with outside air
louvers balancing the exterior of the building air. The PTAC is designed into the wall of the counter
area along the outside wall and is controlled by a remote digital thermostat.
All public areas will utilize horizontal split system air handlers with hot water heating coils or heat
pump units with electric back-up heat with exterior condensing units located at grade. All grade
mounted mechanical equipment is screened in various locations around the property.

7.6.2 Description
The Level One Common areas, Offices, Kitchen, Housekeeping, Elevator Equipment Room, and
Level Two Guest Laundry will be cooled and heated with ceiling mounted split system air handling
units with hot water or electric reheat. The condensing unit for the associated air handlers at these
levels will be a heat pump type. Each air handler and PTAC unit will be provided with seven-day,
programmable thermostats that will control the operation of each system. (See floor plans for
equipment locations).
Each Guestroom will be cooled and heated by a nominal ton and 1 ton heat pump PTAC with
discharge adaptor for window sill supply air grille. Each unit will be located on the exterior wall
underneath the desk/counter. A wall-mounted, digital thermostat will control the operation of each
unit. Supply air will be distributed through a supply grille either directly located on the unit in
coordination with a slatted counter or on a supply grille that is coordinated with a custom enclosure.
Each of the Elevator Lobbies and Housekeeping will be cooled and heated with a roof mounted air
handling unit.
The Guestrooms will be continuously exhausted via a roof-mounted centrifugal exhaust fan. A wall-
mounted exhaust register will be ducted via a sub duct (Where allowed by local codes) and sheet
metal riser to the fan.
Make-up (outside) air for the guestroom corridors will be supplied to the corridors via packaged roof-
mounted air handling units DX with a gas-fired heating section. Conditioned outside air shall provide
10% building pressurization.
Except for the warmest regions, the vestibule at the main entrance, each stairwell and corridor
entrances will have a wall or ceiling-mounted electric heater.
The Pool Equipment Room will have a wall-mounted electric heater to prevent the water piping and
sanitary traps from freezing (except for where local ambient temperature does not warrant locations).
The heater will be controlled with a thermostat. A high/low ventilation system will also be provided
for this room.
Low pressure (2 w.g.) galvanized sheet metal ductwork will be used for supply and return air
distribution for all roof-mounted equipment, split systems and air handling units.
Ductwork in the indoor pool will be exposed. Ductwork shall be round aluminum.
All public toilets will be provided with in-line/roof mounted toilet exhaust fans. Toilet exhaust fans will
be controlled with programmable time clocks. Each exhaust duct will be routed to the closest end of
the building (left or right) and will terminate with a wall cap or louver.
Re:charge will be exhausted via an inline, duct-mounted exhaust fan (or equal), interlocked with the
HVAC system that serves this space. The exhaust will be routed to the outside of the building and will
terminate with a louver.
Splash (indoor pool) will be conditioned with a roof mounted split system. The air handling unit will be
provided with DX cooling with reheat. A wall-mounted combination thermostat, humidistat, and aqua
stat will be provided. In the alternate design, the condenser heat will be rejected to a water loop that
provides supplemental heating for the pool water. The indoor pool will be exhausted via an inline
exhaust fan that terminates at the left end of the building. The exhaust fan will be interlocked with the
air conditioning system that serves this space. The indoor pool will be maintained at a slightly
negative pressure with respect to the adjacent building spaces.
The Level One main mechanical room will be ventilated with a wall-mounted centrifugal exhaust fan
and an intake louver. The fan will be controlled with a wall-mounted thermostat. For all locations
except for where local ambient temperature does not warrant a unit heater will be provided to prevent
the water piping from freezing. Note: If a separate pump room is provided within the main mechanical
room, ventilation and heating shall be provided for the pump room as for the main mechanical room.

The three (3) commercial dryers in the Level One Laundry will be required to have an enclosure
behind the dryers for combustion air and piping. Make-up air will be provided to the enclosure via wall
mounted architectural louvers at the exterior wall behind the dryers.
The elevator hoistway will be provided with a dampered relief hood with electric actuators interlocked
to the fire alarm control panel. The damper will fail open upon a loss of power or a fire alarm signal to
allow smoke in the hoist way to be vented to the outdoors.
Dryer exhaust from Guest Laundry will be routed through the exterior wall or to the roof. The
maximum length of dryer exhaust duct is limited by the governing codes and the dryer manufacturers
recommendations.

7.6.3 design requirements


Applicable Codes: International Building Code, National Electric Code, National Fire Protection
Association. Local codes and ordinances may differ from these and appropriate changes may be
required.
The HVAC systems are intended to be installed in accordance with current ASHRAE, ANSI, ASME
and SMACNA guidelines and standards.
HVAC Design Conditions:
o Summer indoor is intended to be 75FDB and 50% maximum relative humidity for all
conditioned spaces except for the kitchen (80FDB, 55%RH) and other back-of-house
areas (75F, 55%RH)
o Winter indoors is intended to be 70FDB
o Outdoor design criteria shall be based on location in accordance with ASHRAE
o Noise criteria indoor design goals: Select equipment, air distribution devices and size
ductwork to maintain maximum NC levels as follows:
o Guestrooms and Meeting Rooms: < NC35
o All Other Areas: NC <40
o Pipe Sizing: Size hot water piping systems for a maximum pressure drop of 4 ft./100 ft.
and a maximum velocity of 6 FPS
Duct Sizing: Size supply, return and exhaust systems for a maximum friction loss of 0.08/100 feet
and 800 FPM.
Indoor Air Quality: Minimum air quality, including filtering and humidity control, is intended to be in
accordance with ASHRAE Standard 62 or current local code. The building should be designed to
maintain a positive pressure.
o Minimum outside air intake quantities must exceed building exhaust quantities by 10%.
The building must be positively pressurized relative to the outdoors by 10%
o In areas where there are potentially large changes in occupancies, i.e., meeting rooms,
carbon dioxide sensors are intended to be used to regulate outside air quantities to
match load requirements

7.6.4 regional requirements


For coastal locations, the rooftop unit condenser and evaporator coils and all condensing unit coils
shall be coated with black epoxy or Heresite. Coastal locations shall be defined as any property
located within 50 miles of any sea coast.
Where local codes prohibit make-up air being introduced into the corridors, a chase will be provided
in the guestrooms to introduce the make-up air directly into the guestroom. Also, two packaged
rooftop units would be provided to condition the corridor.
In locations where an economizer is required by the energy code, the roof top units shall incorporate
a 100% outside air economizer.
Coastal regions to utilize aluminum for all air distribution devices. Coastal shall be defined as any
property that is within 50 miles of any sea coast.

7.7.2 service and distribution


Incoming Service
o The service will enter the building underground. A main service entrance switchboard
will be located in the main electrical room in the lower level, consisting of a utility pull
section, a metering section, a main circuit breaker with ground fault protection, and
feeder circuit breakers as required. Service equipment will be sized for the building
loads, plus 20% spare capacity.
Distribution
o Feeders will be routed in conduits through ceiling spaces and vertically in electrical
closets.
o The guestroom floors will be fed via floor mounted electrical panels.
o Current design standards require panels be located within 100 feet of the loads they
serve (where practical). New panel board construction will include door-in-door features
to facilitate maintenance and will include 20% spare breaker capacity.
o All branch circuit wiring will be copper and will be provided with a separate green
equipment ground conductor. Feeders will be sized for loads served, plus 25% spare
capacity.
o Each guestroom will be provided with a minimum of three 20A circuits for general
lighting and power: One for the bathroom and two for the sleeping area. The guestroom
vertical fan coil units or PTACs will be wired for 208/120 Volts.
o All guestrooms will be served from panels on the floors where they are located
(horizontal distribution). Exposed branch circuit home run wiring will be routed in
conduit through the ceiling spaces. One conduit will serve up to 3 guestrooms. Type
MC cable will be used in guestroom walls to serve devices.

7.7.3 emergency power alternative (required for high rise option)

7.7.4 wiring devices


Convenience outlets will be provided as follows and as indicated on the enclosed plans:

LED throughout. Back of house areas will be LED throughout. Ballrooms per Aloft
standards.
o Lighting levels will be as recommended by current IESNA standards. Generally: 20 to
25 fc in social areas, 40 fc in meeting rooms.
o Guestrooms will be provided with decorative fixtures to be determined, some of which
may be installed @ ceiling over bed in coordination with concrete plank structure.
Exterior
o Exterior lighting will comply with IES recommended practices.

7.7.6 Controls

7.8.2 coordination and installation


Starwood has a national vendor agreement for the design, installation and delivery of the BGM
system for the New Build product. Speaker locations as shown in the Prototype Drawing Package are
indicative of the layout requirements. Consult Starwood for the vendor contact information.
The delivery of the BGM will be via a radio frequency and receiver that is a part of the vendor
package. New Build hotels will have the same system installed that will be day-parted, meaning the
audio track will change tone at certain points of day to allow for the mood of the spaces to change
from morning to evening. No manual control is required as this is all a part of the automated system.
Coordination with the BGM system installer is required at appropriate times in construction to allow
installation of speaker back boxes and to free wire speaker cabling.

Starwood has a national vendor agreement for the monitoring of the CCTV system.
Consult Starwood for the vendor contact information.
Provide a location within a secured cabinet in the front office for locating monitoring equipment.
For after-hours security, an intercom system should be provided at the front entry to allow these
doors to be secured at night.
The CCTV system shall be provided with a VCR, multiplexer and monitor at the head end room and a
remote monitor at the front desk.
A door monitoring system is to be provided for the property with proximity sensors at minimum for the
following locations:
o Rear doors
o Electrical and Mechanical room doors
o Side entry door into guest corridor
o Employee entry point by service area
o Stair tower exit doors
o Re:Charge exterior door
o Splash exterior door
